NOT SLOWING DOWN SPACE IS THE ULTIMATE LUXURY

It doesn’t matter what size of house you live in — if you are forced not to leave it, it eventually becomes like a gilded cage. That is why last year, we saw a boom in the search for space to be enjoyed together with family. With the global billionaire population growing by over 13% in 2020 to over 3,000 people for the first time ever, people invested in two key areas. One was luxury real estate in premium locations conducive to long stays, surrounded by nature and with space to learn and work. Last year, according to the National Association of Realtors in the United States, the luxury property sector saw its biggest gain since 2005 — adding over $2.5 trillion in value. Sales of homes worth over $1 million rose by over 244% on previous years. Sales in Dubai have risen by over 230% this year and sales of property over £5 million in London have risen this summer by over 51% on last year. The other? Boats or yachts. For the first time in decades, yachting is suddenly making sense to those who have the privilege and the

desire to benefit from it. Sales have continued to skyrocket through 2021 — as FUSE went to press, sales were up +108% on 2020 and +129% on the 12-year average, with 545 yachts sold in 2021 from January to August (compared to 277 in 2020)† as shown in the table above. At Fraser, we have more than doubled the number of sales of last year and of any year in the last 12, to a total value of almost €900 million of sales — almost 25% of all worldwide sales this year in value. Not including the sales under 24M/79’ we have closed for clients, another €28 million. SELLING? BE PREPARED FOR A FAST SALE

Notable too is the speed at which yachts are being bought and sold. In normal years, a fast sale for an Owner would be after 8-10 months on the market, and for a Buyer, around 3-4 months. This year, we sold 3 yachts even before they officially came on the market for their Sellers, and, as you will read on pages 6-7, some Owners sold their yachts so fast, they ended up not having a yacht of their own to enjoy this summer so needed to charter. For Buyers, Brokers have in many cases found, presented and closed their yacht purchase

HOW CAN YOU MAKE THE MOST OF THE ONGOING MARKET BOOM TO BUY, SELL, CHARTER OR BUILD?

within weeks. What does this mean for you as a Buyer? While there is certainly less inventory than normal, it is currently still possible to find excellent quality yachts available to buy at respectable prices. However, our Brokers’ advice is not to wait too long, as we expect a lot less inventory to be available in 2022. CAN’T FIND A YACHT? WHY NOT BUILD OR REFIT…

Our Yacht and Project Management teams have seen that the demand for new construction is constant and has grown over the last two years. With inventory lower, Owners unable to find what they are looking for on the pre-owned market are, more than ever, turning to shipyards to refit or build new rather than waiting for the right yacht to become available. The result? Shipyards across the board, specialising in all ranges, are selling, without exception. In general, the next build slots in well-established shipyards available are in 2024-5,† although some newer shipyards may have earlier slots. For those choosing to build, hybrid solutions are becoming more popular and the added advantages to ecological arguments are significantly lower noise levels and vibrations.

A combination of new and experienced Charterers looking to escape, and those forced to wait to buy or build, led to a demand for chartering that was even stronger than 2020 (which had already seen an increase on the average). The Fraser charter fleet, a selection of which you can view in the second section of FUSE, saw an increase in bookings of 46% on last year, up just over 20% on the average. And our Retail Charter team have had a very active 2021, with bookings up 56% on last year, around 30% up on normal years. Last-minute bookings were unsurprisingly high, however today with fewer travel restrictions, Fraser Brokers and Charter Managers are recommending booking ahead to secure your preferred dates and vessel to avoid missing out. Some yachts are even offering added incentives for booking early. Every individual comes to yachting with a different motivation. WHAT NEXT IN A BUSY MARKET?

