Welcome to Fresh Meadow Country Club!

As your employer and housing manager, we sincerely desire to provide you with a comfortable, safe living and work environment. As a housing resident, you have responsibilities to the Club, its property, facilities, your coworkers, and neighbors and to abide by the rules set forth. It is a privilege to stay on property and needs to be treated as such.

Rules at Glance

This is a friendly reminder that living on the property is a privilege given to those who work here, especially full-year team members.

No smoking in the rooms, the building, or outside in members’ areas.

All food, plates, garbage, and bottles of all beverages are to be removed and placed in garbage bags and disposed of not left in the room or hallways.

Rooms are to be kept clean and orderly, with no leftover food sitting in the rooms that can attract rodents and others, no garbage buildup, and beds and club property to be kept clean and respected.

The coffee pantry area is to be kept clean, the counters, the reach-in refrigerator, and the coffee area at all times.

No outside guests as per our policy, no being in member areas socializing.

In the off-season eating in the banquet room with tables set up is fine, when the club is closed, we will set up a TV in the banquet room and some couches for you to escape the room and have some space, it must be kept clean and orderly at all times.

Deposit and Rent

A $200 deposit for seasonal team members and a $350 deposit for a fulltime living year at Fresh Meadow team member is required. You have agreed that this amount until you receive it in full, can be deducted in $50 installments from your paycheck.

Your deposit is that you will comply with all the terms of this agreement. If you break or otherwise violate this agreement while living here and upon leaving the property, we can keep your security deposit to cover unpaid charges and or/damage to the property or not leaving the room as you found it and ensuring is clean.

Upon the move-out date, we will inspect and document the condition of the room.

If you are grandfathered in on the deposit by signing this form you agree Fresh Meadow can deduct from your last paycheck any monies for damages to the room, cleaning charges to clean and correct, and issues up to the $350 deposit.

Initial

Should there be an agreed rent/utility or other charges monthly it is to be deducted weekly from your paycheck The agreed amount to be deducted weekly is $ .

If you find that the rent has not been deducted, please notify the Payroll Manager. You will be responsible for any accumulated rent that has not been deducted

Unit

The unit is furnished with basic furniture, a TV, refrigerator, and bed linens. You are required to maintain the unit; cleaning supplies are available for your use. If you find any repairs that need to be made, please notify the Maintenance Manager immediately. Upon your departure from Fresh Meadow, you will be responsible for leaving your room as you found it. Once a final inspection is completed and the room is found in good condition your deposit will be returned.

Team Member Lounges

The 3 lounges are for all employed Fresh Meadow team members’ enjoyment to eat, relax, and have social fun with the items provided by the club. There are no guests, no past employees allowed in any lounges, rooms, or on club property at all at any time unless.

Club Areas

Fresh Meadow is a private club that is owned by its members. Team members are not allowed to use any clubhouse areas that are members’ areas unless the General manager has consented. There is to be no walking through any member area in street clothes or hanging out in the clubhouse and member areas, use the approved entrance and exits only.

Inspections

Inspections of rooms will be periodically scheduled throughout the season. These inspections are conducted by management to ensure safety, room upkeep, and cleanliness, and to confirm compliance with the terms and conditions of this Agreement. Guest

There are no guests, no past employees, or anyone at all, not an FM current employee allowed in any lounges, rooms, or anywhere on club property at all.

Pickups

When someone you know is picking you up or an Uber, they do not go to the valet area and wait in front of the club. Make this clear to those picking you up. You are to leave the loading dock area, and they need to wait in that area below. For Uber meet them near the wall and entrance to the parking lot.

Restrictions

1. Smoking is strictly prohibited within the Clubhouse premises. No smoking in front, the back, or around any Clubhouse areas, golf course, or recreational areas.

