Brownstone Brooklyn Market Report 4Q22

Dear Reader,

As we closed out the 2022 year, the 4th quarter in our Brooklyn townhouse and condominium sectors saw declines in both pricing and transaction volume. For the townhouse sector, the average sales price retreated to more consistent levels with the prior two years, coming down from 3Q22’s record high which broke the $3MM and $1,000 PSF mark for the first time. For condominiums, the average sales price declined by almost 6% on the quarter, and transaction volume saw just over 300 deals close, the lowest recorded since 1Q21.

Townhouses

Just over $481MM worth of 1- to 4-family townhouses traded hands in 4Q22, versus $526MM during 4Q21, a decrease of $45MM, or 8.5%. Over the same time frame, transaction volume, 179 sales, decreased by 15.2%. The average sales price retreated from the prior quarter’s record high over $3.1M, by 15.4% to $2.6MM, year-over-year. Condominiums

Approximately $462MM worth of condominiums sold in 4Q22, versus $633MM during 4Q21, a significant decrease of $171MM, or 26.9%. Similarly, the number of transactions decreased, but to even a greater degree, 28.7%, year-over-year. The average sales price was -5.6% down from the prior quarter in 3Q22, but still a 2.5% increase year-over-year. Townhouse Summary

The townhouse market saw 179 closed sales this period, a 24.47% decrease from the third quarter, a sharp cry from 3Q21’s record high of 291 deals mid-pandemic. Breaking the trend of four straight quarters of price increases, this quarter’s average sales price and PPSF both turned the notch back down to $2.69MM and $943 PSF, respectively. The four-quarter trailing average is $977 PSF and just over $2.8MM gross.

Condo Summary

Transaction volume in the condominium market saw 301 recorded deals this quarter, a 42.78% decrease in volume versus the prior quarter. While average price metrics came down on the quarter, both were still up on the year by an average of 2.78%. The fourquarter trailing average is $1,368 PSF and under $1.6MM gross.

BROOKLYN HEIGHTS

Townhouse Summary

There were five recorded townhouse sales this quarter, where over half occurred under $6MM. On average, these closed homes were much smaller than the prior quarter, so the average sales price was cut in half to just over $5.4MM. Without the same scale and grandeur, average PPSF was just $1,310 PSF this quarter, which is a sign of the cooling townhouse market. The four-quarter trailing average is $1,808 PSF and over $7.57MM gross.

Condo Summary

Brooklyn Heights saw 13 condo deals close this period, with the majority still coming from the new developments at One Clinton and Quay Tower. Larger units like 3+ bedrooms on higher floors trading resulted in a continued rise in our average sales price and PPSF pricing metrics to $3.36MM and $1,722 PSF, respectively. The four-quarter trailing average is $1,570 PSF and over $2.9MM gross.

Townhouse Summary

There were only three townhouse transactions in Cobble Hill this quarter, all 3- to 4-family townhouses. Unsurprisingly, compared to last quarter’s closed sales with only renovated 1- to 2-family townhouses, average sales price was significantly down on the quarter to just over $3.6MM. Average PPSF was also down significantly, by 42.22%, quarter-over-quarter to just over $1,000 PSF. The four-quarter trailing average is $1,386 PSF and just over $4.65MM gross.

Cobble Hill saw only 7 closed condo sales this quarter, less than half as many than the prior quarter. Average sales price saw decreases by 15.37% on the quarter to $1.53MM, and average PPSF to $1,303 PSF. Compared with pricing from the prior year, this quarter shows signs of continued cooling. The four-quarter trailing average is $1,465 PSF and just over $2MM gross.

While average sales price and PPSF degreased versus the prior third quarter, the averages are notably higher than this time last year. The average Carroll Gardens townhouse this quarter was just over $3.3MM. The fourquarter trailing average is $1,253 PSF and just over $3.7MM gross.

Average PPSF saw a modest decrease on the quarter to $1,177 PSF, but was still up over levels on the year. The four-quarter trailing average is $1,232 PSF and over $1.2MM gross.

Townhouse Summary

Boerum Hill’s burgeoning third quarter activity came to a halt this fourth quarter with only 4 closed townhouse transactions.

Average sales price was almost 30% below levels last quarter, but notably is still 25.97% above levels this time last year. The same was observed for average PPSF, where it decreased over the quarter but saw increased over the year. The four-quarter trailing average is $1,210 PSF and just over $4.03MM gross.

Boerum Hill saw only 11 condo transactions this fourth quarter, a continued slowdown in activity as the notable new development projects in the neighborhood close out sales. Average sales price was down by 13.13% on the quarter and down by a lesser degree on the year. Average PPSF saw modest increases on both periods, now to $1,370 PSF. The fourquarter trailing average is $1,469 PSF and just under $1.7MM gross.

GOWANUS

Townhouse Summary

Gowanus had 8 townhouse transactions this quarter, one of the few neighborhoods this quarter to see an increase in activity over the third quarter. With a three-family townhouse trading at $4.275MM and a two-family townhouse trading at $3.275MM, which are big numbers for the neighborhood, it is no surprise the average pricing was strongly above levels the prior quarter. The fourquarter trailing average is $1,069 PSF and under $2.2MM gross.

Average PPSF dropped below $1,000 PSF, coming down from two quarters of elevated pricing. The four-quarter trailing average is $991 PSF and just over $2.5MM gross.

There were 30 condo transactions recorded in DUMBO this quarter. The two new development buildings (98 Front St and Front & York) that fed the bulk of the deals this past year are slowly wrapping up their sales effort, where this quarter they saw more lower floor units close. Average sales price dropped to $1.82MM, and average PPSF decreased to $1,519 PSF. The four-quarter trailing average is $1,587 PSF and just under $2.0MM gross.
