An absolutely charming 18th century stone cottage in the Rutland village of Empingham offers 3 double bedrooms, 3 sizeable reception rooms and a generous, mature and secluded garden at the back that houses an outside office. This quaint, historic home has recently undergone a complete refurbishment and has been transformed into a light, bright, characterful property with a modern, understated, Scandi vibe.

Road links are superb as the cottage sits on the A606 about halfway between Stamford to the east and Oakham to the west, each less than a 10 minute drive, the A1 Great North Road is even nearer and Rutland Water is just a stone’s throw from the property. Uppingham is about 15 minutes away and Oundle and Peterborough with its direct fast trains to London taking around 45 minutes, about a half hour drive.

Set well back and up steps into its front garden, Grade II listed Bay Cottage dates back to circa 1755 and was one of the village’s old alehouses. The cottage retains many historic features with its pretty arched panes in the front windows, lovely lime-plastered walls particularly noticeable in the vaulted ceilings upstairs, inglenook fireplaces, original flagstone flooring, exposed stone, an old bread oven, a wealth of beams now painted white to enhance the feeling of light and a useful double cellar for storage.
“We have tried to create a calm, contemporary and light feel whilst embracing the old character of the house,” says the owner. “We have renovated the entire property both inside and out. All the rooms including the front porch and the office in the garden have been decorated using breathable paint. We carried out some necessary repairs and maintenance on the roof and chimney stacks, as well as changing the plaster in the cellar hallway to lime and installing an automated ventilation system to control natural moisture levels down below. We have also fitted a new bathroom and new bedroom cupboards. New wool carpets have been laid in the bedrooms and all the lighting / sockets / switches have been replaced throughout the house.”
Downstairs, the two main reception rooms overlook the front along with the kitchen which links to the glazed garden room with its French doors onto the rear garden. The bathroom leads up off the central inner hallway, where steps also lead down to the cellars. Upstairs, a sense of space is provided by the white, lime-plastered walls and vaulted ceilings. A handy WC leads off upper landing.

Outside, the front garden has been landscaped behind its picket fencing, and down the side of the property off-road parking is available for up to 3 cars. Beyond this, a pedestrian gate opens into the garden at the back; a covered area with a tiled roof could be turned into a garage if desired but at present makes a charming space for outdoor dining.
The garden is delightful and has had a recent makeover. Quite large with a central lawn, it is private and secluded, with sunshine throughout the day and into evening. With many mature shrubs and trees, there are several seating areas, a summerhouse for cooler days and also a greenhouse. A stone outbuilding has been converted into an ideal office / home working space. As the owner states, “We installed internet to the stone outbuilding – it’s all connected to mesh Wi-fi which runs throughout the house and garden so it is now a properly functioning home office.” Outside dawn to dusk lighting has been installed to front, driveway and rear of property.
The location of Bay Cottage is within walking distance of all the amenities this friendly village offers such as an Ofsted rated Good primary school, an excellent medical centre, a well-stocked village store, a village hall, a thriving Cricket and Social Club, St. Peter’s Church and The White Horse gastropub with en suite rooms. Rutland Water is very nearby for all kinds of outdoor pursuits, and the market towns of Stamford and Oakham provide an array of excellent shops, bars, restaurants, sought after schools as well as train stations for commuting to London.
