Welcome to the last edition of Estates Magazine for 2025. The drought affected areas in the south have had a reprieve with some good pasture growth and crop yields after a late start in autumn. The property markets in southern Australia have responded to the improved seasonal conditions and strong livestock prices. Turnover has increased and values have stabilized.
Western Australia and Queensland have had a generally good year with another excellent harvest and strong beef prices respectively.
We are seeing a decrease in days on market across NSW, South Australia and Victoria as auction clearance rates increase and buyers’ confidence improves. We do not expect to see a return to the heady days of recent years, but rather a period of consolidation as the property market looks for some direction from commodity markets and on farm productivity growth.
The Elders team have put in an incredible year, delivering some great results for our clients. The team is looking forward to the Christmas break to spend time with family and friends and recharge for next year.

The Australian farmland values have shown resilience in late 2025. The key drivers of this have been improved seasonal conditions in Southern Australia and continued strength in WA on the back of continued strong crop results.
The sales data shows that property prices have tracked close the trend over the period in the chart. There has been some volatility but a strong tendency to revert to trend growth. Since 2021 this growth has been particularly strong. This has caused a widening gap between commodity prices and property prices. This gap will need to close over time as property prices can sustain growth beyond the returns they can generate.
The most likely scenario will be a slow down in property price appreciation as commodity prices increase due to inflation and farm productivity catches up.
Total property turnover by number remains low albeit with a rise in South Australia and Victoria. However, there has been considerable volatility in property turnover by value as small increase in the number of properties sold combine with high prices which is what we saw in mid-2024 and 2025.

Once of most interesting trends in 2025 has been the steady rise in time on market in the first half of 2025 and a sudden drop off in the second half. The main drivers of this were South Australia and Victoria and a lessor extent, NSW. Improved seasonal conditions account for much of this decrease in days on market buyer confidence increased slightly and sellers were willing to “meet the market”.
We have also seen an uptick in listings due to improved seasonal conditions and the typical spring influx of new listings.
We expect to see modest growth in underlying prices in 2026 due to the long run of prices appreciation and the need for returns to catch up. As in recent years, turn over (both volume and value) will be impacted by significant changes in seasonal conditions and sudden change to commodity prices. Inflation remains a concern as current levels may led to the RBA reversing the recent easing cycle.
Whilst agricultural land is a good inflation hedge, interest rate rises will impact on the cost of debt and subdue buyer activity.

Michael Lind’s career in real estate spans nearly three decades, built on a foundation of a deep connection to local rural communities.
“I originally got into real estate 29 years ago,” Michael said. “At the time, I was managing a rural property in Mt Crawford in the Adelaide Hills for the McLachlan family. I had been there for eight years after initially only going there to help out for a few days lamb marking! I needed a new challenge.”
That challenge led him to real estate, a natural choice given his family’s history in the industry. “I chose real estate as my family had a real estate business in Gawler, where I sold real estate alongside my father and two brothers for almost four years,” he said.
“Many would know my brother Jeff Lind who still sells at Elders Real Estate Gawler.”
For the past 24 years, Michael has been based at Elders Keith, servicing the Upper South East and Southern Mallee regions. “My role involves a lot of time on the phone, face-to-face meetings with vendors compiling information about their farming property, appraising property, preparing marketing campaigns, talking to prospective purchasers and property inspections,” he explained.
“It involves interacting with many different people and many hours on the road, which I enjoy.” The most rewarding part of the job is helping farming families move forward.
“I take the work very seriously; farmers are entrusting me to market and sell their lifetime’s work and in some cases their family before them,” he said. “Allowing them to move on to the next phase of their life cashed up and stressfree.”
Michael is passionate about the Elders brand and the network it offers. “I think working for Elders is an honour and I am very passionate about the brand. There are not too many other companies that have been around for over 185 years with over 300 offices Australia-wide.

Over the years, Michael has achieved some remarkable results on behalf of his clients. “In the 24 years I have been with Elders I have sold many extremely wellpresented properties, which is a credit to the vendors,” he said.
The region Michael covers is as diverse as it is productive. “The district is the biggest lucerne seed producing area in the Southern Hemisphere, and a whole
range of other crops are also grown. Plus, the region is well-known for its many Merino sheep studs producing quality wool and offspring, as well as many prime lambs being bred in the area, and Angus cattle grazing, breeding and fattening. “As an agent you need to be across all aspects of this as well as the many different soil types and rainfall areas.”
For Michael, real estate has been a career full of purpose and satisfaction, and he is looking forward to the next phase. In a full circle event, after starting his own real estate career in the family business, Michael’s son Dylan has joined him at Elders Keith. “I am proud to announce that recently my son Dylan has joined Elders Keith as a real estate sales specialist, making him a third-generation real estate salesperson,” Michael said.

Angus Macleod grew up in Hay, where his father ran a stock and station agency. From an early age, he was immersed in the world of auctions and clearing sales.
“I was raised in Hay where my father had a stock and station agency, so I was exposed to auctions and clearing sales from a very young age,” Angus said.
“I remember running the sheets from about the age of 10, and that gave me a real understanding of how the business worked and what it meant to connect with people in that environment.”
That early experience shaped a career that has spanned valuations, auctions and rural sales across Australia.
“After those early years, I decided to formalise my knowledge and went to Hawkesbury Agricultural College where I studied Property Economics and became a property valuer,” he explained.
“I’ve worked in commercial real estate in Sydney, valued residential properties
and stations in Darwin, and then moved to Wagga to continue in valuations.”
He also spent time with a national auctioneering firm.
“I worked for DMS Davlan as the chief auctioneer for the southern region, which was a fantastic experience, and combined that with property sales. Throughout my career, I’ve been advising, selling and valuing property for more than 20 years.”
Today, in his role as a Real Estate Sales Representative with Elders, Angus focuses exclusively on rural property and prides himself on being a trusted advisor.

Simon Thomas’s journey in real estate is deeply rooted in his upbringing on a mixed farming property in Corrigin, in Western Australia’s central wheatbelt
“I was born and raised on a mixed farming property in the central wheatbelt of WA,” Simon said.
“I was interested in a new challenge, which led me from various farming and contracting roles, including a rural exchange to Canada in 1995, to Albany in 1998 and, soon after, to real estate.”
Simon began his property career in November 2000 with a small independent agency, focusing on residential and lifestyle properties.
“The opportunity to start my real estate career came at just the right time,” he said.
“I completed my Triennial Certificate in 2005 and, the following year, commenced as licensee of a small independent real estate company, becoming a partner in 2007. It was a successful partnership until I sold out and joined Elders Real Estate in 2018, with my focus being solely rural properties. This appealed to me given my farming background.”
Simon’s day-to-day work is shaped by the seasons and the community he serves.
It’s very seasonal, with the majority of properties being listed and sold in spring between seeding and harvest or postharvest,” he said.
“I’m constantly networking and keeping my ear to the ground both within the Elders network and the wider farming community.”
Simon’s achievements as an agent are a testament to his expertise and dedication.
“In 2023, I successfully negotiated a five-year lease and share farm of 11,626 hectares spread over 31 properties, that were 200 kilometres apart. It was a very challenging job logistically,” he said.

Rachelle Barnett’s career in real estate began almost two decades ago, but her roots are firmly in agriculture