2 Nothing belonging to the Clubhouse shall be removed from the premises without written permission from Management.

3. Use of abusive or obscene language, or any form of profanity; fighting, intimidation, bullying, assault, battery, or any form of threatening behavior; harassment of others in any form, vandalism, or willful damage to property in the Clubhouse by anyone will not be tolerated. Offenders will be subject to disciplinary action, sent home if you’re an international and or prosecution by law.

4. Gambling of any kind is forbidden in the Clubhouse premises. The introduction of materials for gambling or drug taking and of bad characters into the premises dropping items off, hanging out in the parking lot is prohibited.

5. No immoral, offensive, or unlawful acts shall be committed within the Clubhouse.

6. No illegal substances will be allowed at any time in the Clubhouse.

7. There will be no conducting of political and religious activities within the Clubhouse.

8. No animals are allowed into the Clubhouse.

9. The use of the Clubhouse for fundraising activities is prohibited, except when expressly authorized by the Management.

Personal Property:

Housing is intended to sleep and store a limited number of personal items. Do not store cash or items of value in your room; Fresh Meadow Country Club is not responsible for loss or damage to any personal items.

Smoking

There is no smoking of any kind from any device in the rooms or any unauthorized area. All rooms are non-smoking.

Alcohol

Moderate consumption of alcohol is allowed in rooms only by those 21 years of age or older. Drunkenness and any type of disorderly conduct will not be tolerated on the property No illegal narcotics of any kind are allowed in Fresh Meadow housing. Detection of any illegal drugs will result in immediate eviction and loss of security deposit

Cooking

There is to at no time whatsoever any open flame cooking of any kind.

Cooking is not allowed in the living space, if you need to use an electric appliance you can use it in the loungers at the main building. A small microwave that does not interfere with electric power is allowed. All electric items are to be unplugged when not in use except TV or Frig.

Refrigerators are to be placed on the floor not on top of dressers for safety reasons. ** No candles as well are to be lit in the rooms keeping with the open flame policy.

Assault or Fighting

Any instance of assault or fighting on premises will result in the immediate eviction of those involved on the same day as the occurrence and will result in the loss of a security deposit.

Noise

Noise and voices should be kept at an appropriate level. Fellow team members should not be able to hear sounds from your room. Please be respectful of your neighbors.

Pets

No pets are allowed in the units

Keys

Keys are for individual use and may not be duplicated or lent out. A fee of $15.00 will be charged for a duplicate key (which will only be issued if you lose your original key) or will be deducted from your paycheck if you do not return your key upon moving out.

Termination of Employment

Fresh Meadow team members who are occupying a room and are terminated or quit for any reason must leave their unit within two days of termination. Terminated team members may not stay in the room of another employee.

Notice to all Team Members

Fresh Meadow will enforce all of the points below and look out for the safety of everyone and the well-being of fellow team members and our club members.

The club’s policy of not alcohol or using drugs is one we will take seriously. Anyone caught drinking, doing drugs, or having done them before their shift shall face severe disciplinary action. An employer is not prohibited from taking employment action against an employee if the employee is impaired, or under the influence of cannabis while working An employer can take any disciplinary action they see fit if any employee is under the influence of alcohol or caught drinking in any way shape or form on the job.

If an employee manifests specific articulable symptoms of impairment that decrease or lessen the performance of their duties or tasks, personality, and decision-making making along with that employee Interfering with the club’s policies, obligation to provide a safe and healthy workplace, free from recognized hazards, as required by state and federal occupational safety and health laws

Employers are not prohibited from disciplinary action against employees who are using cannabis or alcohol during work hours or using the employer’s property.

If any team member of Fresh Meadow disregards the above, they will face possible suspension and or termination.

I hereby acknowledge receipt of the Fresh Meadow Employee Employee Housing Agreement Handbook.

I further acknowledge that I have read the Fresh Meadow Country Club Handbook and that any questions concerning this handbook have been answered to my satisfaction

I understand the purpose of this handbook is to inform employees of Club policies.

I understand and agree that this handbook is for my use while employed at the Club

I understand that Fresh Meadow has the right to change the policies and benefits of this handbook at any time.
