BROXHOLME HOUSE
A renovated, extended and refurbished property, situated in the picturesque village of Ashby St Ledgers.

KEY FEATURES

Broxholme House is located in the highly desirable Northamptonshire village of Ashby Saint Ledgers, a picturesque location that has some inspiring period architecture, with a variety of thatched and stone cottages dotted along the Main Street in this quiet rural retreat. Broxholme House has been refurbished and extended in recent years and incorporates some excellent period features including exposed beams and inglenook fireplaces. There are some contemporary features too, including a stunning, refitted kitchen that overlooks the private rear gardens. The ground floor has a light and airy sitting room with log burner and exposed brick chimney breast, a bay window with double glazed units, bespoke shutters and a window seat. There is a large and welcoming entrance hall with inglenook fireplace, exposed timbers and a hardwood floor, that flows into the neighbouring dining room, which has a door to the utility room, that houses the oil fired central heating boiler and provides access to the garden. There is a convenient ground floor shower room and a beautifully fitted kitchen breakfast room with double glazed doors leading to the garden. This is part of the two storey extension and the kitchen is fitted with a range of high quality units and quartz work surfaces. There is an island unit and breakfast bar, plus a built-in microwave, wine chiller, Neff induction hob and extractor hood, together with a Neff double oven.

SELLER INSIGHT
Broxholme House has everything we wanted in a home,” say the current owners. “The village is simply stunning, with such a welcoming community. We love the doublefronted aspect of the property and the history surrounding the village, our home and the Manor House, which feature in Ashby St. Ledgers. It is where Guy Fawkes and Robert Catesby planned the gunpowder plot, and the room where they devised the plan has largely been left untouched. Broxholme House was originally the sorting office for the post office next door: a neighbour who has old black and white photos of Ashby and our home has one showing a dray horse outside with a cart pulling the sacks of post for Rugby and the surroundings. What’s more, we bought this house from The Crown Estates, and our deeds state Her Majesty the Queen as the vendor.”

“Since moving in, we have lovingly renovated our home,” the owners continue. “My husband is a master craftsman and has worked on projects for clients from all over the world and also in the private part of Regent’s Park, London. The whole house has been renovated and decorated, with new windows, new doors, luxury bathrooms and a stunning kitchen where we love to host family and friends for celebrations that spill out into the garden. In addition, the lounge with wood-burning stove is warm and welcoming on a winter’s evening.”
The outside space serves as an extension of the indoor living accommodation during the warmer months of the year. “Our garden has a variety of seating areas: the patio where we barbecue and eat, and our favourite bench where we often have an aperitif in the evening sunshine,” the owners say. “We love gardening and growing our own produce and our daughter has enjoyed using the treehouse with her friends. Neighbours keep chickens, horses, a pony, donkey and alpacas and some lovely lambs!”
Indeed, the local area has much to offer, too. “Buying Broxholme means not only that you are buying a great 4 bedroom, 3 bathroom family home in beautiful countryside, but also that you are literally becoming part of a welcoming, friendly community from your first day,” the owners say. “We will miss our community here and the amazing countryside walks with our dog. There is a village WhatsApp group where we organise babysitters, raise money for charity, swap recipes, or provide local news and information on events; we help each other out if anyone ever needs anything; a missing ingredient or a garden tool, everyone jumps to the rescue. We have recently held jubilee celebrations in the form of a street party and the village hall is used for a number of events. Whilst renovating, we’ve held birthday parties there and just this last weekend we were involved in Cream Teas on the village green to raise money for the local church. The green will be the starting point for the village ‘Fun Run’ next weekend which we will help marshal, and there are weekly gym classes and yoga classes which take place there. There is also a scrabble club and the church holds services, baptisms, weddings and wonderful Christmas celebrations which we all attend and support. There is also a village cricket team and a friendly football 5-a-side team. The property itself is in a great location, being quiet and peaceful yet only minutes from Rugby and Daventry with all their amenities: Waitrose, leisure facilities, bakeries and cafes. Schooling is excellent; neighbours attend Rugby School as well as Princethorpe College with its direct transport links from the village. There is a plethora of ‘Good’ Ofsted rated primaries within a few miles, as well as the excellent Maidwell Hall and Bilton Grange schools which Ashby children also attend.”*

The first floor has access to four well-proportioned bedrooms. The attractive principal bedroom has a vaulted ceiling, dual aspect double glazed, period style windows and access to a contemporary ensuite shower room with a range of attractive tiling. The family bathroom has been luxuriously appointed with a roll top bath, wash basin and concealed cistern WC. Bedroom four is currently in use as a convenient work from home office and has views over the fields in front. There are a further two double bedrooms situated at the rear of the house with attractive views of the gardens.

Outside
Broxholme House has a small lawned foregarden and a brick paved pathway that leads to the front entrance door. There is a driveway at the rear of the house which offers access to the detached single garage and off-road parking, whilst a further space is provided at the side of the house. A pedestrian gate leads to the private rear gardens which are laid mainly to lawn and have a variety of well-stocked borders and shrubs. There is a southerly facing aspect and a delightful patio area with steps leading down to the rear extension.

LOCATION
Ashby St Ledgers is a small village located in the county of Northamptonshire, England. It is situated approximately 12 miles (19 kilometers) north-west of the town of Northampton. The village is known for its picturesque rural setting and its historical significance.

Ashby St Ledgers has a rich history dating back several centuries. One of the most notable landmarks in the village is Ashby St Ledgers Manor, a beautiful medieval manor house that dates back to the 16th century. The manor has been owned by the Catesby family since the 1500s and is known for its association with the Gunpowder Plot of 1605.
The Gunpowder Plot was a failed assassination attempt against King James I of England and the English Parliament. Robert Catesby, a prominent Catholic conspirator, and his fellow plotters used Ashby St Ledgers Manor as a meeting place and a hiding spot for some of their gunpowder. It was during one of these meetings that the infamous letter warning Lord Monteagle about the plot was allegedly received, leading to the plot’s discovery and the arrest of the conspirators.
Today, Ashby St Ledgers Manor is privately owned and not open to the public, but its historical significance makes it a fascinating landmark for history enthusiasts. The village itself has retained much of its traditional charm, with a cluster of historic cottages, a church, and scenic countryside surrounding it.
Ashby St Ledgers is a quiet and tranquil village, offering a peaceful retreat for residents and visitors alike. While it may not be a bustling tourist destination, its historical connections and idyllic setting make it a charming place to explore for those interested in English history and rural landscapes.
