It is pleasing to see that as we publish this edition of Estates Magazine, seasonal conditions have begun to improve in most of Southern Australia. Whilst rain is still needed for winter crops to reach their full potential, the chances of above average rainfall has increased.

An improvement in seasonal conditions, strong livestock prices and reduced uncertainty about international trade flows caused by US policy, have led to an increase in properties being presented to market and an increase in buyer inquiry and confidence. This is in addition to the usual increase on turnover in Spring.

Average time on market is falling because of increased inquiry and confidence, and we expect time on market to continue to decline as we approach the end of the year.

This edition of Estates, at 96 pages (including the extensive sales featured), is further evidence of improved confidence in the rural property market. Our team across the country is reporting increased buyer inquiry across most property types and locations. The WA team is particularly pleased with the increase in activity with some high-quality listings across the wheat belt and high rainfall areas.

Agent Profile - Fred Hill

Fred Hill is a well-known face across the Avon Valley and Central Wheatbelt. With deep local roots and a strong work ethic, Fred has built a reputation as a reliable and resultsdriven sales representative who gets things done.

Raised on a livestock and grain farm in Meckering, Fred understands rural life from the ground up. After running a local sporting goods business with his wife Jo, he returned to Elders, where he first worked over 40 years ago.

“I completed a traineeship with Elders back in the 1980s,” Fred said.

“I returned to Elders in 2021 in a rural sales role specifically servicing the Avon Valley and Wheatbelt, which I really enjoy.”

Fred’s role is hands-on and varied.

“I’m on the road servicing clients and in the office completing paperwork or researching,” he explained.

He works across rural, residential, lifestyle, and commercial properties, with a strong focus on Avon Valley and Wheatbelt rural holdings, as well as commercial properties in Northam, where he has lived for the past 18 years.

Fred enjoys the people side of the job most.

“Meeting a wide range of people and helping them achieve their goals is very satisfying,” he said.

“Driving around and seeing unique properties is a bonus and he thinks the more contracts you write, the more you learn.”

Market Overview

The past decade of strong growth seen in farmland values has been well documented and alalysed. This period has seen particularly strong growth in the past five years, and naturally, the question commonly posed is, where to from here?

The seasonal nature of the WA farmland market sees the greatest activity in the first and last quarter of each year.

The total value of WA farmland sales in the last quarter of 2024 was $672m, exceeding any other quarter in the preceding 5 years by over $125m, the second highest being $545 in the last quarter of 2020. Of note, the number of transactions in the last quarter of 2024 was 234, versus 312 in the last

quarter of 2020, meaning the average sale price per transaction also increased from $1.74m to $2.87m in the same period.

April 2025 saw a record low of new rural farmland listings, and was reflective of a tightening of supply across most regions and property types. New listings to market have been gradually building month on month since this time, with some excellent options for buyers across the state. Some astute sellers took this opportunity of tightening supply to list high quality assets early to a captive market, with many buyers equally taking the opportunity to act swiftly to secure additional farmland and not necessarily waiting for the traditional spring selling season to make decisions. This has been particularly noticeable in high rainfall zones where properties of scale are difficult to secure, with enquiry strong

from local farmers, corporate investors and forestry groups all being active.

The fact interest rates have trended downward through 2025 and competition between banks is strong has assisted grower confidence when looking to invest in additional farmland. The stabilisation and rebound of livestock prices from the 2023/2024 lows has assisted those growers to focus on their underlying businesses and make informed, calculated investment decisions.

Naturally, the 2025 cropping season has a long way to run, and either a strong or weak finish will influence growers appetite for further expansion. However, as much of the state is set up for a good result, we hope this is the case and wish all farmers well in 2025 and beyond.

Agent Profile - Ben Green

Ben Green’s journey into rural real estate is deeply rooted in the heart of regional New South Wales. Born and raised in Tamworth, with family ties to farming in Gunnedah, Ben’s connection to the land runs deep.

Rob Dixon has more than 35 years of deep-rooted experience in Tasmania’s commercial and rural property sector, shaped by many years spent on his family’s farming property.

“I have lived my entire life at Relbia in Northern Tasmania on our family farm, a Charolais beef cattle stud,” Rob said.

“After finishing school, I attended Hawkesbury Agricultural College in New South Wales to study valuation. From there I started practising once I gained registration in 1991.”

Rob’s early career saw him become a partner in Walker Youngman Dixon by 1994, and in 2003, he helped establish Esk Property Group, specialising in rural valuations across Tasmania.

“Becoming a partner in Walker Youngman Dixon was a major milestone. Then in 2003, I was proud to help establish Esk Property Group, where I focused on rural valuations throughout Tasmania,” Rob said.

“Valuing rural properties gave me a deep appreciation for the diversity and potential of Tasmania’s agricultural landscape.”
