Purchased by its current owners 12 years ago, the abode perfectly fit their desires. They reflected: “It had extensive parking to accommodate visitors, was in the catchment and walking distance of the highly regarded University Academy Holbeach, and was on the edge of town, making it feel as though you are very much in the calming countryside, even though it is only a 10 minute walk from all of Holbeach’s amenities. Plus, with lots of trees up front, the home is not overlooked, making it wonderfully private, which was also very important to us. We knew it was the ideal place to raise our family, and from the moment we walked inside, it was home.” There was, however, a significant amount of work to be done. The owners explained: “When we moved here it needed a lot of refurbishment. It was originally a two bedroom house with a makeshift bathroom and kitchen!”
The property has since been extended with care, a third bedroom and utility room added, while work was also completed meticulously from top to bottom. The roof was repaired, the home rewired and re-plumbed, and a new heating system and new boiler installed. New plastering was also needed, and all the lower downstairs floors were dug out with damp proof coursing added. “It was extensive,” the owners said. Brilliantly, with all their hard work, the comforting ambience of an old cottage remains.
Approaching the house, one transitions from the gravel drive to a small, gently curving path, guiding you to the front door where an iron arch covered in evergreen honeysuckle stands ready to greet you. Stepping into the porch, there is a delightful little spot to hang your coat to the left, and handy, rustic shelving to the right, whether used for decorative purposes or to pop your post on. A touch of wallpaper here featuring birds is a splendid way to bring some extra intrigue and fun to the entryway. Moving into the home, it is instantly welcoming and warm. As the owners say, it is quite simply “a lovely place to be.”

There is additionally a useful cupboard. A further two bedrooms are offered on this floor, as well as the spacious shower room, a highlight of which being the waterfall shower. The garden is also visited by its fair share of wildlife. “The birds here are amazing,” the owners said. “Though you see all your usual varieties, woodpeckers, owls, and buzzards stop to say hello thanks to the fields behind us. Up front we see the occasional deer too!” The property additionally offers water and electricity outside, with external sockets ready if someone wanted to, for example, have music playing as they entertain.
While the home itself is beautiful, the location of the property makes it even more special. The owners said: “If you want a house which is close to the town but don’t want typical town noise, this is ideal. The cottage is on a very nice, tree-lined road, in a very pleasant and private position with lovely neighbours, and all of Holbeach’s amenities - the local school, doctors, shops, supermarkets, pubs, bars and restaurants - are walkable. The location of the house has been marvellous for us.”
Though all the amenities you could require are on the doorstep in Holbeach - with the town further boasting the University of Lincoln’s National Centre for Food Manufacturing, and a church dating back to 1225 with a stunning tower and spire - the home is also just a 20 minute drive from Spalding and half an hour from Peterborough, from which trains can quickly reach London in 50 minutes. Moreover, for a day out, Ayscoughfee Hall, Baytree Owl and Wildlife Centre, Springfields Outlet Shopping & Leisure Centre, a golf club, and more are nearby.
