Seller Insight

We were looking for an attractive countryside property which still offered easy access to all the major motorway networks, as well as a daily commute to Birmingham. The property is also located within the catchment area for excellent secondary schools in both Worcestershire and Warwickshire, so it works well for day-to-day family life, leisure, and work purposes,” say the owners.

“The location of the house provides an excellent base for outdoor activities, including walking, running, cycling, and horse riding on the many local bridle paths, rights of way, and quiet countryside roads. There is an active village scene in both Feckenham and Inkberrow with regular village events, local cinema, award winning village shops, and excellent pubs and restaurants. Living at barns in Shurnock offers a sense of community with our neighbours which includes social events throughout the year.”

“We have lived here for 9 years and in addition to routine maintenance, we have refurbished the master bedroom and en-suite bathroom which has made it both practical and appealing. We also upgraded and improved the central heating system and it is now much more efficient and effective. The work continued outside too with the enclosure of the garden boundary, so it is now children and dog secure.”

“The property provides a large garden area spilt into a formal and a more relaxed area; the brook and mature trees in this latter part of the garden offers an area of cool shade and tranquillity, even on the hottest of days for both humans and wildlife. It’s a private and peaceful garden that’s perfect for relaxing and entertaining, as the formal part offers a large space of patio and lawn suitable for get-togethers with friends and family. French doors from the sitting room and kitchen allow this area to be a seamless extension of the indoor space and the garden also benefits from a range of outdoor lighting, so the party can go on well into the evening.”

“Our spacious and adaptable kitchen is the heart of the house. It provides an area where we can come together as family, as well a relaxing environment for entertaining friends. We also like to spend time in the sitting room as it’s such a great space to relax as it’s cool in the summer and cosy in the winter.”*

Upstairs

With a wealth of exposed beams, the dog-leg staircase ascends to the open gallery landing, a delightful feature of this home. The spacious landing is light and airy, with Velux windows running across the back and has some excellent built in storage to both ends. The principal bedroom, with its high vaulted ceiling and large Velux windows to each side, makes the most of the barn structure and lovely old beams. There are cabinets built into the eaves, a double door built-in wardrobe and two feature oak shelves to each side of the bed space. The adjoining ensuite is immaculately presented and exhibits a contemporary style, featuring lustrous bathroom furniture. It is equipped with a shower cubicle with a Mira rain head shower, a modern hand basin set into limestone mosaic tiles, and a WC.

There are two further bedrooms leading off the landing, together with the family bathroom. The second double bedroom has good built-in storage and a large Velux window overlooking the rear garden, allowing plenty of natural light. The third bedroom is currently used as a study and also has built in storage and plenty of natural light through a Velux window to the front aspect. The family bathroom blends contemporary with chic period style, having a wonderful silver clawfoot bathtub, modern round hand basin inset into a wooden cabinet, low level wc, and a chrome towel rail together with some beautiful tiling and stylish part panelled walls.

Outside

This exceptional rural location is nestled within meticulously maintained grounds and includes a detached garage with power supply and storage above. There are three private parking spaces to the front of the property, and ample further guest parking.

Accessible through the double oak doors from the living room, ground floor bedroom, and breakfast kitchen, the fabulous outdoor space offers convenient access for everyday enjoyment. Stepping out onto the smart Indian slate terrace, perfect for entertaining and al fresco dining, sets the scene for this delightful haven away from busy life. The garden has been beautifully landscaped with a large array of lovely mature flowering shrubs and trees such as Lilacs, Roses, and Holly.

As you move from the main lawned area you reach the delightful oak framed archway, beautifully adorned with mature Wisteria and Grape Vine. With clever external lighting it creates a wonderful feature after dark, too. From here you cross the little wooden bridge over Brandon Brook and come to the second part of the garden with a further lawned area, surrounded by lovely mature tress and leading to the wooden framed greenhouse and large raised beds. To the far corner is a wooden gate that leads through to the rest of the estate grounds, offering some wonderful walks and access to open countryside.

LOCATION

SHURNOCK, FECKENHAM, ASTWOOD BANK

Leigh Brook Barn is in the small rural hamlet of Shurnock, which sits in between Feckenham and Astwood Bank. Feckenham is an idyllic, historic village with a church, community led village shop, its own radio station, two pubs, and a primary school. It hosts many activities throughout the year including: a flower festival, Village Wake, Carols around the Christmas Tree on the Village Square, and an Open Gardens event held every three years, which has been featured on Gardener’s World.

Astwood Bank offers a flourishing community surrounded by outstanding countryside. The village is noted for its successful cricket team, who have twice played at Lords. There is a church, schools (including an outstanding rated primary school), many nurseries, and a good high school all within easy reach. There are also restaurants and number of shops, including a post office and pharmacy. Additionally, there are some lovely public houses, not to mention an array of sporting clubs such as the angling club and the successful cricket club.

The A441, Evesham Road, is the main trunk road through Astwood Bank from Redditch. In addition, the town of Redditch offers easy access to motorway links (M42, Jct 2&3), Solihull also lies just 20 minutes away by car and there are good rail and bus links. One of the highlights of the year every summer is the annual flower festival and summer carnival, bringing the whole village out to enjoy. This traditional English village has some wonderful walking and riding routes nearby, including the long-distance public footpath in the parish of Feckenham - and The Monarch’s Way, which passes about 1.5 miles east of the village.

The M5 motorway (accessed via J5 for North or J7 for South) provides for ready access to the North and Southwest, Birmingham (22 miles,) and the surrounding industrial and commercial areas as well as Cheltenham and its Racecourse (32), Gloucester and Bristol (76 miles). The M42, lying to the North of Redditch also offers access to Birmingham International Airport (25 miles) and the North East. Road travel to London (126) is best via the M40 at Warwick (23 miles). The Parkway Railway Stations at Warwick or Stratford enable fast access to the capital and the electrified line from Redditch offers access to central Birmingham. The newly opened Worcestershire Parkway Railway Station, situated to the east of Worcester, off junction 7 of the M5, is also intended to increase the capacity to London as well as reduce journey times. This has a significant impact on Worcestershire’s accessibility to the capital a nd other regional centres.

If education is a priority, then Worcestershire and Warwickshire have an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. These include Stratford Grammar (12 miles) School Bromsgrove School (8 miles), Malvern College (22 miles), The Kings Schools and Royal Grammar School at Worcester (14 miles), and the Alcester Grammar School at Alcester (7 miles) in Warwickshire.

For days out and recreation, Leigh Brook Barn is well placed for ready access to the North Cotswolds and Broadway (23 miles) as well as Stratford-upon-Avon (16 miles), Great Malvern (22 miles) and The Malvern Hills, and Ludlow (40). The West coast of Wales, at Aberdovey, is 111 miles.

“We purchased our new house and sold our old house through Fine and Country with both aspects being handled by Martin and Rachel. I cannot thank them enough for the way they handled the process, always acting professionally and courteously. We were kept fully informed every step of the way on our sale, even at weekends when needed. The open house sale process worked really well for us and we ended up with a number of serious offers over the asking price with the sale going through first time with our chosen purchaser. We were presented with a fantastic album at the end of the sale process”… “Well worth the fee paid”
