Late last month I attended the Global Ag Investing (GAI) forum in New York. The GAI is held each year in New York, Tokyo, and London. The first GAI conference was held in 2009. The conferences attract hundreds of delegates from around the world who have or are looking for investments in agriculture around the world. It is great to see a large and growing number of delegates from across Australia present opportunities to invest in horticulture, dry land cropping, dairy and forestry.

Each year Australian agriculture attracts a lot of interest from international investors at GAI. This is due to several factors including low sovereign risk, a diverse mix of sectors and climatic regions to diversify risk, Australia demonstrable competitive advantages in agricultural production, and a relatively liquid market for high quality assets.

Perhaps one of the most important Australian attributes is the diverse range of experienced and highly professional investment managers.

Queensland Market Report

The Queensland rural real estate market has preformed strongly over the past nine years as shown by the trend line in the below graph which is made up of settled sales of properties 40 hectares (ha) and greater. These median price trends are to the end of September 2024. I expect the data will show the December 2024 quarter to be similar, reflecting the appetite for scalable holdings across beef, dryland and irrigated cropping and sugar assets more broadly.

The other notable point from the above graph is the overall volume of sales from 2016 to 2021 generally increased. This was fuelled by cheaper finance, lower energy costs, strengthening commodity prices and investment of international capital. The challenge then became the supply of property, as demand was very strong on all commodity types. This has now shifted to a generally lower buyer interest as shown in the below table resulting from a decline in overall transactions of recent times.

The shift in the trend of sales and activity is however being evidenced firsthand with many auctions put to the market not attracting bids at all or passed in on vendor bids. Some are consequently being negotiated outside auction terms, but others remain unsold and the days on market continue to increase, as shown in the graph below. Listings (over 40 ha) in total have increased from approximately 900 to approximately 1300 in the last 12 months, and days on market have increased from around 105 days to 210 days in 17 months.

It is clear that good assets are still being transacted, and at Elders we have a long list of parties seeking specific property types, typically at scale and similar locations for the same reasons as other buyers. Lesser developed or lower rainfall locations are not attracting the same interest and activity as they were 2 to 3 years ago and the general commentary is that overall costs to operate are tight for many. The financial liquidity (bank debt and investment capital) is harder to secure, and that, coupled with the foreign interest land tax, has caused market activity to reduce and median prices to level out.

Within all of that, the Elders team in Queensland and the NT has successfully transacted over 85 properties in the last 7 months, with another 10 properties contracted to settle before June. The agent footprint across Qld/NT under one brand name is significant and allows Elders to support the local family operators as well as dealing with the corporate and institutional market to leverage our full national network and traction capability.
