‘Madura Plains’ is an aggregation of two pastoral leases (Madura and Moonera) with a combined area of 711,638 Ha | 1,758,496 Ac* and a carrying capacity in excess of 60,000 sheep.
Located near the border of Western Australia and South Australia, Madura Plains is strategically positioned to participate in both the western and eastern sheep and wool markets.
The Madura lease was taken up in 1876 by G. Heinzmann to establish a station for breeding cavalry horses destined for the British Imperial Indian Army. It was
selected due to the reliable underground bore water and an abundance of available feed. It also played an important role during WWII when the station’s bore was crucial to army engineers constructing the Eyre Highway.
Madura and Moonera were merged operationally by Jumbuck Pastoral Company in the 1980s, creating one of Australia’s most significant sheep grazing enterprises, and one of the world’s largest sheep stations.
Jumbuck Pastoral developed the enterprise with the addition of fences, windmills, bores and all the accompanying water infrastructure.
A 550-kilometre vermin proof boundary fence was also erected.
CC Cooper & Co purchased the property in 2016 and has painstakingly developed the property further through a significant capital works program aimed at maximising the efficiency and productivity of the asset. Central to this has been a water infrastructure revitalisation program which has seen 1,400km of interconnected pipelines installed, delivering reliable good quality water across the vast property, unlocking its full production potential. The water delivery system is best in class, including solar powered pumping systems at all critical points in the water system,

and remote monitoring via smartphone and Starlink-enabled connectivity, enabling management and monitoring of pumps and tanks from anywhere.
There has been over 1,000km of fencing installed, subdividing very large paddocks to create 118 paddocks and 376km of internal laneways. This optimizes grazing management and rotation, as well as reducing grazing pressure around water points.
Significant investments have also been made in animal handling infrastructure.
A 10,000 head feedlot and holding yards have been established in a central location and there are modern yards located strategically throughout.
Technology has been extensively adopted. Every ewe is tagged with electronic identification (eID), enabling detailed individual records and auto drafter functionality that can draft animals by paddock, performance, age, sex or shearing. Starlink internet is supported at key infrastructure points across more than 118 paddocks, including bore sites to provide remote monitoring, coordination and communication.
A significant flock of 60,000 sheep is included (Canowie Poll Merino genetics) together with 3,500 Boer X goats, plus kids.

Based in Oberon and working with clients across the Central Tablelands, Sam D’Arcy brings a strong local connection and a practical, down-to-earth approach to rural property sales. With a background firmly rooted in the region, he understands both the land and the people who call it home.

“I enjoy bringing two parties together and helping them reach the same goal. There’s a lot of satisfaction in seeing both sides achieve what they set out to do,” he said.
“I also enjoy the negotiation side, understanding what matters most to people and finding that common ground.”

There continues to be a strong sense of opportunity across New South Wales as spring campaigns gather momentum in every region. This renewed energy is clearly reflected in the exceptional listings featured in this issue of the Elders Estates Magazine, showcasing the diversity and strength of the state’s rural property market.
Favourable seasonal conditions and sustained livestock prices have supported farmland profitability through the winter months, carrying optimism into the spring.
In several regions, this has helped restore the confidence needed for both
buyers and sellers to engage actively in the market — and to do so at healthy price levels.
Much of Australia experienced some degree of correction or flattening in 2024, New South Wales was no exception however for the most part our state has held its ground remarkably well. Strong underlying fundamentals, coupled with positive weather patterns in key areas, have contributed to a stable market. Looking ahead to 2025, price growth is expected to be modest, influenced by seasonal outcomes, interest rates, and commodity markets. In this environment, realism will be key — sellers should remain measured, as buyers continue to approach the market with a degree of caution.
One thing that remains clear is that asset quality matters.
Properties with sound - well maintained infrastructure, secure water, fertile soils, and easy market access continue to attract stronger enquiry and achieve premium results. Presentation, preparation, and positioning all make a difference. And if the Reserve Bank continues to ease the cash rate, we could see buyer affordability improve further, which would support a little more upward movement in values.
Harvest is now in full swing across the north of the state and moving steadily southward as crops ripen under warmer conditions. While global cropping returns remain somewhat uncertain, the livestock and dairy sectors are showing a more positive outlook. Land suited to these enterprises may well outperform other segments in the year ahead if these trends persist.



Overall, we’re seeing a more normalised market — one where performance is tied to quality, timing, and good decision-making rather than the rapid capital growth cycles of recent years.
For those buying with a shorter-term horizon, expectations should centre around steady, moderate growth.
For longer-term investors, the fundamentals remain encouraging — with land values supported by productivity, resource security, and Australia’s enduring agricultural strength. For sellers, the key is realistic pricing and strong presentation. For buyers, it’s an opportunity to invest in a stable, well-balanced market that still offers genuine long-term potential.
It’s shaping up to be another exciting season, and we’re proud to be part of a market that continues to demonstrate strength and resilience.
