Cost Analysis For Geothermal and Solar

Regency has always believed if something pays itself off in seven to ten years, it should be suggested during the design and bidding process. This came from a past client. ~ Mike Katz

The average annual cost for a 5,000-square-foot home in Southeast Wisconsin is~

n Electric is $4,000 per year, or $333 per month

n Gas is $2000 per year or $166 per month

n Total is $6000 per year or $500 per month

Our gas bill and electric bills for the last year are-

n Electric - $970 (almost all in the winter)

n Gas - $390

n Total is $1360

We charge our electric vehicles at our house, which is included in the above electric costs, so the average to gas up a car in southeast Wisconsin per year is $1,100 per year or just under $100 per month per car.  For two cars, it would be $2,200 per year.

Taking this all into account, without the electric  and geothermal, the costs would be annual~

n $6,000 plus $2,200 (assuming two cars) or $8,200 per year.

n Our Cost is $1,360 per year for a difference of $6,840

The cost of our geothermal and solar was around a $65,000 upcharge after state rebate (less than 4% of our overall cost of our house).

So, the payback is $ 65,000/$6,800 or 9.5 years.

Also, according to my solar app, the electricity production over the last three years has been 65 megawatts, saving 110,000 pounds of carbon.

Oconomowoc Lake

More than a view, a vision for the future. A generational property with limitless possibilities.

n n n

NESTLED IN THE HEART of Wisconsin’s historic Lake Country, Aquavista represents a rare convergence of natural beauty, privacy, and legacy. Perched along the pristine shoreline of Oconomowoc Lake, this 3.77-acre estate is more than a homesite; it’s a canvas for something enduring. From the moment you arrive at the stately wrought-iron gate, a winding drive draws you into a private world shaped by towering oaks, open lawns,

and the ever-present glint of water in the distance. With 369 feet of hard-bottom lake frontage and a southwest-facing orientation, Aquavista lives up to its name. Here, the view doesn’t just define the property; it defines the experience.

Originally part of the 2O-acre Uhrig family estate dating back to the 1920s, this land holds a deep connection to the history of Hewitt’s Point. Thoughtfully subdivided in the 1980s by the Esser family, it remains one of the premier building sites on Oconomowoc Lake, offering a rare opportunity to create a lasting family retreat or an architecturally striking, contemporary lake home.

The site itself is level, sun-filled, and framed by mature trees that offer shade and privacy without compromising the view. Whether you imagine a classic country manor or a modern expression of lakeside living, the setting supports bold ideas and timeless design.

A charming two-bedroom guesthouse or caretaker’s cottage is already in place, along with a spacious seven-car garage ideal for collectors, caretakers, or adventurous

weekends. These auxiliary structures add flexibility while preserving the primary homesite for something truly spectacular.

Yet what makes Aquavista so compelling isn’t just what’s on the land, it’s what surrounds it. Just minutes from downtown Oconomowoc, the property offers access to the area’s local charm, boutique shops, and lakeside cafés. With Highway I-94 and Highway 16 just a short drive away,

Milwaukee, Madison, and even Chicago are well within reach, making this tranquil retreat feel far removed, yet never far away. In a world of fleeting trends, Aquavista offers permanence. It is the rare kind of place that invites you to plant roots, not just for yourself, but for future generations, A place to return to, to gather, and to grow. And above all, a place where the view becomes a vision you’ll never tire of seeing. n

INSURANCE RATES

For Home Owners Have Gone Through The Roof

n n n IF YOU’RE IN THE MARKET for a new roof, you’ve likely heard that there are two types of asphalt shingles:

Architectural and 3-tab. You’ve also probably heard that architectural shingles are one of the most popular roofing solutions in America due to their durability, cost, and appearance.

Before hiring a roofing service to put a new roof on your house, you should understand why architectural shingles are the preferred asphalt shingle style today. This will enable you to make an informed financial decision and ensure you get a functional and eye-catching roof that you’ll be happy with for many years to come.

Asphalt shingles are made by layering fiberglass between asphalt and ceramic-covered granules. In addition to being sturdy, asphalt shingles are one of the most affordable roofing materials in the United States, which makes them the go-to option for most homeowners. Are Architectural Shingles Better Than 3-tab Roof Shingles?

Absolutely. Architectural shingles contain no cutouts, their lower portions are laminated with an additional layer of asphalt, and they

come in many different sizes and shapes. All of this makes them more durable and versatile than regular 3-tab shingles and gives them a more premium look.

If your budget allows it, you should always opt for architectural shingles. The increased durability, property value, and functionality, architectural shingles bring are more than enough to justify the higher up front cost.

What are the Differences Between Architectural and 3-tab Shingles?

