PROJECT SUMMARY

The core design concept approaches a mixed-use block scale development with a business model that incorporates existing homeowners and repurposes vacant structures. Exterior walkways and an elevated podium provides universal access to units on all floors (existing and new) via a heavily landscaped exterior corridor.

The podium supports several prefabricated wood-frame structures, each two to three stories in height and angled towards solar South to optimize solar radiation collection for passive heating, natural interior daylighting, and the conditions for public/private greenspace. Units are mixed-rate, to offset the costs of affordable housing without compromising quality interior space. Materials are spec’d through an optimization sequence, eliminating extraneous materials and the impact on indoor air quality (avoiding VOCs and sprayed treatments or adhesives). After designing with analysis driven passive strategies, the next step towards optimal performance is a super-insulated airtight envelope. Compartmentalization of spaces create thermal buffers at envelope penetrations which enables the building’s air systems to source from preconditioned air, saving energy on cooling in the Summer and heating in the Winter.

PROJECT HIGHLIGHTS Energy Performance

The building will prioritize conservation before generation, with a super insulated, air-tight envelope. By prioritizing occupant comfort and alleviating monthly utility loads, a block scale microgrid can turn utility savings into purchasing power, including other system efficiencies otherwise unavailable to traditional multifamily development. Design strategies include upgrading technical systems, introducing building scheduling with vacancy sensors, simple plugload reduction strategies, and a large tilted roof for photovoltaics and solar hot water.

Detailed analysis supports passive form making, with energy modeling through Honeybee, and further analysis through Sefaira, OpenStudio, and Climate Consultant via Ladybug.

Engineering

We approached the design with specific dedication to thermal zoning, constructibility, and intentions to create a synthesis of environmentally separated systems. HVAC technology is selected and sized to minimize ducting distance while provide each unit with control over the indoor air quality of every room. Through a proprietary water model provided by Integral Group, the water system has been engineered to meet 100% of demand through an annual period.

Water is managed through rooftop collection and constructed wetlands, allowing plants to remediate the water supply before further purifying for reuse in a recirculating system.

Financial Feasibility & Affordablility

An equitable business model offers a range of mixed-rate housing options, including rentsubsidized amenities. Prefabrication and panelization are strategies employed to minimize cost, time, and material waste. To achieve a reliably affordable model, the business model must focus on a diversification of funding streams. Best practice includes interdependently generating multiple sources of income, using the success of one factor to invest towards others.

Resilience

Providing frameworks for a long-lasting structure, social equity, and a dedication to creating functional beauty that people care for as if it were their own. Functional highlights include a raised concrete podium to prevent water damage during floods, tilting the roofs to shed precipitation, and designing with programmatic adaptability in mind. A “loose fit” creates good bones for potential future reuse.

Operations

PROJECT INTRO

Building owner responsible for utility cost, allowing peak water & energy loads to fulfill demand while minimizing waste. Using a combination of a BMS (building management system) and hired building/residence managers; the building will operate under informed, comfort driven metrics under an adaptable, approachable operator. Community events and potlucks will be scheduled to connect occupants with staff and one another.

Market Potential

Offering high-end, market rate, and affordable housing staggered across a new landscaped corridor with a park view of the Philadelphia Skyline. A mixed use plaza opens up to a co-op grocery store, daycare, cafe, etc. No utility bills for tenants or residents. Faster construction through prefabrication, and every apartment is optimized to receive Southern daylight.

Comfort & Environmental Quality

Design will focus on indoor air quality, thermal comfort, and access to biophilic elements. Public spaces will be day lit, and private spaces are shielded from exposure. Built-in storage saves space on furnishing and inspires character.

Each unit has roomy interiors that can be further divided to adapt over time.

Innovation

The design proposes a universal-access multifamily residence, incorporating new and existing residences into an adaptive block scale resource management system. The bar for innovation is low when we consider most land-use does not consider providing for fundamental human needs.

Presentation

The team will develop documents that inform both community stakeholders and DOE competition judges. Diagrams and concepts will be informed by two very different lenses and strive to reflect feedback and sensitivity towards both groups.

Architecture

Creating a beautiful and transformative design that restores ecological conditions, fosters community potential, and brings hope to its residents and the surrounding neighborhood.

