• Rubber-backed mats can cause unbalanced washing machine loads. The rubber backing can also break down and separate, clogging hoses, pumps, filters, and valves. If possible, wash these types of items by hand in a tub or laundry sink.
• Avoid running loose change, pocket knives, and other metal items through the wash. They can damage the washing machine’s internal components and pump system. Washing machine hoses can deteriorate over time. Avoid a surprise leak by replacing your washer hose approximately every five years. If you leave town for an extended period of time, shut off the water to your washing machine so you don’t have to worry about leaks.

Split whole logs in halves or quarters to make sure the wood is dry both inside and outside.
• A chimney cap, usually made from stainless steel or copper, protects the chimney rain, critters, and other hazards. Uncapped chimneys offer warm, protected spaces to critters, but their nests pose a fire hazard and can cause unpleasant odors. Another advantage of the chimney cap is that it keeps water (and ice, in the winter) out of the flue. Chimney caps are also important for safety. They help prevent sparks and stray embers from igniting the roof or flying down into your yard.

If you have recurring erosion issues around concrete slabs, your yard might need to be regraded. Having a drainage system installed can also help. Contact a drainage specialist for advice.
• If you have more concrete work done in the future, ask the contractor how they plan to prep the ground. The ground beneath concrete is made up of different layers of soil. Each of these layers has its own properties, like density and moisture content. When these layers settle over the years, the concrete slabs above them can settle and crack. Before a concrete slab is poured, the supporting soil must be compacted to prevent washout and erosion. This should be done with a mechanical tamping machine for best results.

• Crawl spaces are vulnerable to many of the same problems as house foundations. Because crawl spaces are under the house, pest infestations are common. Crawl spaces often have serious moisture issues, which can cause mold and mildew growth. If moisture problems aren’t solved, they can cause the house’s floor joists to deteriorate.
• Crawl spaces are usually connected to a home’s foundation. This location is part of what makes crawl space moisture problems so concerning. Wood is more prone to rotting in damp spaces, so a damp crawl space can cause the floor joists of the house to rot. Common signs of deteriorating floor joists are sagging, creaking, or bouncy spots on the floor over the crawl space.
• Concrete columns or jacks work well to raise and stabilize sagging floors. Jacks can be adjusted
as needed, to ensure ongoing support. If the floor joists are no longer structurally sound, they might need to be strengthened by adding a beam to an existing joist in a process called “sistering.” Removing a compromised joist altogether can create other structural problems. Sistering in another beam instead creates the structural support the compromised joist needs without putting the entire structure at risk.
• Once any moisture and structural issues are resolved, the crawl space can be encapsulated. This involves covering the floor and walls with a heavy plastic vapor barrier. The crew will seal off all vents and other areas where outside air could get in. Finally, the crew will install either a dehumidifier or crawl space vent fan.
