Dear Reader,

Brooklyn’s residential market in Q1 2025 demonstrated growth across both the townhouse and condominium sectors, with increases in transaction volumes and pricing metrics. Townhouses experienced gains in gross transaction volume and average sales price on both a quarterly and annual basis. Similarly, the condominium market showed improvements in transaction pricing metrics compared to the previous quarter and year-overyear.

These results reflect Brooklyn’s continued appeal as a residential destination, with strong demand driving performance across property types. Below, we provide a concise breakdown of the townhouse and condominium markets for Q1 2025.

Townhouses

Over $500MM worth of 1- to 4-family townhouses traded hands in Q1 2025, compared to $433MM in Q4 2024, marking an increase of $67MM, or 15.63%. Year-over-year, gross transaction volume rose by 9.85%, up from $455MM in Q1 2024. The average sales price increased slightly to $2.75MM in Q1 2025, reflecting a 1.02% gain from Q4 2024 and an 11.06% increase compared to Q1 2024. The number of transactions climbed to 182, a 14.47% increase quarter-over-quarter but a slight decline of 1.09% year-over-year. Condominiums

Approximately $558MM worth of condominiums were sold in Q1 2025, compared to $365MM in Q4 2024, representing a significant increase of $193MM, or 52.95%. Year-over-year, gross transaction volume rose by 24.46%, up from $448MM in Q1 2024. The average sales price grew to $1.78MM in Q1 2025, reflecting a quarterly increase of 5.06% and a year-over-year rise of 10.14%. The number of transactions surged to 313, up by 45.58% quarter-over-quarter and by 12.99% year-over-year. Brooklyn’s residential market remains dynamic as we progress through 2025, with both townhouses and condominiums showing strong performance driven by sustained buyer interest and favorable market conditions.
