The timber dream at Kvitfjell

There are many criteria to be met when buying the dream cabin, and for Kim Hansen and his family it was no exception. They wanted easy access to ski and alpine slopes, as well as facilities such as restaurants and cafes. After a few years of contemplation and speculation, the Hansen family decided on an Øverbygg cabin in Kvitfjell. The journey there turned out to be a seamless process.

Kim Hansen works as the leader of the asset management systems business unit at Afry, while his wife Michell works as a product marketing manager for Pexip.

Together, they have two children, aged 6 and 2, so travel distance played a significant role when choosing the location for their cabin. “We set a limit of three hours of travel time, but we wanted something around 2.5 hours. Since my wife is Irish, we have family in Ireland and the USA, so utilizing alternative transportation options was an important part. Our family in Ireland can now take the train from Gardermoen to Ringebu, which makes it very easy for them to travel here as well.”

The Hansen family had been renting cabins with friends and family around Norway for many years, but they reached a point where they wanted their own place. The balance between work and leisure was not quite there until the past two years. It was in the winter of 2020 that the Hansen family decided it was time to invest more in family life, and concrete plans for buying a cabin were put on the table.

“A cabin is a significant investment, both financially and emotionally. So we had certain criteria for the cabin we wanted to build. First and foremost, we wanted an authentic log cabin with quality craftsmanship.” When the Hansen family discovered the Segalstadsetra area in Kvitfjell, they found the perfect location. While all the cabins in the area were nice, it was Øverbygg’s cabins that captured their hearts. “We love the log construction and the overall look and feel of the cabin, both on the outside and inside.”

Together with sales representative Kjetil, they started to design their dream cabin. It would have multiple bedroom and sleeping accommodations. They wanted a large kitchen and dining area where many people could gather at once, as they had a lot of family and friends who they knew would visit frequently. When the floor plans were finalized, the rest of the process was seamless. “The process was very well-organized, from project manager Arnt to the subcontractors, and especially the carpenters with whom I had

Flåtjønn

The Flåtjønn cabins are classic and efficient cabins with many features in a limited space. With a roof pitch of 27 degrees, there is room for a loft with good ceiling height. Flåtjønn is a classic in Øverbygg’s range and is still very popular as a mountain cabin. The cabin has been quality assured in collaboration with architect Pia Maria Gravbrøt.

The cabins have a practical and efficient floor plan that is well-suited for active families. The centerpiece of the cabin is the kitchen and dining area, a characteristic feature of Øverbygg’s H-cabins. The spacious living room has a timberframe design that offers a stunning view. The second floor also includes an inviting loft area with an airy atmosphere and beautiful views.

With large and beautiful glass facades, the cabin invites the sun into the living room. Here you’ll find a spacious living/dining area and kitchen in the same space. The veranda door opens up to a cozy sunny corner with a roofed overhang. Fagerlia has all the functions on one level, plus a TV room and an additional bedroom on the upper floor. A corner extension allows for enjoying the view in three directions from the dining area.

Øverbygg has the country’s most modern and largest log building facility. This ensures a product of high quality and precision, along with a large delivery capacity. The entire facility can be operated efficiently by six people, and we have the capacity to construct between 50-100 buildings per year.

The production is fully data-integrated. All details are drawn in CAD and directly transferred to our machines. This means that we design and mill slots for connecting structures in our timber walls, ensuring that the time spent on the construction site is as efficient as possible.

Our products are made from 6x11 (154x260) and 8x11 (195x260) laminated timber. Lamellated logs ensure stable walls and minimal settling of the timber structure after assembly. This provides us with many technical advantages that allow us to create exciting and exclusive log homes that were previously thought to be impossible.

The entire facility can be efficiently operated by a team of 6 people, and we have a capacity of producing between 50-100 buildings per year. Our machine operators have extensive experience and possess great knowledge of timber and timber construction. We deliver a mix of cabins and residential homes, and all production takes place indoors in a large production hall with the natural fragrance of fresh pine.

What are the health benefits of a timber house?

A timber wall absorbs moisture and releases it into the room. The ideal indoor humidity is between 30-50%. Houses made of solid logs naturally regulate humidity within this range, creating an environment where bacteria cannot thrive. The air is pleasant to breathe, making it a dream for asthma and allergy sufferers.

Wood is a clean building material that does not emit chemical gases or harmful particles. The log wall naturally breathes as it does not contain plastic or other synthetic building materials. A timber house does not require ventilation systems. Interior log walls contribute to a consistent indoor climate in all rooms.

People living in a timber house contribute to the environment throughout the entire value chain!

Wood is a superior building material for the entire ecosystem. It is a 100% renewable resource that captures carbon. As trees grow, they absorb CO2, which is permanently stored in the wood. By using 1 m3 of wood instead of, for example, concrete, nearly 1000 kg of CO2 emissions can be avoided, making a significant contribution to the carbon footprint.

