Welcome to the first edition of the Elders Estates Magazine for 2024. Once again, the Elders team have secured a wide range of excellent properties to present to the market.

As we rapidly head into 2024, macro-economic conditions appear to be improving with a reasonable chance we’ll see a softening of interest rates in the second half of the year. The OECD, in its Interim Outlook released in early February, forecast world GDP growth at 2.9 per cent in 2024 and 3.0% in 2025. The majority of the growth is expected to be in Asia. The OECD also forecast inflation returning to central bank target bands by 2025 and an easing of monetary policy.

The BOM is forecasting the possibility of a return to La Nina conditions during the year. Average to above average seasonal conditions, sound world economic growth and an easing in inflation are likely to lead to an improvement in farmers terms of trade during 2024.

In my experience though, forecasts usually tell you more about the forecaster than the future and, as always, there will be those “known unknows and unknown unknows” to quote Donald Rumsfeld.

Perhaps one of the most important lessons from the roller coaster ride in sentiment last year was the resilience of land values. Whilst the market convinced itself that property prices would fall, there was no discernible systematic lowering of property prices observed by the Elders team. In fact, the Elders team had some great results, a number of sales exceeded vendor expectations.

We expect to see a continuation of similar conditions in early 2024 – low property turnover and strong inquiry from all segments of the market.

However, whilst is it useful to consider the wider economic and seasonal conditions, the best time to market a property is when is suits you and the property presents well. In our experience, waiting for market conditions to improve usually means increasing operational risks (changes in seasonal conditions, commodity market volatility, staff retention etc). Capital gain can be eroded if there are disruptions to the operations on the farm. Also, once the decision to sell has been made, it is important to run the farm as if you are going to continue to own it. This ensures you are in the best position to negotiate with potential buyers.

After phenomenal grain harvests in 2021 and 2022, a more varied result was posted in 2023 across WA, with a lack of rainfall being experienced in some zones, particularly those in the northern agricultural regions. Despite this, property prices remain strong and demand for farmland remains sound.

Our team has enjoyed a very strong start to the year in terms of settled sales throughout the state, and some recent listings of note include Mt Rupert in Wongan Hills, a 5192 hectare (12,829 acre) cropping property approximately 180 kilometres north East of Perth.

Elders WA Pastoral Specialist Greg Smith noted “cattle stations are maintaining current values and a level of confidence remains throughout the industry. Carbon focussed buyers remain active, although becoming more discerning with a strong preference for properties with established carbon projects which are already registered and reporting.

Courtney Keeffe from Elders Geraldton stated “Demand for quality properties continues to exceed supply in the Northern Wheatbelt and Midlands, with new sale prices achieved continuing to reach new peaks”.

Simon Thomas from Elders Albany has observed demand and prices for mixed farming and cropping properties remains very strong through the South Coast and Great Southern, with some further uplift in prices over the last 12 months. Demand for smaller grazing properties has been more varied, which has been reflective of the livestock markets during that time. He has also noticed increased demand for his services to facilitate farm leases, which included a prime 11,806 hectare (29,173 ac) holding spread across multiple shires which generated a great deal of interest from local farmers.

AGENT PROFILE CLÉMENCE HASELGROVE

Clémence Haselgrove is one of the newest recruits in Elders’ WA rural real estate team, but comes equipped with a wealth of knowledge and experience in horticulture and viticulture.

Arriving in 2000, Clémence Haselgrove began her career in Australia in winemaking and production. She played an integral role in end-to-end winemaking processes, sourcing fruit, liaising with farmers and ultimately starting up her very own wine label in 2014 at Margaret River.

“I have had a very fulfilling career in winemaking for the last 24 years,” Clémence said.

“From managing wineries and leasing vineyards, to liaising with growers and actually producing the end product, I have very substantial experience across all aspects of the industry.”

While Clémence loved her career in viticulture, she says her start in real estate could not have come at a better time, gaining her certificate five years ago.

“Just by working in the winemaking sector, you gain a really good understanding of rural property in your region, whether it is about who-ownswhat, or the attributes of a certain property,” Clémence explained.

“I wanted to find a way to use my skills in an industry where I could meet and work with a broader range of people. It came at just the right time. I am very connected to the industry and community here and was looking to enrich my career.
