As we reflect on a transformative second quarter, it’s clear how much eXp Realty South Africa has grown—thanks to our collective spirit, strategic focus, and unwavering belief in our agent‑centric ethos. I'd like to share a few highlights and what’s to come.

1. Roadshows: Impact, Value, and Agent Growth

Our recent roadshows have been a resounding success—fuelling business momentum, inspiring new agents to look our way, and reinforcing the value we deliver. These in‑person engagements amplify our brand, showcase our technology, and bring to life the eXp difference. A heartfelt thank‑you to Bongi Budaza, our Events Marketing Coordinator, alongside the team at The 13th Floor, for orchestrating each detail from logistics to atmosphere, ensuring meaningful experiences across all touchpoints.

2. Driving Net Promoter Score: Championing the Agent‑Centric Approach

Our focus on building an exceptional agent experience is bearing fruit. By actively listening, acting upon feedback, and consistently raising the bar, we’ve seen substantial improvements in our Net Promoter Score (NPS). It’s a direct reflection of how well we’re delivering on what matters most: support, technology, compensation, and community. The more of us that respond and provide feedback, the more we see an improvement in results. Please share your feedback.

3. Profitable Growth: When the Numbers Speak I am proud to report that, 4-5years ago, we had 350 agents. Within 15 months of launching, eXp South Africa became profitable and cash flow positive, a status it has maintained every month since. This is a robust validation—not just of our scalable model, but of the passion and productivity of every South African real estate professional and the leadership embracing what we need to offer as management, together with partners in our trade, driving our success.

4. Upcoming Highlights: Mega‑Events & Community Engagement

First of all, looking back, The North Coast Corporate Classic powered by eXp at Zimbali Country Club, rubbing shoulders with South African Legends, Super Stars, Celebrities and of course, the fantastic people of Laureus Sport for Good. What a privilege to be covered on SuperSport with legends like Bryan Habana, Joel Stransky, Odwa Ndungane, Pat Lambie, Pieter Matkovich and all the Corporates that participated in our first ever Nationally Televised event. What a Hit!!! And a big thanks to the iLembe Chamber of Commerce for inviting us to sponsor their event. Thank you, Cobus Oelefse. We also celebrated Women’s Month in August with empowerment sessions, panels, and networking as well as our REI Magazine Women’s Month Cover Feature, and also hosted some phenomenal Roadshow events in August that enabled us to break fresh ground and explore new markets.

eXp World Holdings Announces First Quarter 2025 Results

eXp World Holdings, Inc. announced financial results for the first quarter ending 31 March 2025 during a virtual fireside chat and investor Q&A with eXp World Holdings Founder and Chief Executive Officer Glenn Sanford, eXp Realty Chief Executive Officer Leo Pareja, eXp Realty Chief Marketing Officer Wendy Forsythe, Managing Director, eXp International Felix Bravo, and eXp World Holdings Interim Chief Financial Officer Jesse Hill on 6 May 2025.

First Quarter 2025 Consolidated Financial Highlights as Compared to the Same Year-Ago Period:

• Revenue increased 1% to $954.9 million.

• Net loss of $(11.0) million and loss per diluted share of $(0.07).

• Adjusted EBITDA (a non-GAAP financial measure) of $2.2 million.

• As of March 31, 2025, cash and cash equivalents totalled $115.7 million, compared to $109.2 million as of March 31, 2024.

• Net cash provided by operating activities of $39.8 million.

• Adjusted operating cash flow2 (a non-GAAP financial measure) of $28.2 million.

• Distributed $12.6 million to shareholders, including $5.0 million of common stock repurchases and $7.6 million of cash dividends.

• The Company paid a cash dividend for the first quarter of 2025 of $0.05 per share of common stock on March 19, 2025. On May 5, 2025, the Company’s Board of Directors declared a cash dividend of $0.05 per share of common stock for the first quarter of 2025, expected to be paid on June 4, 2025, to stockholders of record on May 19, 2025.

