MARKET OVERVIEWHolding steady
The housing market is holding steady, with stable mortgage rates and consistent activity levels. Demand remains supported, though uncertainty around the upcoming Autumn Budget is influencing confidence, especially at the top end of the market.
RATES STEADY
The Bank of England kept interest rates on hold at its September meeting, signalling a cautious approach as inflationary pressures persist. CPI inflation rose by 3.8% in the year to August 2025, unchanged from July.¹ Mortgage rates have remained steady since the decision, with average five-year fixed deals currently between 4.1% (for those with 75% LTV) and 4.9% (for those on higher LTVs). This stability is supporting demand and giving borrowers greater confidence to plan ahead. Borrowing costs may edge down further if the Bank Rate is reduced in the coming quarters, providing some additional support to activity (HM Treasury consensus forecasts suggest forecasters are roughly split in half between those expecting one further base rate cut this year and those not).
MORTGAGE APPROVALS RESILIENT
Mortgage approvals, a key indicator of future activity, have remained robust despite wider political and economic uncertainty. In August, there were 64,680 approvals, just 0.7% lower than in July, a modest dip for what is typically a quieter month in the housing calendar.² Volumes have shifted by fewer than 1,000 over the past three months and are broadly in line with levels seen six months ago, suggesting borrowers have largely adjusted to the current rate environment.
UNCERTAINTY WEIGHS
Transaction volumes also point to relative stability, with 93,630 recorded in August – a 2% rise yearon-year, though a slight monthly dip of 2% following three consecutive months of growth.³ More timely indicators, however, suggest that uncertainty around the Autumn Budget is beginning to weigh on the market, particularly at the higher end. Over the past five weeks, demand for homes priced above £500,000 has slipped by 4%, accompanied by a 7% reduction in new listings.4 The slowdown is even more evident at the top end of the market, where properties valued over £1 million have seen buyer interest fall 11% year-on-year and new listings decline by 9%. The latest RICS survey points to broadly flat sales expectations over the next three months, with a net balance reading of -2%.5 This year has seen a moderation in the trend from higher sales expectations in 2024 as the market recovered.
PRICES STEADY
Annual house price growth remained steady at 2.2% in September, close to 2.1% in August.6 By property type, semi-detached homes have seen the strongest gains over the past year, with average prices up 3.4%, while detached and terraced properties recorded increases of 2.5% and 2.4% respectively. Flats, by contrast, slipped 0.3% year-on-year and continue to show weaker long-term growth, rising just 20% over the past decade, less than half the increase in terraced houses.
In the prime markets of England and Wales, the average price of a property is £1,137,186, down 8.2% compared to the same time last year. Scotland and the North West recorded the strongest growth at 2.5% and 0.8% respectively.

British textile designer Molly Mahon has built a world filled with colour, pattern and joy. Her eponymous design studio, known for its exuberant fabrics, wallpapers and homewares, is as much about craftsmanship as it is about beauty.
What began at Molly’s kitchen table in Sussex has blossomed
into a brand with international reach, yet it remains rooted in family and tradition. Today, the design studio operates from the Ashdown Forest, just moments from where it all began. Her husband Rollo, their children and even the family dog, Bramble, are all part of the story, alongside a talented team of artisans who help bring her vision to life.
Molly’s creative journey is deeply intertwined with the ancient art of block printing, a tradition with roots in East Asia and India. Her hand-drawn motifs of florals, trees and geometric patterns are carved into wooden blocks by master craftsmen in Rajasthan. The cloth, woven by hand in southern India, is then painstakingly printed, colour by colour, before being dried in the sun, washed and shipped to England.
From there, British makers add their mark: lampshades crafted in Devon and Norfolk, cushions stitched in studios from Scotland to Brighton, wallpapers produced on Victorian machines in Accrington. Every step, from carving to packing, carries the imprint of skilled hands.
“Natural fibres are at the heart of what I do,” says Molly. “Linen and cotton take block print beautifully; they age gracefully, they breathe, they have integrity. I love honest, tactile, enduring materials.”
For Molly, design is never just about decoration. It’s about atmosphere, energy and joy.
“I always follow the rule of balance; every room needs harmony between pattern, colour and space. But rules are there to be playfully broken too. I adore layering prints or mixing colours where others might hesitate. That’s often when the real magic happens.”
Her collections embody this philosophy: uplifting wallpapers, cheerful table linens and bold fabrics that transform rooms into places of gathering and sanctuary. Each piece is made not only to serve a purpose but to bring joy into daily life.
As interiors shift toward individuality and sustainability, Molly sees a growing appetite for pattern, provenance and personal expression.
“The luxury sector is evolving,” she reflects. “It’s no longer just about beauty or exclusivity. It’s about authenticity, craftsmanship and conscience. That’s how I’ve always worked, so it feels like a very natural direction.”
Molly’s next chapter includes thoughtful expansion into new categories, collaborations with other makers, and a forthcoming book that explores her personal journey alongside the history of block printing. Through it all, her mission remains clear: to share colour, craft and joy with discerning homes everywhere.

The Fine & Country Foundation Autumn Ball 2025 proved to be an unforgettable evening of elegance and generosity, as guests gathered at the magnificent Stanbrook Abbey Hotel, Worcester, on Saturday, 4th October. The event raised an astounding £7,800 to support charities tackling homelessness across the UK.
Set against the breathtaking backdrop of the 16th-century former monastery, the night began with a sparkling champagne reception and canapés before guests enjoyed an exquisite three-course dinner. The atmosphere was brimming with warmth, laughter and goodwill as attendees came together for a shared cause.


Entertainment throughout the evening was nothing short of spectacular. Brilliant band, The Score, kept the dance floor alive with their high-energy live set, while Meredith McCracken, the exceptionally talented harpist, added a touch of refined magic to the reception with her beautiful performance. Morgan Motor Company of Malvern were also proud to display two of their stunning luxury cars at the event, flanking guests’ entrance to the glittering venue.
The evening also featured a charity auction and raffle, two prizes of which came from Morgan Motor Company of Malvern, with all proceeds contributing directly to projects helping individuals and families affected by homelessness. Event organiser Vanessa Bradford, Branch Partner at Fine & Country Droitwich Spa, Worcester and Malvern, expressed her thanks to everyone who attended and gave their time and money so generously: “I’m absolutely thrilled by the kindness shown not just on the night but in the lead-up to the event too. The atmosphere was incredible, and to raise £7,800 in one evening is just phenomenal. Every pound will go towards making a real difference in people’s lives. I want to thank everyone who supported the event, our guests, sponsors, performers, the venue and volunteers, for making the night such a success.”
Among those celebrating the evening was Jonathan Handford, Interim Managing Director of Fine & Country, who commented: “The Autumn Ball was a fantastic celebration of what our network can achieve when we come together for a cause that truly matters.
