BROOKLYN MONTHLY REAL ESTATE MARKET SNAPSHOT

In July 2025, Brooklyn's real estate market displayed varied trends across different market segments. Here's a brief analysis of the market types:

Marketwide

The overall market showed a decrease in activity, with contracts signed dropping by 24 15%, and new listings declining by 2 93% Average price per square foot (PPSF) increased by 2 49% while the average price fell by 5 68%, and the dollar volume shrank by 28 45% The recorded sales, however, reported a healthy increase of 24 85%

New Development

In new developments, contracts signed slightly reduced by 2.63%. The average PPSF marginally dipped by 0.96%, and the average price saw a decrease of 5 08% Although dollar volume was down 7.58%, recorded sales increased significantly by 27 08%

Luxury

The luxury market over $4M saw contracts decrease by 18.18% and new listings decline by 30%. Despite declines in some areas, recorded sales surged by 51.52%, and the average price grew by 16.90%, contributing to an increased dollar volume

Resale Condo

Resale condos experienced a 17 89% decrease in contracts signed, and new listings fell by 20.74%. Despite these reductions, recorded sales rose impressively by 49.25% and average price increased by 6 53%

Single-Family

Single-family homes had a noticeable decrease in contracts of 39.53%, with new listings down by 10.82%. However, recorded sales slightly increased by 1 28%, and the average price rose by 15.44%.

Multi-Family

In the multi-family segment, contracts dropped sharply by 49 43%, with average price descending by 6 85% Nonetheless, recorded sales climbed 22 76%, and the dollar volume grew 41 23%

Overall, the July 2025 Brooklyn real estate market showed a decline in new activity but increased recorded sales and price growth in various sectors, indicating a shift towards consolidating previous transactions
