Hot Hot Hot Spring G E T YO U R H O M E R E A DY TO B E S O L D I N T H E S P R I N G M A R K E T by John Potito The weather isn’t the only thing heating up this spring. If you’ve been following William’s & Stuart’s market updates, then you know we’re in the midst of an unprecedented seller’s market. Homes are in high demand, prices have been going up, and the homes that are available are getting sold almost as soon as they’re listed. With so much time spent at home due to COVID-19, people across the country were forced to reassess their housing situation; including its size, location, and conduciveness to spending quality time at home. There was a large trend towards the suburbs and bigger homes with more rooms, more yard space, and a suitable work-from-home environment. The coastal regions and top suburbs in Rhode Island and Southeastern Massachusetts saw an influx of out-of-state buyers, particularly from New York, Connecticut, and California, paying top dollar to settle back into their New England roots and work remotely, while other out-of-state buyers invested in second and vacation homes. So 2021 is a great year to sell - now how can you as a homeowner maximize value?

Plan Now

advance if you want to earn the highest sale price possible. It can be intimating at first, but the sooner you get started - the better prepared you’ll be to get the best value for your home as possible.

Declutter Your Storage Areas Use your time planning to also clean out your closets, basement, and garage in order to highlight these spaces that are increasingly important to today’s buyers. This is especially important when taking eye-catching photos and when hosting showings. The less space taken up by clutter, the more open your home will feel.

Work With An Experienced Agent Now more than ever, sellers are seeking an expert to guide them through one of the most complex and competitive markets we’ve ever seen. An experienced real estate agent can make selling a home easy - helping to navigate through the process, and highlighting value to prospective buyers. The expert agents over at Williams & Stuart have decades of experience doing just that and are committed to supporting you in every way they can. If you are looking to buy or sell a home, Williams & Stuart can help. Give them a call at 401-942-0200 or visit their website at

Find Your Fundati C R E AT I N G A S PA C E W H E R E V I S I TO R S C A N F E E L G R O U N D E D by Gillian Russell Nestled in the heart of Lincoln, Fundati Coffee serves more than just coffee, it offers a unique experience to those who journey through its doors. The shop’s name, “Fundati” comes from the Latin word meaning “to be grounded; stable.” Not only do the coffee beans Fundati brews and serves come from the ground, its owner, Alicia, has created a space where visitors can feel grounded—a place to “Find Your Fundati.” The business is founded upon four main pillars: experience, quality, community, and sustainability. Fundati is dedicated to serving high-quality products and delivering a premium coffee experience. They use fresh ingredients that they small-batch cook, bake, and prepare on-site to provide wholesome food and beverage options, and this coffee shop even features a pour-over bar. Although the pour-over method of brewing coffee requires more time and care than typical large batch approaches, it allows Fundati to achieve an unparalleled standard of quality and flavor. This technique eliminates the bitterness and acidity that often accompanies large-batch brews. At Fundati, each and every cup is brewed on-the-spot, in a small batch, just for you. In addition to offering a range of coffee products and refreshing beverages, Fundati’s kitchen serves up a variety of delicious food products. Whether you are craving a fresh-baked good like a handheld waffle, breakfast like their burrito, or a wholesome bowl like their salads or overnight oats, they have a variety of options all made fresh on site. Craving a cocktail and nice atmosphere by evening? Fundati is also open Friday and Saturday from 5 - 9 pm for specialty cocktails, wine & beer, charcuterie, and appetizers. If you thought it couldn’t get better, there is always live music during

