Step inside Lucerne
A grand old gem of a property has come to the market for the first time in almost 80 years. Whilst the requirement for modernisation is not disputed, there is an opportunity for the astute buyer to bring this Victorian home back to what it would have been when it was originally built.

Lucerne retains the character and style, indicative of its’ period, in abundance. Stained-glass windows, marble fireplaces, moulded ceilings and skirting boards, picture rails, dado rails, panelled doors and even fully-functioning service bells have survived unaltered , unlike many similar homes which have sadly had their true character removed to allow for maximum modernity. This property’s new owners will hopefully be aware that ‘the old’ and ‘the new’ have been proven to blend well together. Ultramodern kitchens and bathrooms and bi-fold doors can look very impressive surrounded by well-crafted Victorian grandeur.
Standing centrally in a good-sized plot, the house provides excellent internal accommodation of about 3,000 sq. ft. All individual rooms are large, offering flexibility-of-use to suit modern-day family living.
Once re-created, this will once again be the ideal family home. It has a large lawn in the secure rear garden for youngsters to run around, whilst teenagers are more likely to enjoy a bit of freedom at the recreation ground and tennis courts which are, conveniently, just along the road.
The centre of the charming harbourside village of Emsworth is within a short walk and has an array of locally owned shops, restaurants and pubs in addition to two sailing clubs. The nearby railway station makes commuting to London just about as easy as it could be. The A27 is 1.5 miles away giving access to neighbouring cities Chichester, Portsmouth and Southampton, and also connects with the A3 north to London.
STEP INSIDE
Access to the house is via double doors to a very useful porch leading to an impressive inner entrance displaying large stained-glass windows. The very spacious hallway, which is dominated by a wide galleried staircase, leads to three main reception rooms which are of excellent proportions. The Sitting Room, with double doors to the garden, and Dining Rooms are opposite each other and are at the front of the house with large curved bay windows, whilst the Study is to the rear with a square bay window incorporating double doors into the garden. A Fourth Reception Room, with its own external sideentrance door, sits between the Dining Room and the Kitchen and could be used as a Family Room. Currently fitted with plumbing for utility machines and a shower room, it could also be ideal as a groundfloor bedroom, if required. The Kitchen, located at the end of the hallway and overlooking the rear garden, has a range of wooden units, gas hob and electric ovens. There is a walk-in larder and side access door.
Upstairs, there are Six Bedrooms, all of which are large, and a Family Bathroom.

STEP OUTSIDE
To the front of the house, there is a large gravelled parking area and a double detached garage. The whole is enclosed with high evergreen hedging and a variety of planting offering privacy. There is access to the rear of the house at both sides.

The large garden to the rear enjoys a south-westerly aspect, and is fully enclosed by timber fencing fronted by shrub and flower borders with mature planting and a small pond set in a large lawn. There is a summer house at the rear of the garage and a useful timber shed at the end of the lawn. To the side of the house, and adjacent to the kitchen, is a cobbled courtyard area and an original ‘gardeners outside WC’.
