Seller Insight
We acquired the whole estate in 2016 and having razed the previous property to the ground we designed and built a highly desirable home in the classic Cotswold architectural style,” say the vendors. Although traditional looking at the front, the rear plays host to modern double height windows on the ground and first floors, and a glass fronted balcony serving the principal bedroom on the second. Boasting large light filled spaces, such as the kitchen/ diner/reception room on the first floor and the vast basement entertainment area, it also offers cosier spaces. “It’s an incredibly practical, versatile, and comfortable home with five ensuite bedrooms, space to relax and a fully powered double garage with an office above. The position of the property is simply stunning; set on a hill it has views as far as the eye can see.”
“Red Roof – rurally set between Worcester and Kidderminster – is a complete new build and one-off property. The incredible countryside position means one is always connected to nature, whether watching buzzards, red kites and deer or marveling at sunrises, sunsets and clear night skies. The lake has an island which one can canoe over to for picnics, wild swimming, camping and fishing. Both the lake and river have specimen fish and multiple fishing pegs. There are plenty of trees on the land such as damson and apple, ancient oaks and small leaved lime.”
“The peacefulness and feeling of calm experienced here is much like that of a retreat – Red Roof really does feel like a luxury hideaway.”
“Lineholt is more an area than a village, however it has a strong community feel. The property is in a great catchment area for schools and has good bus services. It is just 15 minutes from the M5, while nearby Worcester Parkway offers regular services to London Paddington.”*

LOCATION
Red Roof is located in Lineholt and comes under the jurisdiction of Wychavon District Council.
Lineholt is located 3 miles from Ombersley, which is one of the most sought-after and charming villages in Worcestershire. The first known reference to the village was the granting of a Charter to Abbot Egwin, later Saint Egwin, of Evesham Abbey in 706 AD. Ombersley was part of a Royal Forest until 1229. The forest gives the village its name.
The village of Ombersley boasts a whole host of amenities including a renowned butchers and deli shop (Checketts), delicatessen, primary school, doctor’s surgery, parish church and post office, together with many public houses and restaurants.

More extensive opportunities for shopping, leisure and education can be found in the nearby centres of Worcester, Bromsgrove and Kidderminster. Worcester is 7 miles away, Droitwich Spa 5 miles, M5 (junction 5) 6.5 miles and (junction 6) 7.5 miles, Birmingham 24 miles. There are direct train lines to London from Worcester and Birmingham. The new Worcestershire Parkway is located 14 miles away (20 minute drive), which is intended to increase the capacity to London as well as reduce journey times. This will have a significant impact on Worcestershire’s accessibility to the capital and other regional centres.
If education is a priority, then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. The King’s School Worcester and The Royal Grammar School are located in the heart of Worcester city centre.
