Standing in the South Lincolnshire fens close to the border of West Norfolk a fine, five bedroomed house enjoys far reaching views across open farmland, yet is within a few minutes’ drive of the attractive market town of Long Sutton. The country lane it sits on is a no through road serving just a few houses so it is an extremely quiet spot, but not isolated with another house to one side behind trees. As you drive in through the gateway flanked by brick piers, the symmetric facade commands great presence with its impressive entrance portico overlooked by three dormers in the pantiled roof. The interior is extremely spacious and natural light floods in through the many, sizeable windows - all practical, double-glazed Upvc – with natural finish timber a feature in the internal doors, skirtings, architraves and staircases. On the other side of the capacious hall, a study and a ‘snug’ (although thirteen foot square!) provide rooms that might serve different purposes. “The snug is actually a lovely room to retreat to if we are experiencing a heatwave as it is north facing and stays lovely and cool!” says the owner. “Otherwise, generally it is a beautifully warm house particularly since the majority of rooms face south.” Upstairs, the wonderfully spacious landing leads into four commodious bedrooms, the master suite a stunning, south facing bedroom with a wall of fitted wardrobes and not only an en suite but a dressing room too. Two more rooms are on the top floor in the eaves of the roof, one a bedroom with an en suite shower room, the other, which incorporates the stairs, makes an extra sitting room or study and has been used by the eldest son as his private domain! There is some loft space above, in fact at both ends of the house, although with so much integrated storage throughout the house, it is almost superfluous. Bathrooms are fully tiled, the family one featuring a corner bath as well as a separate shower. Views from the upstairs are spectacular stretching as far as the eye can see across the fens.
Outside, the huge garden has matured nicely over the last thirteen years with a backdrop of sheltering trees. The gravel drive leads to a three bay garage at the back, two with open archways, the third with lock-up doors. A wide paved terrace wraps around the southern aspect of the house, perfect for al fresco dining and for the owners’ hot tub, with gates and hedging making the whole garden completely secure for dogs and young children? There is certainly plenty of space to run, play and hide with a cluster of trees towards the far end. “We have Victoria plum and apple trees including a very, very old Bramley at the front of the house which the builders had to navigate around – hence the house name! It still produces fruit by the bucket load,” enthuses the owner. “There are some pretty silver birch and a eucalyptus.” Some areas have been cultivated for growing vegetables - “there are some raspberry canes, strawberry plants and runner beans,” she says. “It’s a wonderful place for spectacular sunsets and for spotting wildlife and birds. We recently had a family of five woodpeckers visiting us, in fact we see both species, and occasionally we see roe deer on the road.” The location of Bramley House is ideal if you want to live in a rural setting but be close to shops and amenities. Long Sutton is just a few minutes away, larger Wisbech to the south, and King’s Lynn to the east, both only about a fifteen minute drive. The nearby A17 takes you into Norfolk to the East (with the coast at Hunstanton about forty minutes away) and Northwestwards further into Lincolnshire. Long Sutton has a primary and secondary school and the property is in catchment for the superb state grammar schools in Spalding with a free school bus passing by not far away.
