Once again the Elders team is proud to present Estates Magazine. The properties we feature in Estates cover the length and breadth of the agricultural regions of Australia. From Tasmania to the West, North Queensland and down the East Coast. Each of these properties has been listed by an Elders agent who is an expert in their region and the range of property types and enterprises being presented. Each of these agents are supported by the Elders network who provide expert technical and experienced market knowledge for every property.

It is great to see the new additions to our team in Tasmania who feature in this edition. The Tassie team have a great portfolio of opportunities on the island covering a range of enterprise types.

The result of this experience and deep market knowledge is seen in the extensive list of sold properties we feature in the magazine. In a market that has cooled over the last twelve months, it takes more experience, professional presentation, and wide market exposure to ensure a smooth and timely transaction. When considering selling a property, vendors should not just look at the number of listings the agent has, they must ask how many properties the agent the agency have sold.

At Elders, our focus is to sell properties not just secure the listing.

It is good to see across the drought stricken southern areas some good rainfall, but more is needed. We hope everyone has a good spring this year.

Agent Profile - Jodie Rolf

Jodie Rolf is an emerging Rural Sales Agent working throughout southern Tasmania, with a strong background in agriculture and property valuation.

Jodie’s connection to agriculture stems from her early years, when she’d spend school holidays working on farms and in woolsheds. That early exposure led her to complete a Certificate II in Agriculture, and throughout high school, she immersed herself in the agricultural show circuit.

“I loved showing stud cattle and sheep, and I competed in youth wool handling and livestock judging at both local and Royal Tasmanian Agricultural Shows. It was a great way to learn and to meet people who shared the same passion,” she said.

Those experiences helped Jodie build strong, lasting relationships with farmers across Tasmania; connections that would later help shape her career.

“I’ve always felt a strong sense of community in agriculture. The people I met during those years are still part of my network today,” Jodie said.

Her career in property began 15 years ago, sparked by a moment of curiosity while working in a woolshed.

“I was working in a woolshed in the Southern Midlands, and I asked the farmer about his property valuation work. He invited me along to some property valuation inspections, and from that moment, I could clearly see myself pursuing a career in property, one that would allow me to stay closely connected to agriculture.”

Since then, Jodie has built a respected reputation as an agribusiness valuer.

“I’ve worked across Tasmania, valuing everything from grazing and cropping properties to dairy, forestry, viticulture, horticulture, and rural lifestyle blocks. Every property tells a different story, and I love being part of that,” she said.

Based in southern Tasmania, Jodie remains closely tied to the land through her work with Elders. Family farming and agricultural experience, plus her valuations career, add to the expertise she now brings to rural property sales.

“It has been a natural progression,” she said.

Tasmanian Market Report

Market Overview

The Tasmanian rural property market has experienced low transaction volumes over the last 24 months, despite ongoing demand. This trend is consistent with patterns observed across Australia’s southern regions, where supply constraints, steady farmland values, and higher input costs have contributed to reduced market activity.

During the 2024–25 season, Tasmanian farmland values remained relatively stable. Data from the Australian Farmland Values Report 2025 shows that Tasmania saw a 14.2% increase in median price per hectare to

approximately $12,906/ha, while transaction volumes fell by 6.4% compared to the prior year. Notably, a significant number of transactions involved properties under 100 hectares, mainly in Northern Tasmania. In contrast, land values in the North West and South were more stable.

Recent developments include increased interest in horticulture and viticulture. Shifts in consumer demand toward premium produce and cool climate wines have brought attention from both domestic and international investors. Tasmania’s climate, access to water, and low levels of pests support a range of

fruit, vegetable, and grape production.

Key Drivers and Current Constraints

1. Transaction Volume

Over the past two years, higher interest rates and operating costs, alongside solid on-farm profitability in livestock, have led many potential sellers to delay listing their properties. Firm price expectations among landholders and a lack of available listings have limited farmland entering the market.

According to the Dairy Australia Situation and Outlook Report, the national dairy farmland market is experiencing its third

successive year of lower transaction volumes; this pattern is also present in Tasmania, where restricted supply continues to impact prices, even as buyers exercise caution.

2. Climate and Seasonal Conditions

Certain areas of Tasmania have faced dry weather that has affected productivity, especially in dairying regions. However, compared to other southern states, Tasmania maintains generally reliable supply conditions due to secure water resources, consistent local demand, and lower land values relative to other major mainland regions.

Outlook: Moderate Recovery in Activity

Looking forward, transaction volumes in Tasmania are expected to rise modestly through late 2025 and into 2026. Several factors contribute to this projection:

Southern Drought Pressures: Ongoing drought and rainfall shortages in parts of Victoria, South Australia, and southern New South Wales are prompting some operators to consider Tasmanian land, given its comparatively reliable rainfall and irrigation options.

Stable Commodity Markets: Despite some global volatility, steady dairy prices and strong red meat demand continue to support farm incomes and investor activity where seasonal conditions permit expansion.

Corporate Interest and Expansion:

There is evidence of increased corporate acquisition activity and local operators returning unused farms to production. Recent data indicates that approximately one-quarter of Tasmanian dairying businesses are expanding, slightly above the national average.

Lower Entry Barriers: While farmland values remain high, Tasmanian properties are still relatively affordable compared to some mainland regions. This affordability supports new entrants and family-scale expansions, particularly in the North and North-West.

Outlook Risks

Risks to the outlook include seasonal changes and high input costs, with expensive supplementary feed, fertiliser and competition for skilled labour hindering development. Improved seasonal conditions and ongoing demand from drought-affected mainland

regions could offset some risks due to Tasmania’s strong market fundamentals.

Long-term land appreciation and steady returns in dairy and red meat are expected to sustain investment in Tasmanian rural property. Over 20 years, Tasmanian agricultural land values have risen by 689% (ABC report), far surpassing the national average of 256%, driven by reliable seasons, irrigation infrastructure, and active investment.
