MANHATTAN REAL ESTATE MONTHLY OVERVIEW

The July 2025 real estate market in Manhattan displayed varied trends across different property segments, with some areas showing growth while others experienced declines.

Marketwide

The overall market saw a decrease in contracts signed, new listings, and average price compared to the prior month, with significant declines of 5.57% in contracts and 12.16% in new listings The average price also dropped by 23.19% Despite these decreases, recorded sales increased by 36.96%, indicating a higher closing rate from existing deals.

New Development

The new development market exhibited a mixed performance. Contracts signed rose by 24.24%, suggesting an increased interest, while the average price fell significantly by 19.17% Nevertheless, recorded sales soared by 47.83%, supporting a recovery in dollar volume despite the price gap

Luxury ($4M+)

Luxury properties witnessed a downturn in contracts signed and new listings, falling 33.33% and 22.93%, respectively However, recorded sales increased by 21.83%, bolstering the dollar volume by 32.72%. The market's average price increased by 8.94%, reflecting ongoing demand in this sector.

Resale Condo

The resale condo market saw a decline in listings and average prices, with a 10.93% reduction in new listings and an average price drop of 26.66% Yet, recorded sales climbed by 24.57%, hinting at a positive shift in buyer interest.

Resale Co-op

In the resale co-op sector, key indicators improved, with recorded sales up by 46.10% and a significant increase in dollar volume by 76.29% The average price rose by 20.66%, pointing to a robust market recovery

Overall, Manhattan's real estate market exhibits dynamic shifts with opportunities in certain sectors amid broader contractions