This includes the response to the solar radiation, daylighting, humidity, constructibility, and integration with the surrounding built environment.

SHARSWOOD/BREWERYTOWN

Located in North Philadelphia, this neighborhood suffers from historical and ongoing discrimination, through various forms of political neglect and systematic oppression. Long term residents to this neighborhood carry lived experience of conflict which is reflected by an attitude of grit and perseverance. Home to five generations of African American families, this land has given rise to recognized black artists, doctors, lawyers, and jazz musicians.1 When civil rights campaigns began to gain traction in Philadelphia, Sharswood was a tight-knit neighborhood that helped to spread the movement.2 Today, this community is still here, in a neighborhood where self-organization and internal support networks are how people overcome adversity and thrive as a group.

The combination of all of these factors, and the location of the block within this neighborhood, make it the ideal mix of challenges to demonstrate our overall premise - that a new approach to residential real estate should be explored that bolsters existing populations, and that doing so will ultimately be more beneficial to new investors and residents, and our cities as a whole.

PROJECT INTRO CURRENT DEVELOPMENT PRACTICES In the past 10 years, there has been a surge in new development. During the 2008 recession, the city wanted to encourage more development, so they passed a 10 year tax abatement. As the economy strengthened, people were eager to buy property and invest in real estate. However, “code max” development (the largest building permitted in pursuit of the maximum rentable square footage) has upset the median cost of housing in many neighborhoods. Property taxes increase beyond the capacity of long time, multi-generational home owners, who end up squeezed by the increased tax rate. Home ownership becomes unaffordable, and many families are forced to sell their homes and begin renting.

In 2015, Philadelphia Housing Authority (PHA) released their Neighborhood Transformation Plan3, employing the power of eminent domain to reclaim land for large scale multifamily housing, made necessary by the increase in families that rent. This development has done little to enrich the lives of the people who are already living here and in many ways has put them at greater risk. Many paradoxes exist within the current models for redevelopment, which we hereby renounce. The money is leaving the neighborhood in order to “improve the neighborhood.” PHA is evicting homeowners, to “build more homes,” turning owners into renters. The city is developing “units” when they should be strengthening communities.

“MISSING TEETH” When a rowhome block loses a single home, it loses efficiency of two adjacent conditioned spaces, and the exposed party wall is damaged. New development can disturb the foundations of neighboring units, and trash and invasive species typically occupy these sites.

“BABY TEETH” By the time a block is this vacant, the rowhome is almost certainly abandoned or in need of significant repair. This only occurs when a block with multiple property owners leave land undeveloped, unsold, or yet to be claimed.

DEVELOPER INFILL Extracting value from the real estate, these houses are built to maximize rentable square footage with as lowest construction cost as possible. Typically “code max” housing, hitting minimum code requirements for a sale price of over 2.5x the value of surrounding properties.

PHA “CLEAR CUT” Density driven site response that completely disregards any potential historical value, or even salvage or unique site conditions, systematically displaces poorest residents, “resetting” the land for resettlement. A wasteful building practice.

PHA MULTIFAMILY Increases residential density without additional mixed use support, creates more renters in an area with limited schools, completely unresponsive to site or Sun; sole focus on rentable sq. ft.

Current and Intended Occupants & Characteristics

NEW RENT-TO-OWNERS: Affordable and built to last, home value investment towards a unit on this block is a secure future with an opportunity to pay towards ownership within the new residence association. Ideally filled by displaced generational home-owners and those who decide to sell their family homes; where having a smaller unit available to own can help people stay rooted in the neighborhood.

NEW RENTERS: Opportunities for high quality apartments at both market rate and United Nations affordability standards. In addition to amenity access, community planning, and a prime location adjacent to Center City, the new building is an opportunity to live comfortably nestled in nature in an urban setting. For an area deprived of balanced development to thrive, vital nodes of daily life must be regenerated.

EXISTING HOMEOWNERS: The design will seek to include existing homeowners through a consent process, upon agreement connecting their home to the block-scale power, HVAC, water, & food grids and utilizing the efficiencies of centralizing with the neighboring new construction. This community does not want to move out of their neighborhood, so planning should include enhancing the stability of existing homeowners, not ignoring them.

