Tucked away in the corner of a quiet little residential close, almost hidden by trees and hedging, a stunning, modern family home has been beautifully refurbished and provides a perfect, quite substantial, family home. Situated in the small, Conservation village of Langham, just 2 miles from Oakham, the attractive county town of Rutland, it is also just a short distance from Rutland Water.
The immaculately presented property has 5 generous bedrooms on the first floor, 2 of which have en suites and dressing rooms, the others sharing a fully fitted, family bathroom. A fabulous connection with the secluded, south facing garden is from bi-folding and French doors – no less than 3 sets - from the ground floor, whilst 4 of the bedrooms benefit their own Juliette balconies.
“What initially attracted us to the property was the location, the size of the rooms in the house and the south facing garden,” divulges the owner. “The Langham pre-school and primary school is within walking distance, with Oakham School being a short distance away for the high school years. The location is perfect for a short trip into town, or a bike ride away from Rutland Water, and there are many attractive country walks, whether with or without a dog, straight from the house too.”
The house has a very fresh, clean feel, decorated in pale, neutral shades enhancing the wonderful sense of light and airiness. The property has been extended and modified by the owners to create a more open plan layout suitable for today’s lifestyle. As you enter the central hall, the kitchen dining room is directly ahead
with glazing and French doors onto the terrace behind. The beautifully fitted kitchen with a wealth of units topped with granite is on one side and, on the other, it opens out seamlessly into a living room where a wide expanse of bi-folding doors slide back to truly bring the outside in. For a young family, this space would be the perfect playroom. Beyond this, there are further French doors onto the terrace and then another living room, one that is over 27 feet long, triple aspect and benefitting French doors at both ends. The amount of space combined with the superb connection with the wide terrace and garden makes it an ideal place for entertaining or just enjoying as a family in the summer. Overlooking the front, off the entrance hall are two studies - ideal if working from home – or, as one of the
two downstairs WCs is close by, the larger could be an extra bedroom, particularly for an elderly resident or guest. A sizeable utility room leads from the kitchen where there is access into the double garage as well as to the outside.
Upstairs, the bedrooms are all extremely light and spacious. The principal en suite bedroom is very luxurious in that you enter into a dressing area with fitted wardrobes at the end and a Juliette balcony over the private and secluded front garden; a step up and you are in the generous bedroom with another Juliette balcony over the back garden. The second en suite bedroom also enjoys a dressing room, and further two bedrooms have Juliette balcony.
The good-sized garden is very sunny, private and secluded with a backdrop of fine, mature trees and shrubs. Low maintenance, it has an expansive, paved terrace across the back of the house and a large lawn which extends round to the front. Here, blockpaving provides off-street parking in front of the double garage.
“All our neighbours are very welcoming and helpful,” says the owner. “The village has a good community which you are able to bob in and out of. Yearly events take place, like street markets, coffee and cake meetings and the village hall can be hired out for parties etc. It is also a venue for evening classes such as yoga and bridge, and there are fish & chip nights. A monthly Langham village publication is posted through your door so you know what is going on locally.”
Langham is situated on the Oakham to Melton Mowbray road, the A606, and has a little stream meandering through the village. A lively place, a street market involving the villagers takes place every year in August, and there is a popular pub, The Wheatsheaf, which serves food that can be taken away or even delivered. Langham and part of its surrounding area is a Conservation Area with 40 listed buildings including St Peter and St Paul’s Church and the Old Hall. There are numerous other structures that are listed as well as some important ancient hedgerows, bridleways and trees. The earliest reference to Langham was in 1398 when it had its own Manorial Court but the building of the parish church began earlier in the 13th century.
