Over the last 22+ years, I have helped hundreds of people just like you buy new homes, sell their own, purchase land to build their dreams and reap the rewards of years of investing. There is no doubt that Real Estate is my calling.

I also own my own Real Estate Marketing company, and I've helped thousands of agents across the United States build businesses at scales they never thought possible. In fact, I've personally coached many of the Top Producers across the Birmingham area.

My two children, Gentry and Jacob, and my homebuilder husband, Jay, are the centers of my universe, and I'm so blessed to have such a loving and supportive family.

REAL ESTATE BROKERAGE SERVICES DISCLOSURE Alabama law requires you, the consumer, be informed about the types of services which real estate licensees may perform. The purpose of this disclosure is to give you a summary of these services.

A Single Agent is a licensee who represents only one party in a sale. That is, a single agent represents his or her client. The client may be either the seller or the buyer. A single agent must be completely loyal and faithful to the client.

A Sub-Agent is another agent/licensee who also represents only one party in a sale. A sub-agent helps the agent represent the same client. The client may be either the seller or the buyer. A sub-agent must be completely faithful to the client.

A Limited Consensual Dual Agent is a licensee for both the buyer and the seller. This may only be done with the written, informed consent of all parties. This type of agent must also be loyal and faithful to the client, except where the duties owed to the clients conflict with one another.

A Transaction Broker assists one or more parties in a sale. A transaction broker is not an agent and does not have the same obligations as an agent. The transaction broker and licensees working with him or her perform the services set out in their contract.

Alabama law imposes the following obligations on all real estate licensees to all parties, no matter what their relationship: 1. To provide services honestly and in good faith; 2. To exercise reasonable care and skill; 3. To keep confidential any information gained in confidence, unless disclosure is required by law or duty to a client, the information becomes public knowledge, or disclosure is authorized in writing; 4. To present all written offer promptly to the seller; 5. To answer your questions completely and accurately.

7. Further, even if you are working with a licensee who is not your agent, there are many things that the licensee may do to assist you. Some examples are: 8. Provide information about the properties; 9. Show properties; 10. Assist in making a written offer; 11. Provide information on financing.

13.You should choose which type of service you want from the licensee and sign a brokerage service agreement. If you do not sign an agreement, by law, the licensee working with you is a transaction broker.

MY PROMISE TO YOU EXPECT THAT I WILL: 1. Email you every Monday to give you updates, even if there is nothing to report.

2. Send you a weekly report on all online activity of your house.

3. Hire a professional photographer to take photographs.

4. Forward any feedback that we get from other agents or feedback forms left in the home.

5. Be available by text message when you need me or have questions.

6. Answer any questions as quickly as possible, even if I’m with another client.

7. Spend my time, energy and money on effective marketing that will produce a buyer.

8. Keep working until you have a sold sign in your yard.

WHAT I EXPECT FROM YOU: 1. Keep your home clean and in showing condition at all times.

2. Make your home available to show at any time. Buyers do not normally reschedule if a homeowner does not make the property available the first time.

3. Put your pets in a kennel during showings. Even pet lovers don't like the smell of pets when touring a new home. Plus, I don't want your pets to dart out of the house.

4. Do not speak to buyers or the buyer's agent if you cannot leave the house for a showing.

Please be kind and go for a walk. Buyers get uncomfortable if the owner is home. This situation can cost you money! We want you to sell as high as possible!

5. Let me assist you in your home search if you are interested in other properties.

Remember, we need to get your home under contract before looking at new homes.

6. If you don't get an offer within 14 days, you will agree to a price reduction. The longer a home sits on the market due to price, the lower it will ultimately sell for.

7. Pay a commission of 6% in the first 30 days on the market. If an offer is produced during the first 30 days of the listing period and turns into a finalized agreement at any time, the listing commission is 6%. Commission is reduced to 5% on day 31 through 180. Cancel anytime for a $500 cancellation fee for a fraction of expense reimbursement.
