• Make sure your food stays at a safe temperature. Keep your refrigerator temperature set between 35 to 37 degrees Fahrenheit. The freezer temperature should be set to 0 degrees Fahrenheit. Try to keep your freezer stocked to increase its efficiency. If you have an ice maker or in-unit water, stay on top of regular water filter changes. Most refrigerators have a reminder light to help you remember.

• Hot water is essential for clean and dry dishes. Low water temperatures can be one reason dishes are not getting completely clean. Check that your water heater is set to the right temperature. The ideal temperature is between 120 and 140 degrees Fahrenheit. For safety reasons, don’t set the temperature to below 120 or above 140. When you load the dishwasher, make sure nothing blocks the spray arm.

• If you use your garbage disposal, turn on cold water before putting food into it. Food should be completely ground up and flushed out before the disposal is turned off. Feeding the disposal a large amount of waste too fast can clog pipes, so feed large amounts slowly or, better yet, throw it in the trash or compost.

• The high heat from an oven’s self-cleaning cycle is dangerous and can cause important oven parts to burn out, so try to avoid using that feature. Though it is a far more manual process, cleaning your oven by hand is much safer.

• Rubber-backed mats can cause unbalanced washing machine loads. The rubber backing can also break down and separate, clogging hoses, pumps, filters, and valves. If possible, wash these types of items by hand in a tub or laundry sink.

• Avoid running loose change, pocket knives, and other metal items through the wash. They can damage the washing machine’s internal components and pump system. Washing machine hoses can deteriorate over time. Avoid a surprise leak by replacing your washer hose approximately every five years. If you leave town for an extended period of time, shut off the water to your washing machine so you don’t have to worry about leaks.

• The basement must be dry before remodeling begins. Your contractor might use a moisture meter to make absolutely sure that the space is dry and ready for construction. Even small amounts of water can damage carpets and furniture or cause mold or mildew growth. If you have had moisture problems in the basement in the past, have those issues addressed before the remodeling work starts.

• Remodeling work can last from several days to several months, depending on the complexity of the project. Your contractor may move some larger items for you. You will be responsible for packing up any small things that could get in the way or be damaged. If your project involves removing existing cabinetry or built-in storage, empty those spaces before any work begins.

• The wrong lighting makes a basement feel small and dark. Canister or recessed lighting is popular for basements because it does not take up headroom. Downlighting points the eye away from the ceiling, making the room seem taller.

Your budget is certainly important, but the lowest bid may not result in the outcome you want.

• Have your chimney inspected and cleaned regularly to ensure that it operates efficiently and safely. Creosote buildup or blockages from nesting animals in your chimney can make it unhealthy and hazardous to operate.

• The National Fire Protection Association (NFPA) outlines three levels of chimney inspection. Level one is the most basic. Level three is only necessary when serious hazards are suspected. If you’re the new owner of the house or if the chimney has been damaged, you’ll need a level two inspection. A level two inspection includes an inspection of every accessible part of the chimney, including its interior. Most technicians do this with a video scan.

TRADE LICENSE INFORMATION

• If the flue liner has gaps and openings between it and the chimney casing where creosote can accumulate, the liner must be repaired or removed and replaced. Sometimes a flue sealant can fix the problem, but if the issue is more severe, you’ll need a new liner. Split whole logs in halves or quarters to make sure the wood is dry both inside and outside.

Chimney caps also keep sparks and stray embers from igniting the roof or flying down into your yard.

Make sure that your home has an adequate number of downspouts. The downspouts also need to be long enough to carry water away from your house, patio, or walkway. If you have recurring erosion issues around concrete slabs, your yard might need to be regraded. Having a drainage system installed can also help. Contact a drainage specialist for advice.

• If you have more concrete work done in the future, ask the contractor how they’ll prep the ground. The ground beneath concrete is made up of layers of soil. Each of these layers has its own properties, like density and moisture content. When the layers settle over the years, the concrete slabs above them can settle and crack. Before a concrete slab is poured, the supporting soil must be compacted. This step prevents washout and erosion and should be done with a mechanical tamping machine for best results.

HOW COMPANIES ARE QUALIFIED

• For each Best Pick Reports publication, we conduct independent consumer satisfaction surveys every year with homeowners who had firsthand experience with home service providers. If needed, we also analyze Google reviews.

• Our internal surveying is an independent process conducted through our own phone surveying platform or through our sister research company GuildQuality, an industry leader in consumer satisfaction surveying.

• We develop a company’s rating according to the survey and review data we have about that company spanning the past three years; the company’s financial standing; and proper insurance and licenses, which we verify through the issuing bodies.

• Every Best Pick company must maintain extremely high satisfaction rates. At least 80 percent of a company’s customer responses through in-house surveying must be positive (on a scale of 1-5, a positive experience is a rating of 4 or 5). If Google reviews are referenced, the company must have an overall 4.0 or greater rating over the past three years.

• Once the research process is complete, companies excelling in each category have the option of participating in the Best Pick program, authorizing us to include their name in our semiannual publication and on our website.

• Companies new to Best Pick Reports must meet our qualification standards and have a minimum of one year of service in the book area or a strong franchise history.

• Companies must maintain the same satisfaction rates every year after qualifying to continue their inclusion in the Best Pick program.

• The exact review count spanning the last three years of review data for each company can be found to the left of the company’s profile on bestpickreports.com.

INSURANCE & LICENSE VERIFICATION