Architectural Shingles Feature:

n Their layers are bonded with asphalt sealant. This makes them sturdier and more waterproof than standard shingles.

n They can withstand wind speeds of 110130 mph, whereas regular asphalt shingles are rated for wind speeds of 60mph.

n They last 50 years or more in optimal climate conditions, provided that they’re installed and maintained properly. They tend to come with lifetime warranties.

n They offer better value. Due to being highly resilient and providing superior waterproofing, architectural shingles ensure long-term savings.

n They can boost the value of your property. Architectural shingles are more resilient and visually attractive, which makes them more appealing to property buyers.

n They come in many different shapes and sizes. This makes them the ideal option for unusually shaped roofs or homeowners who want to give their roofs a more unique look.

3-Tab Shingles Features~

n They last 15-20 years when the climate is right and they’ve been installed correctly. The warranty for 3-tab shingles usually ranges between 20 and 30 years.

n They have a flat and uniform look, so they don’t offer nearly as much flexibility and

opportunity for customization as architectural shingles do.

n They’re getting phased out. Due to being outdated and of lower quality, most reputable roofing contractors will only install 3-tab shingles when that’s the only way to match other shingles or when Homeowners’ Associations specifically require them

For the past few years, double digit renewal rate increases and higher mandatory deductibles for Wind and Hail losses have become the norm, and many Insurance companies are non-renewing homes with

3-tab shingles or any other type of roof that is over 20 years old. Dozens of Companies have stopped writing Home-Only policies for new business submissions altogether.

Industry sources say this is simply the way Insurance companies are reacting and changing their underwriting philosophy due to 3 years of unsustainable losses on wind, rain and hail until the market stabilizes, however long that will takes is anybody’s guess. n

Why Regency Builders is the Premier Choice FOR YOUR LAKE COUNTRY  LUXURY HOME OR

n n n

WHEN INVESTING in a custom luxury home or high-end renovation in Lake Country, Wisconsin, discerning buyers seek a builder who provides uncompromising quality, integrity, and an exceptional client experience. Regency Builders, led by Jon Schoenheider and brother-in-law Mike Bertram, has built a stellar reputation for 53 years by emphasizing exceptional craftsmanship, customer service, faith-based values, design excellence, and extensive knowledge of local communities. In an area filled with top-tier builders, Regency stands out as a premier choice for those who expect the very best in design, construction, or remodeling of their dream home.

“Our ultimate goal is to deliver your home as perfectly as both man and nature allow.” — Jon Schoenheider Craftsmanship and Design Excellence Regency homes are generally very symmetrical. Schoenheider explained: “We are proud to cultivate precision in every element of the craftsmanship of our homes. Our team can stand in the foyer of a home and notice even a 1/16-inch difference from window casing to base molding on a family room window-scape 60 feet away. When we walk down a hallway, we expect

REMODEL

the door casing on each side of the door to be centered with the adjacent drywall. All adjacent door casings must be equal in height to the ceiling. We rarely find a client as detailed and ‘picky’ as we are.”

Red, White, and Blueprints: What Freedom Looks Like in a Custom Home

“When it comes to building a custom home, freedom isn’t just a concept—it’s a cornerstone,” Schoenheider said. “At Regency Builders, we believe the American dream is alive and well. It lives in every decision our clients make— from the land they choose to the light fixtures they love. And for the past 53 years, we’ve been honored to help families turn their vision of home into a lasting legacy.

Freedom Begins with a Blank Page Regency’s philosophy guides the homebuilding process, ensuring that each homeowner’s unique goals and wishes are honored throughout the design and building process. “Custom homebuilding is about more than architecture. It’s about autonomy,” Schoenheider emphasized. “Instead of choosing from pre-set models or fixed layouts, our clients start with a blueprint that’s entirely their own. From initial concept to final blueprints,

excellence is a hallmark of Regency’s work. Whenever possible, we participate in every architectural design meeting. This helps ensure that clients’ homes are designed within each owner’s budget.”

This level of freedom encompasses more than flexibility— it reflects intentionality. During the design process, creating custom amenities like indoor sports courts, golf simulators, pools, or even future elevator shafts, the Regency design team’s true talent shines.

Built for Generations, Not Just the Market

“We’ve seen styles come and go. We’ve watched trends rise and fall. Through it all, we’ve stayed true to what lasts: craftsmanship, character, and client care,” Schoenheider said.

Customers appreciate the difference of working with Regency, a custom builder that has thrived for decades. While other builders chase trends, Regency guides clients to make decisions they’ll be proud of for years. Regency knows that a luxury home is more than just a project; it’s a personal legacy, often cherished by a family for generations.

Regency advocates construction that embodies this forwardlooking philosophy. As Schoenheider noted, “Low- and nomaintenance exteriors are our norm. Solar and geothermal energy are recommended, perhaps not for your lifetime, but certainly for future generations.”

