Support through sight loss Local sight loss charity Galloway’s is thanking its supporters after hundreds of people crossed Morecambe Bay in aid of blind and partially sighted people. Over 800 people raised thousands of pounds as part of Galloway’s annual Morecambe Bay walk which took place on August 24 and 25. The sands were lit up with yellow shirts as families and friends from the local community made their way along the eight-mile route from Arnside to Kent’s Bank.

“Galloway’s do an amazing job supporting blind and partially sighted people and I was amazed to see how many of their service users braved the challenge and crossed the sands. I’d recommend this event to anybody looking to do a bucket list event or just have a great family day out – it really is incredible. “I’ve raised over £50 in sponsorship from family and friends, if every person that walked did the same, the difference Galloway’s will be able to make will life-changing for people affected by sight loss.” Fundraisers at the charity praised their walkers’ efforts and thanked them for taking part in the event. Event Organiser, Charlotte Carnell said: “I am absolutely delighted with the amount we have raised. We’ve had a wonderful couple of days meeting some our lovely supporters.

This year Michael Wilson led the walk for the first time in his new role as Queen’s Guide to the Sands. He said: “I’ve had an incredible weekend leading Galloway’s walkers across the sands of Morecambe Bay, the sea of yellow t-shirts crossing the river looked brilliant. The number of walkers that took part for Galloway’s made it really special. I know that Cedric has had a great relationship with Galloway’s over the years and it was lovely for him to meet us on the sands on both Saturday and Sunday. One supporter shared why she had decided to walk for Galloway’s. Emma aged 30 said: “This is the 12th time I have walked for Galloway’s and each year never fails to disappoint. This year, the weather was certainly on our side!

“This is always a popular event and we feel extremely lucky to be able to be able to raise funds in such a beautiful part of the world. “We just wanted to say a very big thank you to everyone who took part. We are so grateful to all our supporters who help us to make a real difference to people living with sight loss.” For more information on how you can help people living with sight loss visit www.galloways.org.uk If you would like to know more about our Morecambe Bay Walk or about other events that are taking place throughout the year then, please contact Charlotte Carnell via email on charlotte.carnell@galloways.org.uk GET THE DEAL • OCTOBER 2019 | 3

Politics

Seema Kennedy MP

- Over the summer I have been knocking on doors across the whole of South Ribble, listening to the concerns of local people. From Crossens in the far west of the constituency to Buckshaw Village in the far east, Penwortham in the north to Mawdesley in the south, residents have been telling me the issues that really matter to them, not what matters to the media and those in the Westminster bubble. The NHS, schools, tackling crime and a strong economy are what you are telling me are what matter to you. Whilst the media and many politicians have been obsessed with the latest twist and turn in the Brexit saga, you have been getting on with your daily lives – getting your children ready to go back to school, concerned about anti-social behaviour in your area, trying to keep fit and healthy and doing your job at work.

and teachers, who do such a valuable job teaching our children, will get an above inflation pay rise.

The North of England has not been left behind – the Minister for the Northern Powerhouse will now sit around the cabinet table fighting for our region to get its fair share. The Prime Minister has also announced a £39 billion package to improve the rail network across the north, improving journey times and reliability of train services, and Penwortham will receive £15.8 million to improve flood defences along the River Ribble. The Government has announced funding to put an extra 20,000 police officers on the streets to catch the criminals and tackle anti-social behaviour. Schools will receive £14.5 billion more over the next three years and colleges an extra £400 million. Every school will get more money

I said that I was not going to keep up a running commentary on every story on Brexit, but as your Member of Parliament I would focus on the issues that really matter to those I represent. More jobs, more police, and more funding for our NHS and schools have been what you have been telling me you want. I have listened and the Government is delivering.

- Please do not hesitate to contact my office if I can help with any difficulties you may be facing. You can call me on 01772 619266 or reach me by email at seema. kennedy.mp@parliament.uk.

Add the wet mix to the dry stirring to form a smooth mix. 4 Brush a 12-mould bundt tin with a little oil. Divide the mix between the moulds and bake in a pre-heated oven for 25 minutes. 5 To check the bundt cakes are cooked, insert a skewer into the centre, it should come out clean.

Debbie Carter BA (Hons) FPFS ACSI Chartered Financial Planner

“I do the best job in the world…I help make people’s dreams come true.”

My property is my pension…… We often hear this statement. It is usually spoken with great conviction and is based on the well-known fact that property always goes up – OR DOES IT? Capital growth There is no question that property prices in the UK have shown some fantastic increases in recent years especially in the bigger cities. House prices have outstripped inflation by around 3% pa since 1955. In comparison, the UK stock market has risen by around 6% pa over inflation over the same period according to Numis and the London Business School. Just to be clear, these figures do not take account of rental income or dividends, nor do they consider the costs of transactions, maintenance or other costs. They are just based on the basic asset prices. Property options in retirement 1. Buy a big/expensive house and then downsize to something smaller/cheaper to release funds to cover general living expenses. Whilst logically, this might make sense, we find that for many clients, the idea of leaving the family home, especially at a time when they might want to welcome grandchildren, is unwelcome and stressful. Few people relish the idea of leaving their home and moving away from their friends, community and happy memories. And what about if they can’t find a buyer – a flourishing property market needs younger people to come in at the bottom end, but with property prices so high, there is no guarantee of this happening. And if there are no other plans in place, i.e. no investments, pensions etc, it may be necessary to sell the property urgently to acquire living funds. This could lead to a lower price being obtained for a quick sale and insufficient capital to buy a suitable next home and fund a comfortable retirement.

2. Buy an investment property (usually with a mortgage) and then rent it out. Again, on the face of it, this seems a good wheeze. BUT, what happens if mortgage interest rates go up, tenants leave, significant repairs are needed or if legislation changes? And what about the ongoing costs – gas and electricity certificates and insurance premiums. The average UK rental yield is around 4.3% according to Hargreaves Lansdown – therefore once you have deducted mortgage costs, general expenses, agent’s fees and income tax from this, the income return may be lower than you might get from a good deposit account. So you will be depending on capital growth for any real return and there you may encounter some of the problems highlighted in point 1 above. Of course, properties in different parts of the country will generate differing yields which may be higher or lower than the average. Other options By investing in a diversified portfolio, suitable for your attitude to risk and which is properly managed and rebalanced, you may achieve returns in excess of property income although this can never be guaranteed. By sheltering your investments in tax efficient vehicles like ISAs and pensions and using capital gains allowances, you can also receive some, or all of these returns tax free. We are not saying that property should be avoided, but we strongly advise against putting everything into property and then hoping to realise the benefits at retirement. We recommend a diverse collection of assets which should include, cash, fixed interest holdings, property and shares.
