DEED RESTRICTIONS

As the first designated Local Historic Property in Greenwich, CT, the Jeremiah Mead House—now known as Stoneybrooke - holds significant historic value.

Purchased by the Hillman family in 1973, the property has been thoughtfully preserved by them for over 50 years.

In addition to its historic district designation, the Hillman’s added additional restrictions which require approval for exterior additions/ changes. These restrictions allow for full flexibility with interior renovations, but any exterior alterations or the addition of new structures—temporary or permanent—must be approved by the Historic District Commission.

Additionally The Land Trust has the right to visit yearly to document the condition of the property.

DECLARATION OF CONSERVATIONEASEMENT AND RESTRICTIVE COVENANTS

This Declaration of Conservation Easement and Restrictive Covenants made this Y':c+ctay of October 2002 by Sandra F. Hillman ("Declarant"), of 29 Taconic Road Greenwich, Connecticut 06830.

WITNES SETH:

WHEREAS, Declarant is the owner of that certain real prope1ty consisting of 5.4055 acres (the "Property"), located in the Town of Greenwich, Connecticut, more particularly desclibed on Schedule A annexed hereto and made apmt hereof.

WHEREAS, there is currently located upon the Property a single-family residence (which residence, together with all outbuildings, accessory buildings and improvements now situated on the Property, accessory to the said residence, are hereinafter referred to as the "Hillman Residence");

WHEREAS, Declarant has advised The Greenwich Land Trust Inc. (the "Trust") that pursuant to applicable provisions of the Building Zone Regulations of the Town of Greenwich, the Property may legally be subdivided into two (2) separate building lots, inclusive of the Hilllman Residence, each available to be developed for single-family residential purposes;

WHEREAS, recognizing the imp01tance of preserving open space and the rural nature and character of the Property in order to maintain air quality, ecological balance and scenic values and to avoid problems concerning water supply, sewage disposal and otherwise to avoid overtaxing the resources and facilities of the Town of Greenwich, Declarant desires to provide for the protection, preservation and conservation of open space and the character of the Property and the surrounding area by restricting the potential development of the Prope1ty in accordance with this Declaration of Conservation Easement and Restrictive Covenants;

WHEREAS, The Trust is a not-for-profit corporation organized and existing under the Jaws ofthe State of Connecticut, organized, among other things, for the following purpose:

"To engage in and otherwise promote for the benefit of the general public the prc,_servation and conservation ofnatural resources of the Town of Greenwich...including waterresources, swamps, woodland andopen spaces..."; and

WHEREAS, Declarant intends that the Property shall hencefo1th be subject to the restlictive covenants hereinafter set forth, which restlictive covenants shall run with the land in perpetuity and shall be binding on Declarant, her successors and assigns and all future owners of the Property, and shall be for the benefit of, and enforceable by, The Trust, and its successors and assigns as hereinafter pernutted.
