Advised business advisory and accounting firm, Menzies LLP, on consolidation of offices and relocation from the West End to the City.

We have advised the landlord, Canada Life Asset Management, for the last 8 years on their flagship asset in London, overlooking the Bank of England.

Our approach Our approach

Provided strategic occupational advice, which included workplace studies and feasibility studies based on different London submarket locations. Ultimately, the advice led to the successful acquisition of a new 13,000 sq ft London HQ office at 95 Gresham Street.

Project outcome

Working in collaboration with our building consultancy team, we provided a seamless and holistic service from the inception of the project, through to completion of the transaction and the fit-out works that followed. Through our nationwide network of offices, we have also advised the client on multiple transactions around the UK.

Our team implemented a marketing campaign which has resulted in 10 transactions over the last 2 years, totalling over 40,000 sq ft. As part of this process, we advised on the specification of the refurbishment, with some floors delivered in Cat A and others in ‘plug and play’ Cat B condition. A succession of lettings were secured, outperforming the competition both on commercial terms and leasing void.

Freehold Disposal

Project summary

We were instructed on the disposal of an HQ-style period office building comprising 4,358 sq ft over five floors, a short distance from Buckingham Palace in Central London. Our team had previously advised on the leasing strategy following a Cat A refurbishment in 2019 and provided subsequent investment monitoring. Ahead of disposal, we evaluated future options, including reletting on lease expiry and sale as an income-producing investment versus a sale with vacant possession to unlock alternative uses.

Sale and partial leaseback of premises

Warwickshire

Project summary

We were instructed to sell a 191,903 sq ft property set on a 10-acre site. The asset comprised four buildings with associated yard and parking areas. Two of the buildings were vacant, while the client proposed a leaseback arrangement on the remaining two.

Our approach

The team structured leaseback terms for the client in advance of bringing the opportunity to market and prepared comprehensive schedules of condition for both leases. A targeted marketing campaign was launched, aimed at investors, developers, and occupiers. This approach identified a London-based e-commerce business seeking to relocate to the Midlands, leading to successful negotiation of sale and leaseback terms.

Project outcome

The transaction enabled the client to secure a substantial capital receipt, which could be reinvested into the operational areas of the business. Their continued occupation of the necessary parts of the property was secured on favourable market terms, allowing them to retain skilled jobs. In addition, their long-term exposure to repair costs was reduced through the preparation of detailed condition schedules.

Project summary

We were appointed as joint letting agents by Prologis, a leading international investor and developer, to market a 130,762 sq ft modern distribution warehouse in the UK’s Golden Triangle - one of the country’s most prominent logistics regions. The mandate focused on securing a high-quality tenant on optimal lease terms while minimising void period.

Our approach

We delivered an extensive, bespoke marketing campaign to identify and engage prospective occupiers at pace. Recognising the value of the previous tenant’s extensive fit-out - warehouse racking and enhanced office provision - we advised retaining it in situ and positioned it as a key USP throughout the campaign, driving stronger interest and faster enquiries.

Project outcome

A 10-year lease was agreed with an established retail wholesaler on strong commercial terms. The retained fitout supported a higher headline rent, and the property was re-let with a noticeably shorter void period than competing stock in the surrounding market.

Project summary

We were appointed by Metro Bank to complete a twoweek valuation of Understated Limited’s mixed-use portfolio, (18 properties (219 units) in predominantly urban locations across London, the South East and the North West) reporting an aggregate Market Value of £52,715,000. Many assets were in poor condition, requiring material capex allowances.

Our approach

We mobilised a six-surveyor cross-office team (London and Liverpool), supported by graduates, to meet the deadline. We built asset-level capex into valuations and kept Metro Bank closely informed. When inspections revealed poorer-than-expected condition, lowering MV, we worked with the bank and borrower to manage implications and keep the deal on track.

Project outcome

Metro Bank was satisfied with our delivery against the tight timeline, the clarity and depth of our reporting, and our communication throughoutleading to further instructions on subsequent projects.

The borrower also valued our approach and reporting standards and is likely to commission valuations on elements of their wider portfolio.

Greater London

Project summary

Our team advised on a two-asset industrial requirement involving neighbouring buildings. The brief was to negotiate lease terms on an additional property while re-gearing the lease on the existing unit to align with the client’s business plan. This required close coordination of agency, planning, and building consultancy inputs to ensure the portfolio strategy, timing, and risk profile were properly managed.

Our approach

We secured heads of terms on the new property, initiated a planning application for change of use, and instructed a building survey with a schedule of condition to protect the client’s position. In parallel, we held constructive negotiations with the existing landlord to rebase terms and synchronise obligations across both sites.

Project outcome

The client gained occupational security and flexibility, retaining the option to operate from both properties or a single unit over the mid-term. We secured the return of a rent deposit to support refurbishment works and protected the client’s repairing liability on the new property through robust technical due diligence and lease drafting.

We have also been involved in successfully securing planning permission for a change of use. Involving preparation of comprehensive supporting material and project management of consultants to provide specialist noise, odour and transport advice to ensure the proposal did not impact local amenity.

To accord with planning policy, the proposal will achieve BREAAM ‘excellent’ status. The project team undertook local community consultation to ensure all were aware of the proposal and associated benefits.

Our planning team proactively engaged with officers at the London Borough of Southwark Council planning department to ensure a successful outcome for the client.

The new facility will facilitate business expansion and create employment opportunities for local people.

Project summary

The project involved carrying out due diligence reviews for new sites and confirming their suitability for occupation. This included securing planning permission for the rollout of SpaMedica eye clinics across the UK, all within a tight acquisition and development timescale.

Our approach

The team tackled key planning issues, including addressing and overcoming concerns from councils regarding the perceived loss of employment uses. They also justified parking requirements and ensured that all technical aspects, such as noise associated with new plant, were fully considered and acceptable.

Close collaboration with planning authorities ensured a clear understanding of the public benefit associated with the proposed clinics and hospitals, particularly the role they play in supporting the NHS.

Project outcome

The project delivered significant community benefits in each location, where the treatments provided by SpaMedica dramatically improve patients’ quality of life.

Each facility also generates employment, offering both clinical and non-clinical roles that support the local economy. As a key NHS partner, SpaMedica delivers ophthalmology services free at the point of use, with over 99% of their cataract surgeries carried out for NHS patients at no additional cost to the NHS.

Their modern, dedicated eye clinics operate with high efficiency and success rates, helping reduce referral-to-treatment times from the NHS average of 280 days to just 42 days.

We completed a tri-annual report on the telecoms leases located on the client’s rooftop, documenting rent passing and flagging outstanding actions such as rent reviews, equipment upgrades, and lease renewals.

The report also set out the client’s position and options should they wish to relocate or remove telecoms equipment in advance of major development works.

We progressed the outstanding rent reviews, provided specialist advice on the existing lease structures and obligations, and engaged a specialist telecoms solicitor to advise on and facilitate any required equipment relocation

The client achieved a 14% uplift through the completed rent reviews and received clear, actionable commentary on the feasibility and process for relocating equipment.