The property sector in South Africa began 2025 with renewed confidence as inflation eased and interest rates stabilised, fostering robust buyer activity:

• Segment Leadership: The High Value segment (R700,000–R1.5 million) led market activity, representing 33.8% of both transaction volume and value, while Mid Value homes (R250,000–R700,000) continued to support first-time buyer growth.

• Policy Tailwinds: The rollout of the transfer duty exemption on homes valued under R1.21 million (effective from 1 April 2025) improved affordability for buyers, boosting transaction momentum and supporting our agents in closing more deals.

• Rental Growth: The rental sector maintained its upward trend, outpacing expectations and enhancing investor confidence—particularly in the Western Cape, which saw above-average rental growth and tenant stability.

• Sales Activity: Q1’s stronger demand translated to an increase in real estate sales volume, year on year, total revenue is 20%, gross profit 45% on forecast, which puts us in an extremely healthy situation.

• Net Promoter Score is currently 54 (66.7%+) for the period based on 66 respondents’ feedback. We are increasing this and the frequency of surveys. It provides many opportunities for agents to excel.

Local Wins and Agent Recognition

• Record Revenue Share: In the previous year, eXp returned over $220 million to agents’ company-wide through revenue share and equity benefits, with local team members sharing in this success[1].

Changing Lives, One Wave at a Time: A Journey

with 9Miles and Laureus Sport for Good.

When Laureus Sport for Good invited me to join their Holiday Program in St. Francis Bay on 29 May, I didn’t hesitate. I said yes—not just as a Growth Development Manager for eXp Realty South Africa, but as a human being who believes deeply in impact beyond business. It was school holidays, and my daughters agreed to hop in the car and go on a road trip with me. We were all in—to go, to help, and to learn.

On the drive there, my girls asked the best questions:

• “Is this your work?”

• “Do you have to do this to grow your business?”

• “Why is eXp involved?”

I smiled and said, “I won’t explain. You’ll tell me at the end of today why you think we do this.”

The Warmest Welcome

Arriving at the local community church, we were met by four kids playing near the entrance. Their warm smiles and cheerful “More Oom!” greetings reminded me—with my greying beard—I’ve officially earned the title of “Oom.” They proudly introduced us to Danielle, Pearle, and the incredible 9Miles Project team.

What began with five kids playing Uno quickly turned into a joyful crowd of over twenty, each one deeply engaged in a day structured with purpose: playing, learning, sharing, and growing. One of the first activities was creating flowers of gratitude, where we each wrote down why we were thankful. The answers were simple, powerful, and humbling.

Waves of Courage

The highlight? Surfing.

Seven kids who had never seen a surfboard up close were given the chance to learn how to ride waves. The excitement was contagious—raw, honest, and electric. When we arrived at St. Francis Bay’s main beach, the reality of the ocean’s power set in. A moment of concern rippled through the group when someone thought they saw a shark. It turned out to be a seal playing with a fish. Relief turned to laughter, and the spirit of adventure returned.

Even my girls were invited to surf—what a privilege! On the beach, something beautiful happened. The kids, usually bursting with energy, suddenly became still. Focused. Respectful. Without being told, they understood the seriousness of what they were about to do. The ocean had spoken, and discipline had taken root.

Business Lessons from the Beach

Watching these children face their fears, get knocked over by waves, and get back up again taught me more than any boardroom ever has. Surfing became a metaphor for life and business:

• Focus breed’s discipline.

• Discipline drives success.

• Falling is part of the process.

• Getting back up is where the growth happens. And those wet, beaming faces of victory? They told stories more potent than any words.

Why We Do This

At the end of the day, I circled back to my daughters with one final question: “So… why do you think we do this?”

Their answer:

“It’s that feeling inside you… You can’t explain it. It’s like having a family that doesn’t have what we have, and we need to look after them. It’s about changing lives. It’s about knowing life is hard, but you get up every time you fall. And it’s about being grateful.”

I couldn’t have said it better.

When Marius Foot entered the real estate industry, he brought with him something many overlooks: a powerful combination of entrepreneurial grit, people-first instincts, and an unwavering passion for ethical business. When Marius Foot entered the real estate industry, he brought with him something many overlook: a powerful combination of entrepreneurial grit, people-first instincts, and an unwavering passion for ethical business.

