Walter Embrey, Jr., founded EMBREY on the principle to always Do The Right Thing . His enduring philosophy is to elevate the neighborhoods where we build, a core aspect of what we call The EMBREY Way
Walter’s recognitions for his contributions include being named the San Antonio Entrepreneur of the Year in 1995 for his business and civic achievement. He received the Phillip M. Barshop Founder’s Award in 2003 for excellence and leadership in the real estate industry. In 2022, Walter was inducted into the San Antonio Business Hall of Fame and earlier this year was asked to chair the Alamo Building Committee to advise the Alamo Trust as it embarks on a $600 million renovation and expansion of the historic Alamo. His community commitments include more than a decade of service on The Witte Museum Board of Trustees and the Board of Trustees for the Texas Biomedical Research Institute.
To honor Walter’s 50 years of connecting communities, EMBREY dedicated a bridge in Walter’s name near Tin Top Flats at The Creamery, our award-winning community in San Antonio. The pedestrian bridge spans the San Antonio River connecting neighborhoods in the Museum Reach area. All of us at EMBREY join in recognizing Walter for the successful impact he has had building business and community.

Since 2014, the EMBREY Internship Program has provided meaningful learning opportunities to paid interns for 10 weeks each summer. Through a competitive, meritbased selection process where only one out of every 100 applications is accepted, EMBREY interns become fully immersed in our culture, working alongside our division teams on projects providing real-world applications in the areas of Investments, Development, Construction, EMBREY Management Services and Corporate Services.
We take pride in the impact the program has had, both on our interns and our organization, with 14 former interns now employed as fulltime EMBREY team members.
We look forward to welcoming our 2025 internship class this June and continuing to shape the next generation of industry leaders!

In 2024, we held and celebrated the first Subcontractor Excellen ce Awards, an event recognizing the outstanding contributions of our subcontractor partners who have been integral to our success. We partnered with each regional winner to make a monetary donation to their charity of choice, reflecting our shared commitment to make a meaningful impact.

Walter Embrey, Jr.’s original vision in 1974 created opportunity for team members, investors, business partners, residents and communities to join his journey toward creating places where people want to be.
From commercial real estate projects to multifamily designs that created a sense of place and home, EMBREY made an enduring mark on 50 years of real estate history in Texas and an array of states including Arizona, Arkansas, Colorado, Florida, Illinois, Indiana, Kansas, Maryland, Tennessee and North Carolina.
When Trey rejoined EMBREY in 2010 and became President and CEO in 2017, his mission was to guide the company’s adaptation in a rapidly changing real estate
environment across a spectrum of new economic, digital and human resource imperatives.
“Trey’s job was really to translate a legacy of success into a strategy and plan for the next 50 years,” says Walter.
An essential part of that “future forward” strategy includes a renewed invitation to old friends and a new generation of team members, investors, business partners, residents and communities to be part of the journey.
Our five decades of success are built on a “strong network of valued relationships,” says Trey. “We’ve learned that these relationships are as much a part of the formula of our success as innovative design, craftsmanship, attention to detail and always doing the right thing. A PROJECT SO BIG, IT DESERVES ITS OWN LOGO!
Chief Financial Officer, Rod Riordan; Vice President of Accountin g Services, Liz Fancher and the Accounting Services team are leading the charge on Project 50Plus , a major initiative to replace SAGE300 with a more robust Enterprise Resource Planning (ERP) system. This marks one of EMBREY’s largest technology investments to date—more than $1 million—requiring significant time, dedication and collaborat ion from team members to streamline financial information across Developm ent, Construction, Investments, EMBREY Management Services and Corporate, for years to come.
EMBREY has selected Yardi, a platform already used by our EMBREY Management Services division, to enhance efficiency, improve data integration and create a seamless experience across all accounting and operational functions. To ensure a smooth transition, we’ve partnered with Real Foundations, a real estate technology firm we’ve succe ssfully worked with in the past.
This 9-12 month project will roll out in phases:
• Phase 1: Fit Test | Complete
• Phase 2: Design & Build | Next 6 Months
• Phase 3: System Migration | Targeting October
• Phase 4: Full Integration with Systems | 2026+
By the end of Phase 4, all existing applications—including Procore— will be fully integrated, ensuring a powerful and cohesive finan cial management system.
