• Ask your service provider for warranty details in writing. They may offer warranties on both repair and installation work. Your equipment will most likely carry a manufacturers’ warranty, too. Ask the company whether they honor manufacturer warranties or whether you will need to contact the manufacturer directly in the event of a problem.
• If your HVAC system is running well but you’re interested in increasing your home’s efficiency, look into duct sealing. HVAC ductwork can leak 30 to 35 percent of the system capacity into attics and crawl spaces. Sealing the ducts can lower energy costs and boost air circulation.

• Have your chimney inspected and cleaned regularly to ensure that it operates efficiently and safely. Creosote buildup or blockages from nesting animals in your chimney can make it unhealthy and hazardous to operate.
• If the flue liner has gaps and openings between it and the chimney casing where creosote can accumulate, the liner must be repaired or removed and replaced. Sometimes a flue sealant can fix the problem, but if the issue is more severe, you’ll need a new liner. Older masonry chimneys typically have terra-cotta liners, which can fail or deteriorate over time. Replacement flue liners are usually made of stainless steel.
• The National Fire Protection Association (NFPA) outlines three levels of chimney inspection.
TRADE LICENSE INFORMATION
Level one is the most basic. Level three is only necessary when serious hazards are suspected. If you’re the new owner of the house or if the chimney has been damaged, you’ll need a level two inspection. A level two inspection includes an inspection of every accessible part of the chimney, including its interior. Most technicians do this with a video scan.
• Limit dangerous creosote buildup by always making sure the flue is open when you build a fire in your fireplace. Only burn dry, seasoned wood. The moisture in fresh, damp logs will make a fire smolder. The smoke from a smoldering fire releases gases that contribute to creosote buildup. Split whole logs in halves or quarters to make sure the wood is dry both inside and outside.
• A chimney cap, usually made from stainless steel or copper, protects the chimney from rain, critters, and other hazards. Uncapped chimneys offer warm, protected spaces to critters, but their nests pose a fire hazard and can cause unpleasant odors. Another advantage of the chimney cap is that it keeps water (and ice, in the winter) out of the flue. Chimney caps are also important for safety. They help prevent sparks and stray embers from igniting the roof or flying down into your yard.
Some services, including chimney repair and masonry, require a Home Improvement Contractor License issued by the Maryland Home Improvement Commission. Companies that do not offer these services are not required to hold a trade license.

• Once the repair work is done, stay on top of maintenance so the problem doesn’t happen again. Have your gutters cleaned at least twice per year. Make sure that your home has an adequate number of downspouts. The downspouts also need to be long enough to carry water away from your house, patio, or walkway. If you have recurring erosion issues around concrete slabs, your yard might need to be regraded. Having a drainage system installed can also help. Contact a drainage specialist for advice.
• If you have more concrete work done in the future, ask the contractor how they plan to prep the ground. The ground beneath concrete is made up of different layers of soil. Each of these layers has its own properties, like density and moisture content. When these layers settle over the years, the concrete slabs above them can settle and crack. Before a concrete slab is poured, the supporting soil must be compacted to prevent washout and erosion. This should be done with a mechanical tamping machine for best results.

Homeowner Protection Tips
Prices that seem too good to be true usually are. Cutting corners is a great way for a company to make more money while charging you less.
Be wary of a company selling doorto-door. Reputable contractors rely more on referrals than door-to-door sales.
Resist high-pressure sales. A company that tries to rush you into a decision may not want to be researched too thoroughly.
Avoid moonlighters. A moonlighter is an employee who steals a customer from his or her employer. They often offer a lower price by avoiding overhead such as insurance and licenses.
Check for licenses and insurance. Research the company to make sure that they have the required trade licenses and insurance for their line of work.
Make sure you’re on the same page with the contractor. All project details should be in writing along with any verbal commitments before signing a contract.
Only compare apples to apples. Educate yourself about the quality of what you are buying, or taking the lowest price may cost you more in the end.
Avoid doing business on a handshake. Reliable companies use contracts to clarify terms and set mutual expectations.
Avoid paying for everything up front. You’ll lose the money if the company goes out of business or fails to complete the job. If you must pay up front, use a credit card.
Never open an account in your name for a contractor. If a contractor’s credit is not good enough to open an account, you should probably stay away.
Thoroughly check references. Before hiring a contractor, ask multiple references questions about quality, schedule adherence, cleanup, communication, and disagreement resolution.
Avoid cash payments. Checks and other non-cash payment forms leave a paper trail, which is very useful if you ever need to prove you actually paid a bill.

DO MANY COMPANIES NOT QUALIFY AS A BEST PICK?