Today, as one of eXp Realty South Africa’s top producers and newest ICON Agents, Foot is setting a new standard for excellence in property and inspiring others to do the same.

The Entrepreneurial Spark

Marius’s journey into real estate wasn’t a conventional one. With a background in financial advisory services and a successful post-construction cleaning business under his belt, he and his partner, Steph, stumbled into real estate through sheer curiosity. “We walked into a local franchise just to explore the idea,” Foot recalls. “We ended up signing a part-time contract. But it quickly became clear — real estate demands full-time commitment.”

Despite having no prior industry experience, Marius applied his diploma in sales and marketing, soon learning that the art of selling is universally transferable. “Sales are sales. If you’re enthusiastic about people and helping them, make meaningful decisions, real estate becomes an advantageous platform.”

Defining Moments and Bold Moves

One of the early turning points in Foot’s career came when he secured the most significant development mandate within his franchise, all within six months. Recognition soon followed: high unit sales, agent collaboration across franchises, and growing local respect.

Yet, after five years, the excitement began to wane. “We were watching others progress while we felt stuck. I knew it was time to pivot,” he says. That pivot came in the form of a conversation with a bond originator who mentioned another top-performing agent, Lizna Nel, had joined eXp Realty. Intrigued by the model — and especially the 96% commission structure — Foot reached out. “We met for coffee, and it all made sense. Better commission, agent ownership, and the opportunity to build a team. It was an easy decision.”

Though the move meant losing mandates and navigating restrictive trade clauses, the morning after resigning, three property calls confirmed he was on the right path.

The ICON Journey

Today, Marius runs a thriving business under Realtor South Africa powered by eXp, mentoring agents and building a legacy. Achieving ICON Agent status wasn’t a solitary pursuit — it was the result of consistent work, team collaboration, and strategic goal setting. “We built this with the help of an amazing group — Steph, our admin team, and the support structure at eXp. No one wins alone.”

His habits for success? Relentless canvassing, daily discipline, and being “always ready” — even when the calendar looks quiet. “Opportunities pop up unexpectedly. You must be ready for the unexpected, always.”

Marius is enthusiastic about nurturing new talent. Together with Steph and Lizna, he co-leads a quarterly internship programme that’s become a launchpad for aspiring agents, ranging from 19-year-olds to retirees. “We want to raise the bar. So many agents enter the industry unprepared. That is why mentorship and proper training matter.”

In terms of market trends, Marius highlights estate living, semigration to the Western Cape, and student housing as high-growth sectors. “Security concerns are driving demand for estate properties, and the rental market is surging. Also, our work in student accommodation has revealed just how underserved that space is.”

His current portfolio spans developments, upper-market properties, and rentals — the latter providing steady income during seasonal slowdowns, particularly in winter.

Building a Brand Beyond Borders

eXp’s international reach has allowed Foot to think globally while operating locally. He’s already collaborating with agents in Dubai, earning revenue share in foreign currency — a momentous change for South African agents. “The model is sustainable, with revenue share and stock options making it possible to earn more than 100% of your commission back.”

Brand-building is a key focus, too. “Your brand is built on service, consistency, and relationships. CRM systems help, but remembering birthdays, following up post-sale — that’s what keeps clients coming back.”

Real Estate with Heart

When he’s not negotiating deals, Marius recharges with midweek getaways to Paternoster with Steph and their dog — laptop in tow. “Breaks are essential. This industry is 24/7, and burnout is real. I have learned to pause, even briefly, to sustain performance.”

What drives him? “It’s about character. I’ve always fought for what I want, even during my sports days, and that built the work ethic I rely on today.” His advice to new agents is simple: “Find a mentor. Learn every day. And don’t underestimate the importance of ethics and trust in this business.”

If he could do it all again, he’d have started sooner. But judging by where he’s headed, Marius Foot is precisely where he’s meant to be — paving the way for the next generation of property professionals, one principled deal at a time.
