how’s the market?

2018 saw an increase in home sales, decrease in inventory of available homes, increase in value and an increase in interest rates. We found that the up to 250k price range was a sellers’ market, 250-500k a balanced market (some areas sellers’ market and some areas buyers’ market), above 500k range is still a buyers’ market. This is overall in the greater Birmingham market. If you are interested to know more about a specific area, city or neighborhood we will happily pull more detailed reports for you. We also found that the home buyers are more focused on two kinds of properties: fully renovated or needing a full renovation. The majority of the homes on the market are what I call tired listings. A tired listing is a home that wants top dollar but has not put in the efforts to gain top dollar. These homes need fresh coats of paint, updating needed, curb appeal, etc. Our team closed on over 400 homes in 2018! We share success stories on radio and in these newsletters, but I believe our testimonials say it all. We are focused on an excellent client experience. Our systems, processes, marketing, support staff and agents have years of experience and over 1,000 home sales in the last 2+ years. If you are looking for 5 star service, then you have come to the right place. Economists are predicting another increase in home sales in 2019. They predict a 2% increase in overall home sales nationwide, and I would agree with them. Rising interest rates and trade wars are my concerns, however, Birmingham’s unemployment rate is at one of its all-time lows, so I believe our area is in great shape. If you are considering a move or investing in real estate in 2019, then I would go ahead and schedule a time to build a plan of action together.
