The CMA will show you what has sold, and what is selling (and not selling) in your market., Active listings show you what your competition is at a particular moment in time.

Sales provide real proof of the value of similar properties as long as they are arm’s length transactions between two willing parties. Pending sales provide a snapshot of what is happening in the now. Days on market, price (original or reduced) point to buyer activity and their preferences.
