Broxholme House has everything we wanted in a home,” say the current owners. “The village is simply stunning, with such a welcoming community. We love the doublefronted aspect of the property and the history surrounding the village, our home and the Manor House, which feature in Ashby St. Ledgers. It is where Guy Fawkes and Robert Catesby planned the gunpowder plot, and the room where they devised the plan has largely been left untouched. Broxholme House was originally the sorting office for the post office next door: a neighbour who has old black and white photos of Ashby and our home has one showing a dray horse outside with a cart pulling the sacks of post for Rugby and the surroundings. “Since moving in, we have lovingly renovated our home,” the owners continue. “My husband is a master craftsman and has worked on projects for clients from all over the world and also in the private part of Regent’s Park, London. The whole house has been renovated and decorated, with new windows, new doors, luxury bathrooms and a stunning kitchen where we love to host family and friends for celebrations that spill out into the garden. In addition, the lounge with wood-burning stove is warm and welcoming on a winter’s evening.”
The outside space serves as an extension of the indoor living accommodation during the warmer months of the year. “Our garden has a variety of seating areas: the patio where we barbecue and eat, and our favourite bench where we often have an aperitif in the evening sunshine,” the owners say. “We love gardening and growing our own produce and our daughter has enjoyed using the treehouse with her friends. Neighbours keep chickens, horses, a pony, donkey and alpacas and some lovely lambs!”
Indeed, the local area has much to offer, too. “Buying Broxholme means not only that you are buying a great 4 bedroom, 3 bathroom family home in beautiful countryside, but also that you are literally becoming part of a welcoming, friendly community from your first day,” the owners say. “We will miss our community here and the amazing countryside walks with our dog. There is a village WhatsApp group where we organise babysitters, raise money for charity, swap recipes, or provide local news and information on events; we help each other out if anyone ever needs anything; a missing ingredient or a garden tool, everyone jumps to the rescue. We have recently held jubilee celebrations in the form of a street party and the village hall is used for a number of events. Whilst renovating, we’ve held birthday parties there and just this last weekend we were involved in Cream Teas on the village green to raise money for the local church. The green will be the starting point for the village ‘Fun Run’ next weekend which we will help marshal, and there are weekly gym classes and yoga classes which take place there. There is also a scrabble club and the church holds services, baptisms, weddings and wonderful Christmas celebrations which we all attend and support. There is also a village cricket team and a friendly football 5-a-side team. The property itself is in a great location, being quiet and peaceful yet only minutes from Rugby and Daventry with all their amenities: Waitrose, leisure facilities, bakeries and cafes. Schooling is excellent; neighbours attend Rugby School as well as Princethorpe College with its direct transport links from the village. There is a plethora of ‘Good’ Ofsted rated primaries within a few miles, as well as the excellent Maidwell Hall and Bilton Grange schools which Ashby children also attend.”*
