Dear eXp South Africa Family,
As we embrace a new quarter, I am thrilled to reflect on the remarkable growth and accomplishments we have achieved together. Our community has expanded to over 1,300 agents in South Africa, a testament to your dedication, hard work, and commitment to excellence.
Looking ahead, I am excited for our upcoming eXp Annual Awards 2023-2024 on Friday, 6 December, at the Southern Sun Elangeni Hotel in Durban. This event will be a spectacular evening of celebration, where we will honour your outstanding achievements. Don’t forget, you're welcome to bring your partners to join in the festivities, including our iconic CAP and ICON parades. I am also pleased to announce that we will be introducing our new corporate social responsibility partner, which marks an exciting step forward in our commitment to making a positive impact in our communities. This partnership will open doors for both eXp Realty and our agents to volunteer onsite and contribute to the change we want to see in South Africa.
We are also nearing the completion of our 52 roadshows in 52 weeks initiative. It’s been an incredible journey, and I want to extend a huge thank you to our fantastic partners, Currencies Direct, MultiNet Homeloans, Snappit, and The Virtual Agent, who made this possible. Together, we’ve reached agents across the country, sharing knowledge, resources, and inspiration.
In more exciting news, Steve Johnstone, Lizna Nel, and Nadia Hurter, will be attending eXpcon Miami. This will be my first time attending the conference in the USA, and I am proud to represent South Africa on the global stage. I look forward to learning, connecting, and bringing back fresh ideas that will benefit us all.
Finally, I am pleased to announce that this has been our best quarter financially to date. eXp South Africa is stronger than ever, and our continued profitability and debt-free status are direct results of your hard work, contributions, and unwavering commitment to the success of this company. For that, I sincerely thank you.
Let’s keep the momentum going and continue to support each other as we strive for even greater success in the months to come. Here’s to a prosperous, exciting, and impactful quarter ahead!
There is so much more to celebrate and mention, so grab a warm beverage and enjoy reading our Q3 newsletter for this year.
Warm regards, Andrew Thompson Country Leader, eXp Realty South Africa

eXp Realty South Africa is incredibly proud of our agent team who celebrated Mandela Day by serving their local communities across the country in various ways. Here's a snapshot of just some of the amazing work our agents did.
Kicking off with the NRG powered by eXp down in Gqeberha, Eastern Cape. James Conyers and the team decided to do some gardening, removing weeds and tidying up the area around their physical office.
Meanwhile in Cape Town, Realtors South Africa powered by eXp were also out in full force. Lizna Nel and her exceptional team who are always serving the community no matter what the occasion is, were spotted at Elim Night Shelter!
While many teams got together, we also saw some individual brilliance. Such as Darryl Schoeman who is serving as Chairman of his local Community Policing Forum, for the Townhill SAPS Precinct in Pietermaritzburg.
"We act as the community liaison between the community and SAPS, helping to ensure that SAPS is held accountable in performing their duties, as well as helping to protect the police from undue negative public perception," added Darryl. "Together with the local security companies, we help to ensure that the community is safe and that the police are doing their part."
Below is how Darryl spent Mandela Day.
Ruth Sauls also got in on the Mandela Day action. Ruth, along with some agents, visited Bethelsdorp Old Age Home in Salsoneville, Gqeberha. Our agents graciously supported through cash contributions as well as being present on the day, serving the residents. Residents were treated to cake, tea and entertainment by the agents. A walkthrough followed to identify all the work needed for the 133 residents that reside at the facility where ablutions are shared. Unfortunately, these ablutions still require repair and upgrades. If you can assist, or want to help serve this community, please reach out to Ruth at 061 684 1381.

He delves into his inspiring journey, the rapid growth of eXp Realty, and how the company's innovative cloud-based model is transforming the real estate landscape across the country and beyond.
July saw two new leadership members added to service our growing agent team. Introducing Bongi Budaza who joins as an Agent Support Coordinator. She has settled in superbly within our team and is raring to go, so come pop into our eXp.World and introduce yourself to Bongi - she would love to meet you!
Then, there’s Monica Coetzee who needs no further introduction. Monica has officially made the transition from an eXp Agent to the eXp Realty South Africa Leadership team as a Transactional Specialist. This is a fantastic acquisition as we continue to prioritise our agents, consistently enhancing our support and fostering growth.

