“You can’t see the house from the road, it’s in an unoverlooked spot.” A tarmac, carriage driveway to the front is bordered by red brick walling, and a double garage is integrated into the property on the left. Inside, the feeling of light and space is immediately apparent with pale gleaming porcelain tiles underfoot in the hallway, and white paintwork

From the culinary end a door opens into a huge, triple aspect utility room which is lined with many more of the same units; extensive worktops house an extra wide stainless steel sink, and space is underneath for a washing machine and a tumble dryer; a door leads to the outside.

Upstairs, off the spacious landing are the bedrooms which are all excellent sizes, and the new bathrooms with their showers, washbasins and lavatories, which are tiled and modern.

The low maintenance garden at the rear is a good size, predominantly lawn with a new, large patio laid directly from the back of the house, and is surrounded almost entirely with lapboard fencing except for a small section at the end which allows a lovely view across pasture with mature trees beyond. “In the spring the farmer puts sheep to graze with their lambs on the field which are lovely to see,” enthuses the owner.

The position of the property means that there is a choice of primary schools: one in the village of Folksworth itself, a mile down the road, but the same distance away

is the village of Stilton also with a primary school. There are many opportunities for secondary education with both state and independent schools in Stamford, which is just a 15 minute drive, as well as in Peterborough, between 10 and 15 minutes’ away, and more public schools are at Oakham, Oundle and Uppingham. “Hampton, this side of Peterborough, has an excellent shopping centre, and is only ten minutes by car; it’s also only fifteen minutes to Huntingdon where we often go to the cinema or for shopping, or for catching the train to London. We’re actually in a very convenient place!” declares the owner.