T

he story of one Client who came to Fraser to sell his yacht, a 42M (137’) earlier in the summer will, in a year that continues to smash sales records every month, resound with many of us. Having enjoyed his yacht for many years, he decided to spend one more summer on board before securing a Buyer in the autumn and moving on to a new vessel. Knowing the average time it takes to sell a yacht in a normal year, the Owner put his yacht on the market in late spring and planned weeks on board with his family and friends in July and August. But then something unexpected happened. Within just a week of listing the yacht on the worldwide market, the yacht had received an offer. And then another. Determined to go ahead with his plans to make the most of his final summer on board, he declined the offers. But more came in, each better than the last, and eventually, one he could not refuse. Although delighted to have his yacht successfully sold by his Fraser Broker, he was left with a dilemma: with a generally low worldwide inventory of yachts available, and none he wanted to buy, how to continue to enjoy yachting?

It’s a question our Brokers are being asked more than ever after successfully selling yachts on behalf of their Owners. So what options are available until the pre-owned inventory returns to normal?

1. BUILD YOUR OWN While it’s true that some shipyards are fully booked for build slots until 2025, some quality shipyards still have the capacity to take on new projects and deliver earlier, giving you the option to build a yacht designed around your profile and exact yachting requirements. Your Broker can guide you as to the best yard for you, based on exactly what you are looking for, what you want from your yacht and how long you are prepared to wait. And your Project Manager can work with you, your chosen shipyard and your build team to ensure it stays on time, on budget and is delivered to your exact expectations (see our feature on pages 8-11 for more details).

2. BUY PRE-OWNED… AND REFIT TO YOUR PREFERENCE If, after speaking with your Broker, your chosen shipyard is booked up for the next 2-3 years and you prefer not to wait, there is another option with a comparable outcome achievable in a fraction of the time. Buying a yacht and refitting it, supported by Fraser Project Management, to your own specification and vision, is your opportunity to step on board an as-new yacht, overhauled to meet your every requirement, from an interior refresh or the installation of a beach club or spa, to a full hull extension. As refitting is generally faster than building, and the slots for these projects are different to new build slots, it is also more likely a shipyard will be able to take on this kind of project more quickly.

3. CHARTER UNTIL YOU FIND YOUR DREAM VESSEL To continue enjoying yachting while you build or wait for the right yacht to join the market, we recommend chartering while you wait. And that could be sooner than you think — as discussed in our Market Intelligence piece on pages 2-3, while inventory is certainly lower than normal, there remains quality product available for sale. If you do need to wait, chartering is more than just an enjoyable stopgap: by spending time on board yachts with different operational profiles and features, in a variety of styles and sizes, you can more sharply define exactly what you are looking for when you do come to purchase your next vessel. Our tips for this year? Book now if you want to secure your chosen yacht and dates. The demand for charter increased in 2020 and is even stronger for the 2021-2022 seasons: our own fleet saw an increase in bookings of 46% on last year, and the Fraser Charter Retail team is seeing a significant increase in bookings in 2021. hile building a yacht to suit your tastes, or refitting a project in to a vessel that you and your family will love, is one of the most exciting projects anyone can undertake, it is also one of the most challenging. Having the right Project Manager by your side makes all the difference.

BEFORE YOU BUILD — QUESTIONS TO CONSIDER WHERE DO YOU WANT TO GO?

Is your yacht for short trips around the Mediterranean or Caribbean, or journeying around the world? Do you want to go to Antarctica, embark on polar expeditions, discover the Amazon River? Where you are planning to use the yacht affects everything from its shape to its capacity, so this is a vital early decision in drafting your operational profile. WHO WILL JOIN YOU ON BOARD?

“It is important to scale a yacht to your requirements“, says Fraser Technical Manager Laurent Bredy. “You need to choose

a size of yacht that is both suited to your own enjoyment and also suitable in terms of costs and logistics. We suggest, particularly for those new to yachting, that you charter various sizes of yachts to see what works best. A Broker will guide you based on the experiences you're looking for on board.“ HOW WILL YOU SPEND YOUR TIME?

“Some Owners want the fastest yacht possible, others want to go to remote places, which require large range and capacity, some want extreme comfort and stability at sea, or quiet with no vibration,” says Fraser Project Manager Francesca Ghigliazza. Your Broker will offer you a selection of vessels on the market which fit your preferred profile, then the Project Manager will nail down all the details, making sure the yachts tick all the boxes at a technical level. WHAT IS YOUR BUDGET & HOW LONG ARE YOU WILLING TO WAIT?

