A Bright Outlook for the Housing Market in 2016 Looking for silver linings in the housing market isn’t so hard when Fernie offers so much of what buyers are looking for—residential opportunity and recreational abundance in a diverse and prosperous environment. Fernie is an attractive prospect to buyers looking to get away from volatile one-note economies, while overseas investment is likely to flourish as the loonie takes a hit. Foreign investors with their sights set on BC could easily be scared away from Vancouver’s inflated prices, and look further afield to mountain communities with an emphasis on recreational lifestyles. Although the Okanagan is expected to answer some of this need, the South-East Kootenay’s proximity to major transportation links and commerce in Calgary while still being inside the BC comfort zone could make Fernie a top prospect. With the 2015 housing market finishing much stronger than expected and 2016 already showing a strong start in British Columbia, the numbers point in the right direction. The BC Real Estate Association reported seeing
spectacular growth in early 2016 despite a general slowing of the market to the East. Residential unit sales for the month of March 2016 saw an increase of 38% over the same period in 2015 with 12,560 total units sold, crushing the previous record for March set back in 2007. Year to date figures for January - March 2016 put the average unit price for the province up to $770,408; an increase of 22.2% over the same period in 2015. Compare this to the national average increase of 17% and an average price of $470,297 for homes sold in January 2016, and you see why confidence is so much higher in BC. Excluding Greater Vancouver and the Greater Toronto Area, this national figure is a much more modest 8% increase with an average of home price of $338,392, only serving to highlight BC’s star-quality further. Cameron Muir, BCREA Chief Economist reports, “Housing demand is at a break-neck pace [in BC]. Downward pressure on active listings has created significant upward pressure on home prices in some regions. While fernierealestate.com

The Canadian Real Estate Association has even more good news—interest rates are expected to stay lower longer than anticipated, supporting sales and prices in 2016. Last year the National Post reported that the falling loonie was likely to bring a spike in foreign investment, as investors look to spend currencies pegged to the US dollar on real estate in the Canadian marketplace. The Post adds that this interest is unlikely to be focused on Alberta due to fears regarding oil prices. Lennon Sweeting of US Forex, agrees; “The Bank of Canada has tried to offset lower prices with a weaker currency, making investing in Canada more attractive. If you’re holding US dollars you are looking at buying at a discount; there’s plenty of supply.” Uncertainty in the global economy and the 2016 federal budget has analysts anticipating market adjustments in the long term, however these could take up to five or even ten years or to have an effect, and then it’s likely to be in rapid-growth areas such as Vancouver and Toronto. According to the Okanagan Mainline Real Estate Board (OMREB), strong provincial economic growth is generating relatively robust employment growth and rising wages, and resulting in a migration of workers from other provinces.
OMREB president Christopher Miller anticipates a strong market in the first half of 2016, reporting that inventory in the region is now down over 10% from a year ago, with fewer homes on the market than any time since 2007. Home sellers that list early can take advantage of the tight market conditions, he advises. New developments, a low inventory rate, a diverse economy, and market uncertainty in other regions puts Fernie firmly on the real estate map. Examining No-Frills Mortgage Products More than just the interest rate to consider While No-Frills mortgage products typically offer a lower – or more discounted – interest rate when compared with many other available products, the lower rate is really their only perk. This type of product will only seem ideal for you if you have no plans to take advantage of benefits that will help you pay off your mortgage faster – such as pre-payment privileges including lump-sum payments. Essentially, this product is only ideal for: first-time homebuyers who want fixed payments and have limited opportunities to make lump-sum payments during the first five years of their mortgage; and property investors who need a low fixed rate and are not concerned with making lump-sum payments. Portability is an important option that could save you money over the long term if the home of your dreams is within your reach before your mortgage term is up and rates have risen, which they have a tendency to do over a five-year period. It’s understanding why these products may seem appealing. After all, during tougher economic times who has the extra cash to put down a huge lump-sum payment? And who needs a portable mortgage if they’re not planning on moving until the market picks up? But it’s important to remember that a lot can change over

Building Business Through Community Whether new or established, businesses in Fernie quickly grasp the concept that community is essential to their success. At the Castle on First, Marlene Vale had a vision from the start, but knew it would only be possible with the support of community — both in terms of the public, and through collaborations with a strong group of active yoga and fitness instructors. One year in, she says the support has been both fantastic and essential to the success of her endeavor. This summer, Tanglefoot Veterinary Services will be a very welcome new arrival to Fernie’s business community, and Fernie’s pet owners are ready to give them an enthusiastic welcome. Business Manager Greg Andrews explained that a lot of groundwork and consideration went into the new venture, “There were several factors to consider. After the vet clinic in Eureka closed down, demand for services in Fernie increased as the options decreased. However, Fernie is right on the edge of the population needed to sustain a full-time clinic, and while there are a lot of pets in Fernie, many of those belong to non-residents who use services in their hometown in Calgary or Lethbridge. After weighing everything up, we felt like this was the right time for Tanglefoot and for Fernie.” Tanglefoot’s owner Uli Helvoigt is very happy to be able to open a branch 60 Fernie Real Estate Magazine
in Fernie. “We already work with a lot of people from Fernie, but they can’t always make it to Cranbrook during regular business hours,” she says. Being able to offer regular services in Fernie while having all of the support needed for more extensive care just one hour away, made this an ideal expansion option. “In Cranbrook, we have a range of services and specialists. The new vet in Fernie will be able to operate independently and call on Cranbrook when they need to. The clinic in Fernie will also be able to start out with less equipment, without reducing the quality of the service we can provide.” Greg adds that dealing with the City of Fernie for permits and licenses has been a very positive experience but finding suitable premises proved to be a bigger hurdle. After exhausting rental options they turned their sights to purchasing a property, finding a suitable space in the vacant building on 7th Avenue with the assistance of their REALTOR®, Todd Fyfe. Working with an experienced realtor who can also offer business advice and approaching the City early to begin the process of permits and building inspections were key steps in moving the project along efficiently, noted Greg, who appreciated Todd’s local perspective and knowledge. Renovations are underway as of Spring 2016, and Tanglefoot hopes to open for business in early July. A full-time vet and
two support staff will provide services Monday through Friday, with emergency and mobile services being offered from the larger Cranbrook facility. The tandem operation will allow for staff to be based in Fernie without feeling as though they have to be on call 24-7 — both Uli and Greg noted that this was an important factor in being able to offer a work-life balance to their new staff. At The Castle on First, Marlene echoes many of the Tanglefoot sentiments. “The common thread of all businesses in Fernie is that we want to have a balanced life. Family comes first, then recreation, then business. Setting up the Castle was about embracing new ideas and new talent and being open to freedom of expression so that people could find the work-life balance that suits them. Our model is very collaborative.”
Marlene had a very focused approach to setting up the business — “It was important to have everything in place. I did a lot of research and had to be very organized in my approach. The response was always positive.” The Castle’s unique model has been a hit with the community too, who Marlene says have embraced the atmosphere and the unique character of the building. The original vision was always for the property to be a communal space; a yoga and wellness facility is a perfect fit. In future, Marlene sees more collaboration with the yoga community in Fernie and other businesses that provide complimentary services — working towards more packaged experiences and continuing to foster more collaboration within the business community. It’s an approach that works for everyone.