their evenings! Stay tuned for spring and summer as they expand seating into their outdoor patio. A major part of the inspiration for the business stemmed from a desire to create a space where those within the community could gather and feel grounded, together. The team at Fundati is not merely driven by a passion for the products, they genuinely care about their customers. Owner, Alicia, wants guests to feel comfortable, content, and satisfied during their time at Fundati. She wants people to come to Fundati for more than just a cup of coffee or a quick bite, she aims to offer guests a happy place—a space that brings a sense of zen, positivity, and joy to everyone who walks through its doors. Fundati holds sustainability near-and-dear. From production to distribution, the Fundati team ensures that each part of their business operates in an eco-conscious way. By roasting our beans on-site with the Bellwether, the only zero-emission coffee roaster in the state, sourcing environmentally-friendly materials, relying on a small-batch production process, and composting, Fundati weaves sustainability into all of their practices. With high-quality ingredients, a community-oriented mission, and a passion for sustainability, Fundati delivers a unique experience that you cannot find at just any ordinary coffee shop. Next time you seek to feel grounded, come on down to Fundati. There is nothing like a delicious cup of coffee paired with good conversation and good music to help you find your zen. by Dr. Ronald G. Shapiro Heidi Hope Guerard and Shaun Guerard designed, own and operate The New England Photo Collective, a place where you can rent a beautiful professional studio for making your special photos, located on Route 2 (Bald Hill Road) in Warwick, Rhode Island. The collective studio is designed to offer ideal natural lighting along with seasonal sets which are changed four times per year. It is ideal for use for indoor family photos or videos with professional backgrounds as well as for business meeting and photo or video sessions. Clients are welcome to make photos with their own camera or phone, bring their own professional photographer or hire Heidi Hope. Additionally, Heidi offers photography lessons for beginners as well as professional photographers. Heidi is a native of Rhode Island having graduated from Warwick Veterans High School. Shaun is a native of Worcester, MA. Both met at University of Massachusetts – Dartmouth where Heidi majored in fine arts education and Shaun majored in finance. Heidi went on to teach at the high school level before she established Heidi Hope photography and Heidi and Shaun expanded the business to include the New England Photo Collective. Currently, Heidi, Shaun and their three children reside in Cranston.

Shaun shared these tips for making great photos: • •

For the best natural indoor light photos try to obtain your lighting from a window which faces south. When making outdoor photos the best time of day to begin your photo session is one and a half hours before sunset.

• •

Photo Collective

Start planning your Christmas family photos in July! You really want to be printing your cards by late October or early November. Professional photographers (as well as the photo collective) book early and it takes time to order cards, have them printed, etc. Try to make new born photos within the first 14 days after birth. The best time of day is around 10:00 am with the child well fed and after a bath. These photos are typically made of a sleeping child. Six to nine months of age is a great timeframe for making sitting photos of your child. Typically, the child can sit unsupported, but won’t be running around. The best timing for these photos is shortly after breakfast and well before nap time. First birthday is a great time to make standing photos. Always good to have another adult present to help keep the child focused and not running around too much. When making photos of twins or siblings try for lifestyle rather than posed photos.

A Sense of Peace

Christine and Anthony have built more than just a yoga studio, they have created a unified, highlysupportive, and welcoming community. by Gillian Russell

Named Providence Journal Readers’ Choice for Best Yoga Studio in 2020 and 2019, The Woods Yoga is the ideal place to begin your journey with yoga. It all started when the studio’s owner, Christine Maguire, launched a yoga-in-the-park program in North Providence back in 2016. The program immediately became a wild success—people just kept showing up. As the days grew colder, preventing the program to continue into the winter months, it became clear to Christine that there was an obvious need within the community for a brick-and-mortar space to practice yoga. This inspired Christine to open The Woods in January of 2017. It wasn’t long before they outgrew the initial space. In 2019, they began construction to expand the studio, while remaining on the original property at Limerock Center. Not only does the new space include a huge reception area suited for mingling with fellow classmates, but it also features an in-house shop offering a variety of yoga essentials and unique, USAmade, specialty products. Although the studio is offering limited capacity classes in accordance with CDC guidelines, they understand that many of their clients may not feel comfortable coming into the studio just yet. To address this, The Woods offers free online, on-demand, classes (https:// In addition to posting a variety of video classes to their website, the studio also provides private and virtual shopping sessions, with the option to have products from the shop delivered straight to your door. When it comes to classes, The Woods has it all. It is primarily a vinyasa studio, meaning they practice a kind of yoga that flows breath to movement. Vinyasa is not a stationary practice—it is athletic and challenging, and each class is a comprehensive practice that

incorporates the entire body. Whether you’re looking to build muscle or work on yourself spiritually, The Woods offers a range of classes that are guaranteed to help you achieve your goals. From their Gentle Yoga + Guided Meditation and Mindfulness Yoga classes centered around relaxation, to their Sculpt and Strengthen classes focused on fitness, there is truly something for everyone. Christine’s husband, Anthony DiLugio, is one of the studio’s main instructors and has pioneered several fitness-focused classes at The Woods. From training NFL teams to A-list celebrities, Anthony has a highly impressive background in the fitness and yoga industry. The internationally-known trainer developed the studio’s Kettlebell Cardio and Strengthen Yoga classes, which are designed to make the body stronger and more resilient. The Strengthen Yoga program is an integrated concept—it incorporates kettlebells, suspension, and traditional yoga movements to help build physical strength, which in turn, enables one to practice yoga more safely and effectively. Christine and Anthony have built more than just a yoga studio, they have created a unified, highly-supportive, and welcoming community. The Woods is a sacred, safe space where people can come together and engage in this healing practice that is both physical and spiritual. It is a place where people of all ages and fitness levels can enjoy the benefits of yoga without fear of judgment of any kind. Clients leave the studio with more than just a sense of peace, they leave with newfound friendships and acquaintances. If you are completely new to yoga, the team at The Woods urges you to set aside any doubts you may have, come into the studio, and simply give it a try. They encourage you to leave your worries at the door and immerse yourself in the peaceful bubble that is The Woods Yoga. Visit today!

