People often say the only thing that is predictable in life is change. It sure seems like it sometimes, considering the last few years managing our way through a wide range of change and adaptation related to the pandemic and swings in the economy.
Thinking about this prompted me to reflect on reaching a milesto ne of 50 years in business.
Throughout five decades, there was lots of change – expected and unexpected. But, EMBREY not only endured, we flourished. From our Texas base we expanded reg ionally and nationally. We’ve been consistently recognized over the years among the best in the business for our designs, our attention to detail, and our trustworthiness. We’ve been judged repeatedly as one of the best places to work.
So, while change is constant, so is our consistency in building value, positive reputation, and great places to live. Most importantly, though, we’ve built these thi ngs because of great people who do great work. That’s you and your teams.
I believe one of the best ways to manage change is to create a company environment where those who choose to work here can do their best work. We provide opportunity, encourage people to share their best ideas, and recognize and reward excellence.
Since Walter founded the company in 1974, EMBREY has focused on hiring great people and creating a place where people can build satisfying careers.
As I reflect on 50 years, I realize we’ve done a pretty good job – EMBREY has successfully managed change because we’ve always had a solid foundation of great peo ple.
As we celebrate 50 years, let’s make sure to celebrate each oth er.

In 1974, Walter Embrey, Jr. made a pivotal decision to move his young family from Austin to San Antonio to build a career in real estate development. With a family to support, he put everything he had into his first big idea. Now, 50 years later, the San Antonio Bu siness Journal honored Walter on May 13, 2025, with its Lifetime Achievement Award for his lasting contributions to developing and elevating the communities where EMBREY builds.
With attention to detail and dedication to design, building exceptional places for people to live and work is a value that has defined W alter’s professional and personal career. He will tell you the foundation of success is having a focus on hiring the best people and creating an environment where they can do their best work. A reflection of t his philosophy is proven by EMBREY consistently being recognized as one of the best places to work.
In his junior year at The University of Texas at Austin (UT), W alter made a pivotal decision that launched his career in real estate at age 20, taking a part-time job with one of Austin’s largest homebuilder s. There, he learned all aspects of homebuilding and land development. That led him to his next job as CEO of an Austin-based multifamily c ompany where, as partner, he led the development of more than 6,000 units in the Texas market.
Throughout his career, Walter has developed over 50 million square feet of real estate. Today, celebrating 50 years as a vertically integrated real estate investment company, EMBREY has developed more than 50,000 residential apartment homes and 6 million square feet of office, industrial and retail space across 11 states and more than 30 cities. EMBREY has served as developer, contractor, manager, acting owner and general partner of places designed to embrace the way people live and work. EMBREY projects have consistently been recognize d for design, attention to detail, quality and tasteful integration into surrounding communities.
Walter’s commitment to investing time, energy and philanthropic support in community and professional service organizations, as well as in educational opportunities for the next generation of industry leaders, is a hallmark of his success.
His donation to The University of Texas at San Antonio was the catalyst for the Embrey Real Estate Finance and Development program. He served as Founding Member and Co-Chairman of the Real Estate Finance Center at the UT Austin McCombs School of Business and
was a member of the Advisory Board for the UT Austin School of Architecture. Walter was also a Founding Member and President of the Real Estate Council of San Antonio (RECSA) and was a Board Memb er of the National Multifamily Housing Council.
His many community commitments include more than a decade of service as Chairman of the Facilities Committee and member on the Board of Trustees for both the Witte Museum and the Texas Biomedical Research Institute. He also currently serves as Chairman of the Alamo Building Committee, advising on their $600 million renovation and expansion of the historic Alamo.
In 2022, Walter was inducted into the San Antonio Business Hall of Fame by Junior Achievement. He has been recognized as San Anton io’s Entrepreneur of the Year and has been a recipient of the RECSA Philip M. Barshop Founder’s Award for excellence and leadership in the real estate industry.
Walter’s passion outside of real estate is his family. His son, Trey Embrey, currently serves as President & CEO of EMBREY. Daughter Lisa (Embrey) Nichols, is an award-winning custom home builder in San Antonio and the surrounding area. His daughter Stacey (Embr ey) Rubin, Ph.D., is a psychotherapist and in addition to her practice, has created four healthcare companies with her husband.