SURROUNDING COMMUNITY: The development with provide access to a grocery co-op, daycare, vocational training with tool sharing, and publicly programmable event space. A co-op membership program turns work hours into savings.

Potential impact groups include single families with one or multiple children, older retirees on fixed income, and those below the poverty line in need of nourishment and support.

FUTURE RENTERS/HOMEOWNERS: As owners, residents have the ability to make improvements, increasing the value of the home and most importantly passing it down through family as a form of stable capital.

ORIENTATION: An East-West orientated block between Ingersoll and Seybert Street; the site receives full Southern exposure and could utilize daylighting for interior comfort. This site was selected for its abundant open space and existing building stock (we call them opportunities).

ECOLOGY & ASSETS Our strategy is to surround the building with a lush landscape that supports habitat connectivity for local wildlife. Introduce pollinator habitats as an landscaped stepping stone on the route to the nearby Fairmount Park.

Climate Challenges

PRECIPITATION & FLOODING: Philadelphia receives steady rainfall throughout the year. In over 1” of rainfall, the city’s combined sewer system is routinely burdened and spills into local water ways; also known as Philadelphia’s primary potable water stream. Estimated rainfall on site is 1,357,700 gallons annually.

HEATING DOMINATED: Philadelphia has a temperate climate that experiences seasonal extremes. Summers in the city are hot and humid. Winters here are cold and dry, with strong winds and vicious freeze/thaw cycles. Energy bills are highest during the winter, and people poverty cannot afford to pay the peak rates in these seasons.

Socio-Economic Challenge

AFFORDABILITY: The median income in Sharswood is around $850 a month4, whereas the average 2BD-1BT is currently listed at $1200. The new construction must prioritize an affordable approach that alleviates economic stress on long term tenants.

ACCESSIBILITY: Universal access includes dignified access, where having a disability does not disqualify you.

Every unit is designed with wheelchair access in mind, with the inclusion of 2nd floor access for the existing homes as well. The design also offer age-in-place functionality on a fully ADA block.

DESIGN CONSTRAINTS

IMPERATIVES & ANALYSIS Social Business Model: This section includes several concepts to be further detailed in the next section, including: 1. A co-op model that builds capability and interdependence.

2. The mixture market rate housing and affordable housing, to offset affordable subsidies while providing high-quality housing for every resident.

3. A rent-to-own home financing program, with increased home ownership as the net goal.

4. The local prefabrication of wall assemblies that train local labor forces to reduce construction costs and evolve craftsman capability.

Energy: Reclaiming utility savings can be used to achieve other goals, and therefore the design prioritizes the: 1. Shaping of geometry to optimize solar radiation and daylighting.

2. Energy efficiency of the mechanical systems, specifically VRF + ERV with an enclosed thermal zones.

3. Bias towards organic materials (cellulose, straw bale, denim) that reduce material waste, improve energy performance, and reduce embodied energy.

4. Passive dehumidification and preconditioning of incoming air; Increase thermal zoning through creation of buffer zones to maintain thermal continuity.

Land: This is only an opportunity because of the land we seek to occupy. To most effectively use this space, the design will: 1. Maximize public greenspace to enable accessibility and food production.

2. Relate & respect the datums of the surrounding context while preserving useful building components.

3. Collect, manage, and use rainwater that lands on and adjacent to our site.

4. Improve ecological systems through habitat restoration.

5. Ensure equal parts cut/fill, in addition to absorbing demolition waste from other sites for repurposed use. (ie, brick rubble in gabion baskets) FILL

DESIGN CONSTRAINTS

BUSINESS MODEL

The building is just the backdrop to dynamic social interchange, where internal support networks can best address financial pressures. Within the design of the new block, the model considers money as a form of energy flow. In a typical Philadelphia home, the average dual-payer family of four will spend upwards of $2,000 on utilities, childcare, groceries, and transportation.5 This total does not include the cost of rent; which varies dramatically across the city. As the average Philadelphian makes less than $3,000/month, now is the time to think creatively about how to leverage pooled resources and seek new alternatives.

With a mixed-rate, mixed-use model, the block development can support businesses that would otherwise struggle to operate or become priced beyond the affordable limits of the neighborhood. In return for this subsidized income stream, (occupant rent) the residents and co-op members receive competitive discounts on the goods and services on the block, ensuring there is always a steady supply of loyal consumers, and therefore operational security.