Forestry is important because more trees grow than are harvested. Young and growing forests capture more CO2 and release oxygen into the atmosphere. By preserving the planet, we ensure that our families and future generations can breathe in fresh air produced by growing forests. Let us contribute to avoiding the catastrophic effects of the greenhouse effect.

Our cabins are made from slow-grown Nordic spruce. In the production of laminated timber, a natural-based binder (melamine) is used, which preserves the natural breathability of the wood and does not release any odor or harmful particles.

Timberwood store heat and provide a consistent and comfortable temperature.

Houses and cabins from Øverbygg are industrially produced with perfect knots and joinery. The timber we use is air-dried before production, resulting in minimal shrinkage. Environmentally friendly insulation is securely attached between each log during the production phase. A modern production line ensures that our houses and cabins are solid and free from air leaks.

Timber logs have a natural ability to store heat and gradually release it to the surroundings. This means that on warm days, the logs contribute to cooling, while on cold days, they provide heating. Timber effectively harnesses solar energy as the wall construction does not require a vapor barrier.

The production of timber log walls has low energy consumption compared to other wall constructions. For example, it takes approximately 50% more energy to produce an equivalent amount of concrete. Therefore, the overall energy consumption is low. All timber from our production process is utilized, with wood chips and offcuts being sold for use in heat energy production.

A timber house stands for generations. Let your descendants inherit the idyllic timber house!

A timber house never goes out of style. We know of log houses today that are over 800 years old. As long as the timber is kept away from contact with soil, it is almost non-degradable. Your timber house should have a good chance of surviving for 200 years, or perhaps 10-15 generations.

This assumes that the house is well taken care of, but since the love for a timber house is so great, it should not be a problem. Minimal maintenance is required for a timber house compared to other types of houses.

In a timber wall, there are no thermal bridges or plastic barriers that cause condensation and rot. You have a healthy and sustainable house. When the lifespan of the house eventually comes to an end, all materials can be easily recycled in an environmentally friendly manner.

It is both pleasant and useful to have a meeting over a cup of coffee to discuss how to bring your cabin dream to life. Take some time to think and make notes about your desires for life at the cabin. Have you found a favorite in our catalog or do you have your own sketches? Are there any limitations on your plot of land, and are you familiar with the zoning regulations for the area? You have probably envisioned a budget for the project and can keep that in mind during the initial discussions.

After the initial meeting and some idea exchange, it may be that together we have a vision of how the project can be designed and the extent of customization you desire. If you find your dream cabin among our core models, it is the most efficient and cost-effective solution for you.

And if you have a completely unique and special cabin dream, we are more than happy to take on the task of designing the one-of-a-kind holiday home.

This is also the right time to decide how much you want to contribute to the project yourselves. Do you want to do as much as possible during the construction of the cabin, or do you prefer to leave everything in the hands of Øverbygg and our experienced team? The level of self-involvement is entirely up to you!

We prefer to visit the site together with you to ensure the accuracy of the drawings and the choice of model. We bring our experience from many previous projects, while you have your unique and specific desires for this particular project. We can combine the site visit with a meeting to clarify details about the design, material choices, and the scope of the delivery. This way, we can ensure that all aspects are thoroughly discussed and agreed upon.

After the site visit, most of the necessary clarifications should be in place. Once we have agreed on the choice of model, scope of delivery, and price, we proceed to sign the contract. During the contract meeting, we also finalize the remaining details. This is a significant moment and worth celebrating! Once the contract is in place, it’s time to take care of the building permit, financing, and insurance arrangements.

A three-party meeting, also known as a tripartite meeting, is a meeting involving three parties or entities. In the context of the customer process for building a cabin, a three-party meeting could involve the customer, the cabin builder (Øverbygg), and potentially another party such as an architect or contractor. This meeting serves as a platform for discussing and coordinating various aspects of the cabin project, including design, construction plans, timelines, and any specific requirements or concerns from all parties involved. It helps ensure clear communication and alignment among all stakeholders to move the project forward smoothly.

The timber frame is the foundation of a log cabin, and it is manufactured in a controlled environment in our factory. We have high-quality requirements for materials and production processes in accordance with the industry standards set by Norsk Laft for log buildings. Each timber log is carefully inspected and processed to fit its unique place in your vacation home.

Øverbygg’s construction supervisor manages the construction process with all deliveries as agreed upon in the contract. To ensure that the building is erected correctly, we send experienced installation teams to assemble the cabin and ensure the quality of the construction. The duration of the construction process depends on the size of the delivery and the extent of self-effort. We take pride in delivering the cabin by the agreed-upon handover date.

At the completion of the construction, a final inspection of the cabin is conducted, followed by a handover process. You will go through the building with the construction manager to ensure that the delivery is in accordance with the agreement. A protocol is created during the meeting, and any deficiencies or issues should be noted in the protocol. A plan for addressing these issues will be discussed and agreed upon. The final invoice will also be reviewed during the handover process. Once the handover is completed, you will be given the keys and can start using the cabin. Congratulations!