Spring Grilling Recipes Spring is here so let’s uncover those grills and let the backyard barbecuing begin! Smoky and spicy, this grilled chicken is the perfect way to start the season off. Paired with a light salad and these tart lemonade bars you’ll be delighted and full!

Appetizer: Simple Spring Salad Total Time: 10 minutes | Yields: 4

Ingredients: - 1 head butter lettuce, torn into bit-size pieces - 1/4 cup torn fresh mint leaves - 1/4 cup thinly sliced radishes - 3 tablespoons toasted salted sunflower seeds

- 1 tablespoon apple cider vinegar - 3 tablespoons extra-virgin olive oil - 1/2 teaspoon kosher salt - 1/2 cup freshly grated PecorinoRomano cheese

Cooking Instructions: Toss the lettuce with mint, radishes and sunflower seeds in a large bowl. In a small bowl, whisk together the cider vinegar, olive oil and salt. Drizzle the salad with the dressing, and sprinkle with the Pecorino-Romano.

Main Entree

Slow-Grilled Chipotle Chicken Total time: 3 hours 5 minutes | Serves: 4

Cooking Instructions:

- 3 tablespoons vegetable oil, plus more for drizzling - 2 tablespoons chipotle in adobo (1 tablespoon finely chopped chipotle peppers and 1 tablespoon sauce) - 2 tablespoons chipotle in adobo (1 tablespoon finely chopped chipotle peppers and 1 tablespoon sauce) - 2 teaspoons smoked paprika - 1 teaspoon honey - 1 teaspoon dried oregano, preferably Mexican - 1/2 teaspoon ground cumin - 2 cloves garlic, finely grated - Zest of 1 lime and juice of 1/2, plus wedges for serving - Zest of 1 lime and juice of 1/2, plus wedges for serving - Kosher salt and freshly ground black pepper - 1 whole chicken (3 1/2 to 4 pounds) - 2 bunches scallions, root ends trimmed - 16 small corn tortillas - Prepared salsa, for serving

1. Mix together the vegetable oil, chipotle and sauce, smoked paprika, honey, oregano, cumin, garlic, lime zest and juice, 2 teaspoons salt and 1/4 teaspoon pepper in a small bowl. Rub some under the skin of the chicken breasts and thighs, and then all over the outside of the chicken. Let sit at room temperature for 30 minutes. 2. Prepare a grill for low indirect heat: For gas grills (with 3 or more burners), turn all the burners to medium-high heat; after about 15 minutes turn off one of the middle burners and turn the remaining burners down to low. For charcoal grills, bank one chimney starter-full of lit and ashed-over charcoal briquettes to one side of the grill. Set up a drip pan on the other side to avoid flare-ups. (Be sure to consult the grill manufacturer’s guide for best results.) 3. Place the chicken breast-side up on the indirect side. Cover and cook, rotating the chicken periodically, until an instant-read thermometer inserted in the thickest part of the thigh (avoiding the bone) reads at least 165 degrees F, 1 hour and 30 minutes to 1 hour and 40 minutes. (If using charcoal, you might have to add more charcoal during cooking.) Let the chicken rest 20 minutes before carving. 4. Meanwhile, increase the grill to medium-high heat. Drizzle some oil on the scallions and sprinkle with salt and pepper. Grill until softened and darkly charred in spots on all sides, just a few minutes. At the same time, warm up the tortillas on the grill, about 1 minute per side; stack grilled tortillas and wrap in foil to keep warm.