GOVERNMENT SUBSIDIES

While many government grants are available within the category of “affordable housing,” this form of support is unreliable as policies change. The route which would best serve the building is the Housing Choice Voucher Program, because it allows buildings to remain a private entity. This allows the building to generate a business model which better caters towards the needs of the community, changing with new businesses over time as necessary. The Housing Choice Voucher Program is funded by the U.S. Department of Housing and Urban Development (HUD). The program, formerly known as Section 8, was created by the Housing and Community Development Act of 1974.6 The program provides an incentive to private owners to rent to lowerincome families by offering timely assistance payments, a pool of families to select from, and regular inspections to ensure upkeep of the property.

Our goals are closely aligned with those of the Living Building Challenge. The imperatives listed by this building standard work to support living systems, creating a responsive and conscious opportunity for social impact. With physical and provable response to solar path and contextual analysis, the design reimagines real estate models within a neighborhood susceptable to exterior forces. Not only do we seek to exceed the LBC standards, but to address affordable and creative steps towards complex social dynamics. Only by accounting for all potential impact opportunities can a building ensure long lasting use and care. Form Analysis A An analysis was conducted to calculate the impacts of the surrounding context. A study (above) was conducted through the plugin, Insight, to determine the building geometry that privileged the most daylit hours across a single facade on our site for the purposes of daylighting and winter solar gains.

Form Analysis B Once the general geometry was established, further analysis was conducted through the climate analysis plugin Ladybug, which studied floor-by-floor radiation levels to observe the usable daylight on each floor, later informing both glazing ratios and building program.

CONCLUSIONS: Dividing the block into 3 South-facing volumes presents the greatest opportunity for passive daylighting without self shading.

CONCLUSIONS: Units on the lowest floor will be shaded by existing context. To optimize an equitable distribution of light, rentable units should begin on the second floor.

DAYLIGHTING ENERGY PERFORMANCE Utilizing Ladybug, a plugin for Grasshopper paired with Energy Plus, we ran shading studies attempting to see reflections on energy use. This allowed us to compare and contrast a variety of different shading strategies.

This method compared and contrasted heating loads, cooling loads and lighting loads which make up the bulk of energy usage. As you can see the shading device n the left functions better than the opening without shading.

This enhances the quality of space from an ephemeral, experiential, and behavioral stand-point while also reducing energy consumption (lowering lighting loads, in addition to Winter heat gain).

A daylighting analysis was composed through Sefaira concluding that 75% of the entire building was welllit from natural daylight during occupied hours. This analysis generated an EUI of 20 before renewables.

FOUNDATION & THERMAL BREAKS ENGINEERING A high performance envelope begins with a properly insulated and protected foundation.

Our most challenging connections occur where the podium meets the wood construction. Loads coming from the wood construction are directed into point load pedestals [ARMAtherm™ 500 Structural Thermal Break) that have compressive capacity for up-to 1000 psi and R-value of nearly 3.8 per inch. These pedestals reduce hard costs per linear foot of high compressive strength foam, carbon costs, and thermally break between the podium and the wood construction. Pedestals would be site installed on-top cured concrete podium - the remainder of construction above that point being prefabricated and transported to the site by Blueprint Robotics.

The exterior deck consists of a System Substrate ”Roof Garden” or ”Lawn” that supports perennials, shrubs, and small trees. Beneath the substrate is a layer is aggregate that varies in depth consisting of crushed reclaimed debris from locally sourced demolition. In areas exceeding depths of 350 mm, Zincolit® Plus is applied for its frost resistance, structural stability,and high water permeability. Below the aggregate is a Filter Sheet TG made from polypropylene that allows high passage of water. Protectodrain® PD 250, a Slip Sheet TGF 20, and a Root Barrier WSB 100-PO. Paving materials will consist of composite recycled rubber source from neighborhood that is adhered with a binding agent.

