OAKFRITH HOUSE “Oakfrith House is situated in a private and secluded location just off The Green in Urchfont, one of Wiltshire’s finest villages. Constructed by a renowned local developer in 2011, this spacious property is presented in immaculate condition and combines traditional features with elegant contemporary design. A true delight.” Edward Taylor – Director

KEY FEATURES Ground Floor: Natural light floods the spacious double-height entrance hall, and the eye is immediately drawn to the oak staircase and galleried landing above. The gorgeous Cheverell kitchen is fitted with granite worktops, a steam oven and microwave. The beautiful limestone flooring benefits from a wet underfloor heating system that runs through the ground floor of the house, with individual room zones. The generous island provides an excellent focal point to the kitchen and the prep sink is fitted with a Perrin and Rowe mixer tap and vegetable washer, whereas the main sink is fitted with a Quooker tap, for the convenience of instant boiling water. Although the kitchen offers ample space to dine, there is an additional formal dining room adjacent, fitted with oak flooring and double doors through to the kitchen and a single to the entrance hall. The vaulted family room has delightful exposed oak beams and a Morso cast iron wood burner, in addition to a range of bespoke Cheverell cabinetry providing a range of useful storage. The double-aspect drawing room is also fitted with oak flooring and benefits from a Scandinavian Dovre cast iron wood burner, which can also be an open fire, with a bespoke Bath Stone surround. A large study can also be found off the entrance hall, with purpose-built Cheverell furniture including shelving and storage with an excellent filing system all encased in a beautiful walnut veneer. The whole house is fitted with Collingwood lighting, providing stylish uplighting to many of the features of the property. In addition, Cat. 6 cabling run throughout giving excellent connectivity. First Floor: The principal bedroom suite benefits from large walk-in wardrobe, and ensuite bathroom. All bathrooms and shower rooms are fitted with Villeroy and Boch porcelain and Hans Grohe fixtures. The further 3 bedrooms are presented in excellent condition too, with wool carpets and plantation shutters throughout.

SELLER INSIGHT What is your favourite room of the house and why? It all depends on the time of year! The family room can be really cosy in the winter with the log burner going, although opening the doors to the garden from the kitchen has to be our favourite in the summer. Who do you think would be the next ideal owner? Could be a family or couple, the house is so flexible and could appeal to many people. What do you love most about the house and why? The privacy is great, although we are in the village centre. What do you love about the local community? There’s a lot in the village and plenty to get involved with if you’d like including the community-run pub and the annual scarecrow festival which is not to be missed. How easy is it to commute from here? There are plenty of stations nearby including Chippenham and Pewsey, with regular direct services to London and West to Bath, Bristol and Devon/Cornwall too. What made you choose this property over others that were available at the time? It stood out head and shoulders above anything else we’d seen and is unique. There simply wasn’t anything we’d seen that came close, and we hope the new owners love it as much as we do.

KEY FEATURES Outside: The generous studio above the oak-framed double carport offers an incredibly versatile space, with options for an office, guest accommodation gym or even a self-contained annexe as it comes with a kitchenette with fridge and shower room. The fixtures and fittings here are to the same exceptional standard as the main house, giving excellent continuity of finish. The gated gravelled driveway provides parking for several vehicles in addition to the carport. The garden is totally enclosed and made remarkably private by mature hedging, a rarity in a village centre setting. Attractively planted beds to the front add wonderful colour throughout the year and in all the grounds exceed a third of an acre.
