A light and spacious house reminiscent of architecture of the 1930s in its Art Moderne style, was in fact built in the 50s and with fastidious attention to the use of the very best quality materials. Being situated close to the A16 allows easy access into Peterborough (about 20 minutes) where fast train services to London take approximately 45 minutes and, in the other direction, the pretty market town of Spalding is only about a 5 minute drive where there are excellent schools, shopping opportunities and sports facilities.
69 Moulton Chapel Road has been in the same family since its completion in 1958. Now in the hands of three grandchildren who grew up here from the mid-1970s, it was created by their grandfather, Morris Clarkson, a highly successful bulb grower whose business was located on this site. A notable aspect of his career includes a connection with one of our, arguably, greatest ever statesman. In 1965 he named one of his prize cultivated daffodils Winston Churchill, in memory of the former prime minister after receiving written approval from his wife, Clementine.
The build of the property was commissioned some years earlier by Morris and his wife Kathleen whose initials – GMC and KLEC – are inscribed in bricks under the two upper front windows. So serious was Morris about building the biggest and best family home in the area, that he formed his own building company together with a local builder, Joe Culy so that he could oversee the operation in every detail. It is said that building this house was the pinnacle of Joe Tooley’s career due to the house’s extremely high calibre with the build taking a number of years to complete. The carefully considered, top quality materials and the
attention to detail have certainly stood the test of time and although the interior décor may need an update, all the original features still remain in the property. It contains the original metal-framed windows and glazed front door; it has its original roof with its original tiles and almost over-engineered, solid oak roof trusses, all sound and robustly constructed, and well-maintained original cast iron guttering. Inside, the hardwood panelled staircase and beautiful parquet floors are in excellent order, the original tiled mid-century fireplace
is still in use, and the bathroom retains its original bath, washbasin, mirror and striking pink and black wall tiles.
Additions have been made in more recent years, however, with a timber, south facing conservatory where plants and bulbs were once propagated, being replaced with a modern one whilst a second, slightly smaller one has been installed to the western elevation. Internal double doors lead from the main reception room into both of these garden rooms. The home is exceptionally light and airy with the back facing south and the large curving windows in the façade’s striking

Another aspect of the house is the snooker room. “The house was built around the snooker table which is a bespoke one brought up from London,” he continues. “The games room was built specially for the table with RSJs put in across the garage ceiling to take the weight. It is included in the sale of the property. The balcony is reached directly from this room which overlooks the fields behind; you can sit there with a cup of tea and see the sun rise and later, a glass of something to see the sun set.”
The kitchen which overlooks the back garden and has that marvellous feature of a walk-in pantry, is the original fitted 50s’ one and contains the original oilfired Aga. As we are told by one of the grandchildren, “The Aga was turned on when first installed and has stayed on ever since! It is the real heart of the home and can heat the whole house and the hot water
There is no lack of storage here with every bedroom having a built-in wardrobe and there is a large cupboard under the stairs. A sizeable utility room, storerooms and a ground floor WC are connected to the property via a hallway at the back of the garage which could be converted as part of a granny annex if desired, or might be used as a gym. A further small storage shed is outside.
The house sits In a quiet, private spot with far reaching views over the property’s land from the back. A good-sized plot, there is a tarmac drive at the front and lawns, a lily pond and a variety of mature shrubs, trees and bordering hedges that wraparound to the side and rear. The 11.2 acres of land have vehicle access in perpetuity down a drive to the left of the property, but it would be feasible to create another way through from the garden on the right hand side. A water course runs down the length of the fields known locally as The Wheat Mere, which attracts an abundance of bird and wildlife and is a charming place for walking alongside. “Swans come back to the Wheat Mere every year,” we are informed, “and it is home to ducks, moorhens and a heron as well as eels and fish.”
Some superb state grammar schools are in the area, such as in Spalding about 5 minutes’ drive, the High School (for girls) is rated Outstanding by Ofsted and the Grammar School (for boys) is rated Good. Co-ed Bourne Grammar School is about 15 minutes’ drive and is rated Outstanding, with even more choices in Peterborough, Holbeach and Wisbech where there is a much sought after independent Grammar School.