HVAC SYSTEMS ENGINEERING Residential zones use individual MINOTAIR built-in air-source heat exchange units. This system controls ventilation, temperature and humidity. It filters (HEPA standards), dehumidifies, heats, and cools air for a healthy living environment and year-round comfort. The system is highly intelligent - prioritizing humidity control and air exchange and kicking in with conditioning during peak times. Sensors can detect moisture from showers and other sources to be vented (primarily in summer) or recirculated to maintain relative humidity (primarily in winter) in the home. The system minimizes energy consumption by intermittently switching between modes of conditioning, exchanging, and recirculating air. . The capacity is up to 180 cfm of fresh air in air exchanger mode at up to 1.6 in H2O, (35 to 305 m3h at up to 400 Pa)1. “Unlike HRVs/ERVs, the [Minotair Products] contain no transfer media (metal fins, ceramic wheels, or other materials). Instead of a conventional ERV/HRV core, we use a heat pump to transfer heat from one air stream to another.” - Ben Newell, president of Build Equinox.2 For commercial functions, a MITSUBISHI energy recovery ventilator (ERV) supplemented by an air sourced variable refrigerant flow system are employed for their smart & redundant energy conservation and recovery capacities.

A standing column geothermal exchange system will generate the heating and cooling for the VRF’s refrigerant, exchanging it with the VRF system via a liquid-to-liquid heat exchanger.

The MINOTAIR system is especially attractive due to its compatibility with Blueprint Robotics prefabrication strategies. The company has developed fabrication methods for integrating 80% of all mechanical systems embedded into the panels and delivered on-site; ensuring super-high accuracy with a fraction of the labor costs.

WATER COLLECTION ENGINEERING Due to the embodied energy strain in our public water system that is not accounted for, one cannot scientifically consider a project to be a net-zero energy building/site without first addressing the burden (and potential) of water management on-site. There are also additional benefits to a resilient and socio-economic block scale development with shared, high-performing cleaning systems inaccessible to an individual residential project.

With a roof equipped for rainwater collection, water travels down the sloped plane into a gutter, to be stored and cleaned using multiple stages of particulate filtration, and then ultimately through UV radiation. Water is stored in 3 large “Day Tanks.” The Day Tanks hold the max. amount of water each building requires for one 24 hour cycle of use. Passing through recirculating fixtures, the demand on potable water is minimized. After use, the water is recirculated continuously by means of a constructed wetland. The annual water usage balance was interated with our industry partners at Integral Group, and will be displayed later in this booklet.

AFFORDABLE HOUSING IN PHILADELPHIA AFFORDABILITY + FEASIBILITY The government says housing is “affordable” if a family spends no more than 30% of thier income on rent and utilities. What is “low income” in Philadelphia? Extremely lowincome renter households earn no more than 30% ($13,835) of area median income, and very low-income renters earn 50% ($23,058) of the area median income.

The challenge was to develop a model to provide the maximum number of affordable housing units without compromising the high quality design. We met this challenge in three ways: • Sophisticated Design • Construction Efficiencies • Business Model that capitalizes on income from multiple sources to offset costs of low-income units Twenty-four percent of the units at Hilling are for low-income renters, and are priced to be no more than 30% of the income of the very low-income residents of Sharswood.

CAPITAL STACK & PERFORMA AFFORDABILITY + FEASIBILITY Hillding generates 24 full-time, living wage, paid positions. This accounts for the high payroll expenditures. Maintenance and utilities are lower than average becuase of the quality of the build. The childcare center and event space generate surplus income that goes to offsetting the high cost of payroll, and the food co-op is selfsuficient. After ten years, Hillding generate enough surplus for reserves in excess of 10% of rental income.

COST ESTIMATE AFFORDABILITY + FEASIBILITY The building is constructed through a cast in place concrete podium, and a rapidly assembled pre-fabricated envelope, the HolzRaum system. This system will include interior and exterior walls, with all HVAC, plumbing, and electrical connections factory installed and embedded within the interior partitions. Aside from the prefabricated assemblies, custom MEP work with be limited to the ground floor and the greenhouse systems. Finishes are consistent through the building, with SFC certified wood and a strict avoidance of materials from the LBC red list. The materials and construction techniques are chosen carefully to meet the affordability strategy of this project.

This estimate is created using RS Means Online database + National estimator V6.0.

Concrete Due to the scale of the site, it is expected that the area of concrete necessary is significant compared to a less resilient stick framed model.