COLLECTION HUNTER CROSSROADS ACHIEVED MAJOR MILESTONES!
In the months of April and May, our construction team and valued subcontractor partners came together to celebrate a series of m ajor milestones for Collection Hunter Crossroads in Fort Worth, TX. As part of EMBREY’s of Build-To-Rent Collection communities across Texa s, this project continues to move forward with strength and precision.
Thanks to the leadership and determination of Team EMBREY and the dedication of our subcontractors, the following has been achiev ed:
• All MEP rough-in inspections were completed 67 days ahead of baseline
• Drywall was finished an impressive 94 days early
• Clubhouse turned over to Management 18 days ahead of schedule
• Pool Courtyard turned over to Management 22 days ahead of schedule
• Turn 1 turned over to Management 13 days ahead of schedule
Even with 66 weather delay days, the team’s resilience and stro ng coordination enabled us to deliver these milestones ahead of schedule. This momentum is a direct result of EMBREY’s commitment to excellence and the exceptional teamwork happening on the ground every day. Congratulations to all!

national construction safety week recap
Through a series of initiatives, we emphasized our commitment to the health, safety and well-being of every individual on our jo b sites through this year’s Construction Safety Week. With a theme cent ered on awareness and proactive care, our teams across our markets came together to refresh, retrain and reinforce a culture of safety.
As part of our safety-first approach, all field team members were retrained in First Aid and CPR protocols to strengthen on-site emergency preparedness. In addition, new AED units were deployed to every active construction site to ensure rapid response capabilities in the event of a health emergency.

EMBREY’s Culture Club launched their first team events in March and set the tone for a Q2 filled with connection, celebration and giving back.
The fun kicked off with EMBREY’s annual participation in a compa ny-wide NCAA Bracket Challenge, which brought out some friendly competition across our six states. Congratulations to our top three winners:

In April, the Culture Club partnered with United Way of San Antonio and Bexar County for the 11th Annual Shoebox Project in celebration of National Volunteer Week . Team members donated supplies and contributed funds to help assemble shoeboxes filled with essential care items for those in need. A Fiesta themed workshop was held featuring music, aguas frescas and creativity. A special thanks to United Way gu ests Gabriella Hernandez and Richard Hardy for joining us and sharing more about this impactful community effort. This effo rt allowed Team EMBREY to donate a total of 250 boxes!
Shortly after, the Culture Club hosted a coffeehouse-style pop-u p featuring the Reunion Coffee Cart and pastries from Alebrije Bakery. The Cocina transformed into a full café experi ence with games, conversations and a cozy atmosphere that brought team members together over fresh brews and great energy.

In April, our Emergency Response Team became officially certified in First Aid, CPR and AED through the American Heart Association. This training was made possible by our training partner, Cintas. From breathing emergencies and choking, to strokes, heart attacks, burns and other critical situations, our team trained to handle it all. They also got hands-on with the 5-step CPR and AED process. It is safe to say Team EMBREY is prepared, informed and ready to respond!

The Standard Operating Procedures (SOP) Committee committee is making meaningful strides toward enhancing operational consistency and efficiency across the organization. A major milestone is the decision to partner with EMS to transition all SOP documentation from OneDrive to Policy Partner by Grace Hill. While implementation is still underway, the team is currently developing a timeline to identify and map key processes in Visio. From there, existing SOPs will be compiled for review—allowing the team to determine which SOPs s hould be removed, updated or newly created. This foundation will support the buildout of a streamlined, centralized SOP library in Policy Partner. Once implemented, the platform will enable easy access to policies through PerformanceHQ, automate assignments, increase compliance through secure acknowledgments and tie training directly to policies—ul timately reducing administrative effort while fostering a culture of clarity, consistency and high performance.

Real Foundations and EMBREY team members across several departments continue working to set up Yardi for Corporate, Development and Construction Accounting activities. The existing EMS Yardi contract has been amended to include all of EMBREY. The team is focused on documenting the current processes and Sage setup, and then will formalize future processes for operating with Yardi. We are also currently meeting with integration vendors to connect existing support systems to Yardi. Thank you to all Project 50Plus team members for your valuable contributions to the project!