In the world of real estate, the stories of resilience and passion are often overshadowed by market trends and sales figures. Yet, the journey of Christelle Jansen van Rensburg, a dedicated eXp Realty agent based in Gqeberha (Port Elizabeth), South Africa, stands as a beacon of inspiration.
Christelle's foray into real estate began in January 2015, driven by necessity and a relentless determination to succeed. "I entered real estate out of sheer desperation," Christelle recalls. "After many years in the motor industry, by August 2014, I had reached my limit and needed a change." She initially explored media consulting, selling radio ads, but when her employer failed to pay her, she sought a new path. "I contacted my aunt, who had experience in real estate. She referred me to her former principal, who had just opened a Keller Williams office in Gqeberha."
Christelle's career evolved as she moved from Keller Williams to NRG Property, where she found a mentor in James Conyers. "I was drawn to working with James; he's a genuine and gentle leader. I'm thrilled that NRG joined eXp Realty." Christelle's trust in James was unwavering, leading her to join eXp Realty without hesitation. "When James announced his move to eXp Realty and invited the team to join, I wasn't nervous at all. I trust James implicitly."
Her tenure at eXp Realty has been marked by dedication and achievement, with Christelle capping twice already. However, her journey has not been without significant personal challenges.
On April 9, 2017, Christelle's life took a dramatic turn when she was involved in a severe motorbike accident. Riding her husband's ZX10 Kawasaki, she lost control on a bend, resulting in life-threatening injuries.
Despite the severity of her injuries, Christelle's resilience shone through. Her recovery was long and arduous, involving extensive surgeries and rehabilitation. "I underwent about 18-19 hours of operations. I was in ICU for a month and a half and mostly on a ventilator, followed by a few days in high care, and then I spent two and a half months at Aurora Rehab Hospital."
Motivation Behind Her Resilience
“My motivation to bounce back and excel in my eXp Realty journey wasn't easy to come by. The real trauma for me began after leaving Aurora Rehab Hospital, my safe space with medical staff and fellow patients.” She continues, “Returning home meant adjusting to normal life in a different body, where my injuries are often invisible to others. Daily pain and limited movement are my new reality. For instance, I recently fell in front of a client during a viewing and had to ask for help to get up. My orthopaedic surgeon credits my strong mind for 90% of my swift recovery. Subconsciously, even while in a medically induced coma, I was driven by the need to be there for my three traumatised boys.”
Christelle's motivation to recover was fuelled by her love for her family and her passion for real estate. "I had to be strong for my kids. I have three children, including little Theo, whom we adopted at 20 months old. He was just five at the time of the accident. And a very caring husband. It was their love and support that subconsciously motivated me to pull through and start doing what I needed to do again.
Christelle's passion for real estate and helping others kept her going. "I love interacting with people, especially guiding first-time buyers through the process. It gave me purpose and helped me heal because I was helping others."
Today, Christelle continues to thrive in her real estate career with eXp Realty, inspiring others with her story of resilience and passion. Her journey is a powerful reminder that with determination and a positive mindset, one can overcome even the most daunting challenges.

What common challenges do clients face during the conveyancing process, and how does ESI Attorneys help overcome them?
The conveyancing process can present several challenges, but, at ESI, we are well-equipped to address them. When clients are simultaneously selling and buying properties, we work diligently to coordinate the transfers to occur simultaneously, even if this isn’t noted in the deed of sale. Clear and consistent communication with all parties involved ensures a smooth process.
Tenant-related issues can also complicate transactions. We take a proactive approach, ensuring tenants are notified in accordance with legal requirements and personally delivering formal notices to vacate if required.
For sellers needing capital to settle municipal rates accounts or make necessary repairs to the property in terms of the Deed of Sale, we offer bridging finance.
Additionally, when clients need to sign documents abroad, we guide them through the specific legal requirements of the way the documents are to be signed in the country that they are in, ensuring that the process is handled correctly the first time.
What advice would you give to real estate agents and clients to prepare for a successful conveyancing process?

The real estate industry evolves at lightning speed. Clients now expect rapid responses, personalised service, and hassle-free transactions. If you’re not keeping up, you’re falling behind. But embracing technology isn’t just about staying current, it’s about transforming how you work and here’s how to go about it:
• Automate Client Communication: Tired of endless phone calls just to set up viewings? CRM tools can handle follow-ups, reminders, and manage your client list – all from your phone. It’s like having a personal assistant available around the clock.
• Improve Your Marketing: In addition to traditional marketing efforts, digital marketing is the key to reaching thousands of potential buyers instantly. Virtual property tours make it possible to show homes to clients across the globe, expanding your reach with minimal effort.
• Save Time with Digital Transactions: Paperwork can drain hours of your time, which is why digital transaction management systems are best. They allow you to process documents and collect signatures electronically, cutting out delays and making your workflow smoother.
• Start Small, Think Big: When integrating tech solutions into your operations, begin with small changes – like automating email marketing or using virtual tours – and gradually expand. With every step, you’ll save time and work more efficiently.
Remember, you don’t need to overhaul your operations overnight. Instead, start small and gradually expand your use of technology. Each step forward brings you closer to a more streamlined, efficient, and successful real estate practice. By leveraging technology, you can focus on what truly matters: delivering excellent service and closing more deals.
For homeowners planning to sell, timing can be a powerful tool. While some sellers may need to move quickly, those with the luxury of flexibility can benefit greatly from strategically timing their sale. The property market is cyclical, influenced by seasonal trends, economic conditions, local developments, and even political factors. Understanding these dynamics can give you a distinct advantage, potentially increasing your final sale price and shortening the time your property spends on the market.
• Seasonal Trends: In South Africa, the property market often sees increased activity in spring and early summer. Buyers are more likely to be on the lookout, and homes generally show better during these warmer months, which can drive up demand and prices.
• Economic Indicators: Interest rates and inflation play a major role in buyer affordability. When interest rates are low, more buyers enter the market, increasing competition for available properties. Selling during these periods can help you attract higher offers.
• Local Market Conditions: It's essential to evaluate the supply and demand in your specific area. If inventory is low but buyer interest is high, you're in a seller's market and can likely command a premium price for your home.
• Development and Infrastructure Projects: Keep an eye on any upcoming developments or infrastructure projects in your neighbourhood. These projects often boost property values once completed, so waiting to sell until after they’re finished could result in a significantly higher sale price.
• Political and Legislative Changes: The political climate and new legislation can directly impact the property market. Factors like changes to property taxes, land reform, or zoning laws may affect buyer confidence and property values. Staying informed on these matters helps you sell when conditions are favourable.
Selling your home is one of the biggest financial decisions you’ll make, and timing the market can be crucial to maximising your return. By considering these factors, you can increase the likelihood of securing a higher sale price and reducing the time your property remains on the market. While the perfect time to sell will vary for each homeowner, staying informed and strategic can make all the difference in achieving a successful and profitable sale.
