Seller Insight

Harrington House is a superb, modern property in the heart of Old. For the present owners Andy and Melanie, it has been an amazing family home. They were thrilled to discover the newly built house in 2011 and immediately knew that its generous space, over three floors, would be ideal for all aspects of their busy and growing family. This turned out to be true as they have enjoyed twelve happy years in this home and beautiful garden.

The family have used and appreciated every aspect of the home and garden which has a welcoming and positive ambience throughout. Melanie says they have loved the spacious rooms, which are flooded with natural light, where they can gather as a family and entertain their wider family, and friends, on special occasions.

The kitchen is the daily hub of the home for chatty mealtimes or sinking into comfy settees to chill out, with the garden as a charming background. The lounge is an all year room, where the log burner fire creates a cosy winter retreat, whilst also being a sunny summer spot for quiet down time with doors opening on to the garden. Every room has a perfect balance of style and great comfort.

It is a house that is at its best when full of family and friends. Melanie will cherish the photographs of the wider family all sitting on the main stairs, especially at Christmas time, and of summer entertaining in the garden. These are lasting memories of happy times.

Andy says for him the home office embodies the sense of a fantastic house in a great location. In the room’s calm surroundings, he can work, and savour the tranquil view toward the war memorial, village green and on to the pub and the church. It is a quintessential English country village view, and at such times he feels there can be no place better to be. In addition to this, it’s less than 1 hour commute from Kettering to St Pancras International station for his days in London.

Both Melanie and Andy maintain hybrid working patterns so having two home offices is a luxury they have enjoyed and will be enormously beneficial to a working couple.

The easily maintained garden was designed and created in the spring of 2013 and has opened bi-annually for Old Open Gardens weekend. It is full of seasonal colour, enjoys a well maintained selection of shrubs providing structure through the seasons and is a delightful place to wander, relax, sit, and follow the sun. The garden benefits from its own micro-climate within the beautiful walled garden area. The pleasure culminates on the patio which during the afternoon becomes a total sun trap where you can delight in secluded peacefulness, punctuated only by the distant, muted sounds of a cricket match. It is an oasis of calm, and you also have the option of retreating under cover to the delightful summer house to further enjoy the outside space.

Old is an active village with an excellent pub, church community, and village charities. The family have valued the depth of community life, and breadth of village activities, that have something for everyone.

Northampton, the County town, and the market town of Market Harborough with good schools, restaurants and shops are both within easy reach. Whilst Northamptonshire enjoys a central UK location to explore the beautiful surrounding countryside and is within easy access to explore the counties beyond.

Melanie and Andy say Harrington House is a great family home in a lovely position and they are certain that whoever lives there next will love this super property as they have done, with their family, for over a decade.*