“A home isn’t just a place to live. It’s a reflection of what you value and the life you’re building.” — Jon Schoenheider

Exceptional Customer Service and Transparency Building or remodeling a luxury home can be complex, but Regency Builders aims to make the experience as smooth and enjoyable as possible for their clients. Regency’s highly customer-

centric approach emphasizes clear communication, honesty, and transparency at every step. Regency keeps homeowners fully informed and in control of their project’s progress and budget. They explicitly commit to complete transparency in budgeting, ensuring clients are always aware of all expenses throughout the build. This level of openness in pricing and cost management sets Regency apart in an industry where unexpected overrun costs are common.

Clients consistently praise Regency’s professionalism and attention to detail. During remodels, extraordinary care is taken to minimize disruption: work areas are sealed off to contain dust, and ductwork is vacuumed upon completion to keep the home clean. These measures reflect a white-glove service mentality focused on client comfort and peace of mind. It’s no surprise that most of Regency’s business comes from referrals, a testament to the trust and satisfaction of past customers.

Matt Neumann, a respected owner of several home-building and land development companies, has known the Regency team for many years. Neumann is the proud owner of a Regency home, initially built for a prior owner. Though his family purchased this home many years ago, he turned without hesitation to Regency when faced with a major first-floor renovation project. Neumann recently spoke with Jon Schoenheider, noting that, although his company builds homes, his business model is geared towards production-based, rather than custom-building projects.

Neumann values Regency’s business model, which is specifically designed to facilitate customer-related changes and “just say yes” to promote each homeowner’s custom-building experience. Matt Neumann’s home’s first floor renovations have been successfully

completed by Regency a few months ahead of schedule; he has now enlisted Regency to help renovate his home’s lower level. Neumann emphasized his pride in living in a Regency home, as well as his happiness throughout the custom-building process working with Regency.

Faith-Rooted Values and Integrity

A distinguishing element of Regency Builders is their faith-based values and guiding ethical foundation. As a multi-generational family business, Regency operates with a profound sense of responsibility, integrity, and gratitude. The Regency team often talks about being “blessed with opportunity” and feels called to give back to their community. This philosophy is not just words; Regency actively supports local charitable causes and initiatives, reflecting a spirit of stewardship. Clients of Regency benefit from this values-driven approach, which is characterized by honesty, fairness, and respect in all interactions. The Regency team conducts business in a way that aligns with their faith-based principles, ensuring that promises are kept and each project is managed with moral accountability. These core values translate into tangible benefits for Regency’s clients. Integrity in artistry means no cutting corners and a relentless commitment to

doing things right. Trustworthiness means clients can feel comfortable even when handing over their keys; as Bertram notes, all Regency’s contractors are rigorously vetted, so “you know that you can trust them in your home if you are away.” Such assurances are invaluable when you’re often dealing with significant investments and inviting workers into your private space. In short, Regency’s faith-informed ethos fosters a relationship based on trust and confidence, which high-end homeowners greatly appreciate. n

GOD’SCORNER

n n n

HAVE YOU EVER TRIED smiling your worries away? Smiles and worries may not go hand in hand, but the truth is that one smile has a tremendous amount of power. It has far more power than reason or analysis. It certainly has more power than gloom and despair. One smile can do more to putting you in touch with God, good, than anything else I can think of. The minute you smile, you lessen the tension that is tightening up your thinking process.

When the tension lessens, you are in a position to think about something besides the worry that has you in its grasp. As you let go of the worry, it is forced to let go of you.

Suddenly you find yourself not only smiling but loving—loving the perennial flowers that are courageous enough to push up through the earth each year after a cold winter. Loving the summer sunset as you see it from your kitchen window, or a neighbor’s child as he toddles down the street, or the red-breasted robin as he wanders inquisitively about your yard.

Then, believe it or not, you have progressed from smiling to loving to rejoicing—and at that moment the battle is won. No worry can possibly stand up against rejoicing that comes from within—from a clear and positive sense that all is well, all is good, all is God.

Turn it around if you want to tell yourself that God is all—all harmony, all understanding—all happiness, all good. As you let the significance of such simple affirmations become equally simple truths to you, you will find yourself manifesting harmony, understanding and happiness to everyone you meet. You will find good and God so easily synonymous in your thinking that you will be expressing good and God with no effort whatsoever.

To be conscious of the presence of God is to rejoice wholly, entirely, with your complete being. To rejoice without limitations of any kind! How could one possibly limit the allness of God, or the allness of good?

One of the reasons for loving the Psalms is that we who read are constantly being urged to rejoice, to sing, to be glad—nothing of worry or fear can stand up against rejoicing, singing, being glad. It is really an utter impossibility to worry and at the same time to rejoice. No one is capable of such a contradictory state of mind.

Let us rejoice then and be glad. Let us rejoice in the certainty that where there is God, there is only good, and since God is everywhere we can honestly and consistently rule out anything that is less than good. n