Price and build slot availability are key considerations your Broker and Project Manager will take into account. In Bredy’s words: “Not all shipyards are equal in terms of delivery. Some shipyards may take three years to deliver a large vessel, whereas for others it is more like five years.“

AN EXCEPTIONAL EYE FOR DETAIL

“Most Owners feel pretty comfortable with a contract because they know how to deal with contracts, but the technical specification which describes the yacht might be difficult to understand if you are not an expert,” says Fraser Project Manager Alexander Pizano. “We can read a contract, filter certain elements, and spot where it doesn’t meet what we know the Owner wants. What the Owner is buying is that document. It has to be water-tight. Many Owners who don’t use a Project Manager might get a nice yacht — but it’s often not quite the yacht they were expecting or saw in the brochure.” INTEGRITY, HONESTY — AND THE CONFIDENCE TO SAY NO

A good Project Manager will not simply advise you to choose a shipyard that they know well. They will lead you to the shipyard that they know is right for your requirements. “The right Project Manager is not afraid to say no, sir, this is not what you need,” says Bredy. “We work on a triangle of quality, cost and time, which can be distorted to a point, however changing one of these points will

affect the other two. We are always fully open about how any adjustments will affect the outcome.”

“Transparency in communication is one of the essences of our business,” says Pizano. However, with an estimated +500,000 emails exchanged between parties on an average project, you will probably prefer to receive only the updates and reporting you really need to know, based on your own interests. “There are so many changing parameters, solutions to find, explanations and technical details. We take the stress of this and only pass on what the Owner wants and needs to know — and that is different for each Owner.” A GOOD PERSONAL RELATIONSHIP

To get the results you want, it’s important that you can dedicate time to your Project Manager, open up and explain, in detail, exactly what you are looking for. Look for a Project Manager you are happy to spend time with over a project which will last several years, and one you can effectively communicate with about how you want to spend your time on board. The more you share, the better the Project Manager can represent your interests at the shipyard — and ensure the finished product meets your vision.

H

ow many yacht Owners can say that the impetus that inspired them to finally buy a yacht was worrying about a recession? Ann and David Sutherland, Owners of 39.6M/130’ Westport yacht ALL INN, one of Fraser’s most successful charter yachts, are among them. “In 2008-2009, when the economy was in the deepest part of recession, we had some friends invite us on their yacht in the Bahamas and it was quite an eye opener,” explains David. “I was getting up in my career and had been very concerned about what was going to happen. But after drinking rosé for three days in this beautiful destination, it dawned on me that our friends weren’t worried about the economy, so why should I be? It was quite a revelation to realise that money is like energy: it doesn’t go away, it just changes Owners.” Their first ownership experience was as partners in a 100’ Westship. “When that sold, at about the same time we sold our vacation house in Santa Fe, I said to Ann: what if our next home floated?” explains David. “All our kids and grandkids had enjoyed the house over the years, but we always felt an obligation to go there, and while it was beautiful and we loved it, the fantasy of having different groups of people on the yacht in different places in the world was a very strong influence.” Decision made, what drew them to ALL INN? “I loved the idea that it’s a Westport, which has a reputation for quality and longevity,” says David. “I also like that Westport is American made. When we began looking, it wasn’t so much the yacht’s interior or physical properties, but more about how mechanically sound it was. Plus, the Captain is so very important to the whole effort, so in the very first stages, I went to our previous one and said: ‘If you’re not going to be my Captain, I’m not going to buy a yacht.’ He asked me what I was looking at buying, I told him a 130 Westport, and he said that was exactly where he wanted to be. So everything came together and since then we’ve had wonderful experiences.” There was one issue: the interior. “It was obvious to us that the Westport 130 we had found was in the best condition mechanically and physically,