Dessert: Strawberry Lemonade Bars Total Time: 3 hours 45 minutes | Yields: 24 bars

Ingredients: Crust: - 1 1/2 cups all-purpose flour - 1 1/2 sticks unsalted butter, diced, at room temperature - 1/3 cup granulated sugar - 3 tablespoons cornstarch - 1/4 teaspoon fine salt

Filling: - 2 cups freeze-dried strawberries (from a 1.2 ounce bag)

- 4 large eggs - 2 large egg yolks - 2 1/3 cups granulated sugar - 1/3 cup all-purpose flour - 3/4 cup freshly squeezed lemon juice, strained (from 6 to 7 lemons) - 4 tablespoons unsalted butter, melted - Confectioners’ sugar, for dusting

Directions: 1. Position rack in center of the oven, preheat to 350ºF. Line a 9-by-13inch glass baking dish with foil. Grease with 1 tablespoon of the butter. 2. For the crust: Combine the flour, butter, sugar cornstarch and salt in a food processor and pulse until the dough comes together, about 1 minute. Press the dough evenly into the bottom of the pan. Bake until the crust is golden and firm, about 30 minutes. 3. Reduce temperature to 300ºF. For the filling: Pulse the strawberries into a powder; reserve. Whisk together the eggs, egg yolks, sugar, and flour. Whisk in the lemon juice, strawberry powder and melted butter. 4. Pour the filling over the warm crust and return to the oven. Bake until the filling is just set, 30 to 35 minutes. 5. Cool 30 minutes. Refrigerate until firm, at least 1 hour. Peel the foil off the bars, trim the edges and cut into 24 bars. Dust with confectioners’ sugar and serve. BUY LOCAL, SHOP LOCAL

Iggy's Doughboys an d C h o w d e r H o u s e With locations in Warwick and Narragansett, Iggy’s Doughboys and Chowder House is one of Rhode Island’s most well-loved seafood spots. It all began when the the restaurant’s founder, Gaetano Gravino, started picking up shifts at a doughboy shack located on Oakland Beach. When the chance came to buy the shack in 1989, Gravino quickly jumped at the opportunity, and thus, Iggy’s Doughboys and Chowder House was born. After several years of running Iggy’s, Gravino eventually passed away leaving his son, David, to carry on the legacy. Having made a promise to his father to preserve the family business prior to his passing, David made it his mission to keep the original spirit of the shack alive no matter what. Just as his father was driven by an entrepreneurial spirit, David

was constantly seeking new ways to grow the business. David believed that Iggy’s could be more than just a shack. He had a greater vision in mind for the Iggy’s brand. In 1999, a dining room was added to the Warwick doughboy shack, and in 2000, the Narragansett location opened its doors. Flash forward to 2008, and the original shack in Warwick was renovated from the ground up. Its new aesthetic had a classic New England feel, honoring its Rhode Island roots while complimenting the delicious seafood sold at Iggy’s quite well. Several years later in 2015, Iggy’s expanded once again with the construction of The Boardwalk Restaurant in Warwick, a completely new establishment in Narragansett, and an ice cream shop, Iggy’s Creamery. Although Iggy’s has come a long way since its days as a small doughboy shack, the essence of the original Iggy’s is very much alive and thriving. Just as in 1989, the red chowder maintains its spot on the menu and is still a favorite among guests. Over the years, Iggy’s has received considerable praise for its flavorful food, earning spots on lists like USA Today’s “Best Clams in Rhode Island” and’s “America’s Best Seafood Shacks.” Despite the business’s wild success thus far, Iggy’s remains a work in progress and will continue to grow and transform for years to come. Come try our chowder out for yourself! Both our Warwick and Narragansett locations are open for the season. Visit https:// for more information.

Nuts ‘N More Peter Ferreira grew up in Providence RI where my family owned a small bakery turning out amazing tasting treats. As a fitness enthusiast and runner, Peter found himself with a highly regimented diet. That’s when he had the ah-ha moment of creating a protein packed peanut butter that tasted truly amazing. Later that year he created the first high protein nut butter spread and launched in market! Over time and with much work, Nuts ‘N More has become one of the biggest success stories from Shark Tank after appearing on the show in 2013. Aside from having over 20 incredibly delicious flavors to choose from, the spreads are just as good for you as they taste! From toffee crunch to cookie butter, they’re each uniquely delicious.

Mesa Fresca At the urging of family and friends, Mesa Fresca was born, craft gourmet Hispanic condiments and marinades. Family is at the heart of everything we do. In our home, Sunday afternoons were always special. After a long week, Sunday’s marked a time to gather together, celebrate life and enjoy one another’s company over great food. While entertaining friends and family, moms Chimichurri was always at the center of the table. They began to hear, “This is delicious, where can I buy this?”, “Wow, this is the best chimichurri I’ve ever tasted”. Mesa Fresca is rooted in family tradition and grounded in the desire to bring people together over great food.
