how’s the market?
July was another great month of closings for the team and a typical July year over year. We have been running into more appraisal issues, as the previous months data has not caught the supply and demand curve in price. We have also found that more folks are sitting on the sidelines waiting for houses to come on the market to sell theirs, so we are caught in a puzzle. We have been advising folks that if they have to sell their home to purchase another to go through our process of a staging consultation and professional pictures and be ready as soon as you find a home to start showings on your home. To also be competitive, we are having to consider alternative loans like bridge loans to access equity in your home to purchase the new home, and then after you move into the new home you sell your previous home. Our days on market this year has averaged 27, however it really depends if it’s priced accurately from the start and what price range the home is in. Interest rates have stayed steady this month but still believed to increase throughout the rest of the year. Contact us today to review your situation!