but it lacked a lot in terms of its appearance. It really looked very dowdy and old-fashioned inside. Ann was hesitant at the beginning. She walked on board and said: ‘Wow, have we got a lot of work to do!’” As Ann puts it: “I wasn’t going to take it the way it was, so that just sunk us a little deeper into the project. But it was fun to do.” Approaching a refit can be daunting for Owners, but the Sutherlands took on the task with a distinct advantage: decades of experience in designing and manufacturing fabrics and furnishings for yachts and luxury properties, as founders of Perennials and Sutherland, LLC. David and Ann count top yachting names as friends and clients, including Bannenberg & Rowell, for whom they are introducing a collection of furniture and textiles next year, and Bonetti / Kozerski Architecture. So what needed to change on ALL INN in order for it to be their perfect yacht? “It was very gold and yellow inside when we took it over,” explains Ann. “We moved everything more to the platinum range, and it’s just lighter and brighter now — it feels very comfortable. I don’t do a lot of pattern work, so it’s cohesive in the way it looks, and that tends to expand the space, but we did accent with navy and blues. And up on the flybridge, which we have dubbed the Blue Moon Bar, we used navy blue on the banquettes. We have been suppliers and favoured vendors to Westport for many years, and when we bought the yacht there were actually ten pieces of our furniture on board from the original Owner. We kept most of them but we did update a few others.” Being both Owners and designers also means that ALL INN doubles as a working test space and vacation home on the water. “It’s really a lot of fun for me to use the yacht as an experimental lab in decorating and choosing fabrics from our own collections to see what works in different situations,” says Ann. “We show at Monaco every year and understanding more and more about what those designers are looking for is really a great asset for the company. Yachts are very specific, with needs that you don’t run into in a regular home. The choice of accessories and material, and to make it feel ‘of the water’, and of course comfortable

Our Charter Manager Kellie has just been delightful, she keeps us completely apprised of everything she’s working on, the Captain and Kellie work together well and plan how to negotiate with different clients that want certain things. to live in, was a challenge. The scale of the furniture, how it functions, all those things we learn more about every time we’re on the yacht.” With the yacht updated with a fresh, modern look with huge appeal to Charterers, it was launched on to the charter market in 2019 — and today is one of the most requested yachts on the worldwide charter market. There are many things the Sutherlands love about their yacht, but what do they feel keeps Charterers coming back year after year? “We get great reviews from everybody about the crew, and we’re getting repeat Charterers now because they like the way they get treated,” says David. “The chef is a vital part — we’ve been very fortunate to have had very creative chefs and that’s always been enjoyable. Our Captain’s great about changing and working up schedules and making reservations and getting everybody lined up to do what they want to do. The cabin size is commodious for a 130’, and of course all of the toys (ALL INN boasts waverunners, kayaks, paddle boards, a slide, inflatable jungle gym, fishing gear and more). And then the places we go: the Bahamas are perfect for our yacht and we have a smaller draft so can get in to places that other yachts can’t. I think ALL INN is a total experience.” As for their own time on board, it’s all about active time on the water, fishing and whale watching, and most importantly, being with loved ones. “One of the reasons we called it ALL INN, with two Ns, is that we wanted

it to be a sort of bed and breakfast or boutique hotel for our friends and family,” says Ann. A particularly memorable recent trip was to Key West, with only their grandchildren on board. “We can’t take the whole family because we have too big a family, and so we had all of the kids with us,” says Ann. “We were getting cousins together that hadn’t seen each other for eight months. It was wonderful to have them away from their parents where we could talk to them and get to know them better. One of the first things we said to them at one of our first meals was we were so happy to be with them without their parents! I think those were the best times, just sitting around the dinner table and having good conversation with everybody, hearing about their future plans. the time and that’s very valuable. They’re not sitting there over their phones and computers, they’re busy out being active and seeing nature and seeing a new place every time. Although during Covid, they attended classes on board and sent in their reports all online from the yacht.” Now, with travel easing, adventure beckons for ALL INN as she ventures to waters most in her size range will never see: Alaska, where she will be available for charter throughout summer 2022. “We’re going to take off from St Thomas in March, head to the Panama Canal and bust up the left coast to get to Alaska. There are very few yachts our size up there, even though Westport is made in Seattle. We are looking forward to some fly fishing and sea fishing.
