KENTLANDS

An individually built detached house with beautiful views and annexe potential, set in 21 acres of grounds, including stunning gardens, stable block, large workshop, paddock and surrounding fields.

KEY FEATURES

The approach to Kentlands is one of rural tranquillity, passing sheep in their fields as you access the property via a private lane. Electric gates then open onto the driveway sweeping around the beautifully landscaped front garden, leading up to the double garage and large parking area.

The front door opens into the entrance hallway, with a door to the right leading very conveniently into the garage. The hallway itself has several feature windows along its length which allow in plenty of natural light and looks out over the courtyard at the rear of the property. The hallway then leads to a large dual aspect sitting room, which has plenty of space for a sofa and chairs arranged around the fireplace and inset wood burner. There is space for a dining table and chairs big enough for the whole family and doors that lead out into the Sunroom.

The kitchen/breakfast room is a great size, with marble worksurfaces, a built-in breakfast bar and a large range oven.

At the front of the property, the spectacular sunroom provides a tranquil space to look out over the stunning gardens, pond and fields beyond.

From the inner hallway, there is great potential to adapt the remainder of the ground floor into a self-contained annexe. The rooms are currently a utility room, bathroom, a double bedroom with doors to a conservatory which provides direct access to the rear courtyard.

SELLER INSIGHT

Upon viewing Kentlands, we both instantly fell in love with it’s rural beauty and tranquillity. We were able to rent out some of the fields which made the 20 acres more manageable for us and made the dream of living in Kentlands, a reality. Being keen gardeners, the outside space was important to us. Over the years the garden, vegetable plot and polytunnel have been a labour of love, which has been celebrated when our gardens were opened up for The National Garden Scheme.

When we were not pottering about in the garden, we could be found either in our sunroom looking out over the riot of colour across our garden, or sitting outside, enjoying the bird song, the sound of water, and the sheep in the field beyond. We particularly liked how the electric gates made the property feel more private, our own little secluded haven.

We have never regretted taking on a property arguably bigger than we had first planned on purchasing, as it has been a great sociable family home, with space for all the family when they come to visit. With 3 bathrooms servicing 4 bedrooms, there was never anyone waiting in queue. Our courtyard has also been a great place where we have had gatherings on sunny days and enjoyed a barbeque.

We will miss this property; it has been very loved and holds fond memories. We wish the new owners the same joys that we have had here.”*

On the first floor of the property is a spacious master bedroom with built-in storage and a charming window seat, providing yet another opportunity to enjoy the wonderful rural views. An adjoining dressing room with built in storage connects the master bedroom to the en-suite bathroom, which has a corner bath and separate shower. On the opposite side of the en-suite is another room which is currently set up as a bedroom. As this room can only be accessed via the master bedroom and adjoining rooms, this space would be perfect for a nursery or a study.

Also on this floor is a further bathroom, a single bedroom which is currently set up as a study, and a double bedroom with built in wardrobes.

Gardens and Grounds

The beautiful gardens and grounds at Kentlands have featured as part of the National Garden Scheme and have an abundance of specimen flowers, plants and trees. The front of the property is South facing and enjoys rural views. It is the perfect place to appreciate the colour of the numerous flower beds.

Behind Kentlands is a private courtyard where the current owners enjoy summer barbecues and beyond this is a summerhouse where you can enjoy the elevated views. There is a productive fenced area with vegetable plots, a polytunnel and soft fruit cage.

The views from the top of the garden are amazing as you look down through the valley and across Exeter.

In total, there are approximately 21.6 acres of gardens and grounds including two paddocks and a further field located to the north side. Please note that the fields to the north are subject to a public footpath which runs through them.

Outbuildings include a stable yard with three stables, a tack room, a barn with a further two stables inside and a 20x8 metal and glass greenhouse.