CONSTRUCTION EFFICIENCIES AFFORDABILITY + FEASIBILITY Construction in Philadelphia is typically a poorly coordinated process with frequent changes needing to be made in the field, often delaying the construction schedule and inevitably costing more. Our approach seeks to address this in two ways: 1. The use of prefabricated assemblies 2. Embedded system coordination.

The use of panelized prefabricated elements dramatically cuts back material waste and completely reframes the construction schedule, fully assembling a mid-size house Figure 45 - BluePrint Robotics Zip Assemblies in as little as 5 weeks.

PANELIZATION Exterior and interior walls can be manufactured in assemblies as long as 10’ by up to 40’ panels, designed to fit on a flatbed. These panels can contain embedded system ducts, plumbing, and electrical; lining up at the build-site with high accuracy.

BLUEPRINT ROBOTICS Large savings on labor come through is through the use of prefabricated elements, specifically the HolzRaum System manufactured by Blueprint Robotics in Baltimore, MD. A standard construction schedule for a development of this scale lasts 17 months.

Since labor costs in large cities like Philadelphia are quite high, a shorter construction schedule translates into significant savings.

By using the prefabricated HolzRaum system, we are able to shorten our construction schedule by five months. These savings are invested in PassivHaus strategies and sophisticated water management, so that we are able to create a higher quality development for code-minimum costs, especially as facilities for prefabricated assemblies begin to open in Pennsylvania.

DESIGN FOR CHANGING TIMES RESILIENCE Designing for the inevitability of change, attention to the details, and engagement with the users are what define resilience in the built environment.

TECHNICAL RESILIENCE The decision to lift the residences was rooted in flood prevention, while allowing an opportunity to reorient the building to maximize the Southern exposure, providing ample solar exposure for daylighting and solar heat gain in Winter months. The podium allows the wood construction to remain far away from any possibility of flooding even during heavy storms. Concrete was chosen as a material for its incredible compressive strength and resistance to water.

The units contain operable glazing at both ends, allowing for cross ventilation and extending the shoulder seasons.

With the right form, these comfortable months can create savings by lowering HVAC loads.

As explained in the prior section, the building’s water supply is completely self-sufficient. During droughts the building saves it’s supply, where during floods it aids in managing the overflowing streetwater by offering additional retention capacity.

Resilience is about forethought and planning in order to manage risk. All of these strategies come with the assumption that one day, when demand is high and supply is low, we will need them.

CENTR ALIZED RESOURCE POINT RESILIENCE As a commonground between food, childcare, and skill training, this block has the opportunity to become a critical pivot point during a crisis. this proposal aims to enhance existing social support systems. The site is adjacent with the Vaux Big Picture School (grades 9-12) and Peace Park community garden, two community assets that appeared out of repurposing space intended for another function due to the needs of the people who live there. Informal gathering spaces are common in Sharswood, often passing off personal expense (therefore limiting) to those who wish to gather.

FOOD SECURITY Through the hydroponic greenhouses around 10,000 heads of lettuce or 30,000lbs of tomatoes (roughly 1/3rd) can be grown on site annually, managed independently with its own irrigation supply. The land itself contains another 2,000sf for growing vegetables, flowers, and fruits.

MATERIALS AND PRODUCTS ARCHITECTURE For these systems to work together within the prefabrication, all trades must be consulted and apart of an integrated process; all of which is documented and rigorously modeled as apart of highly detailed CNC files.

Envelope Selection: HOLZRAUM system for its smart carbon approach and vapor-open assembly. (from ext. to int.) The assembly consists of a reclaimed wood rainscreen, 2 layers of staggered 3/4” STEICO wood fiber insulation board, cellulose insulation densely packed between 2x6 studs, 3/4” zip sheathing acting as a vapor/moisture barrier, and a 1/2” STRAWTEC panel.

The system is fabricated off-site by Blueprint Robotics, greatly reducing wasted time on site.

Window Selection: ZOLA THERMOCLAD For its compatibility with the HOLZRAUM pre-fabrication process and high insulative performance. This system offers a good balance between cost, insulation, and durability (lifespan), featuring a thermal broken aluminum-clad wood frame, tilt and turn operation, and triple glazed assembly for an overall U-Value of .15.

RESIDENTIAL ACCESSIBILITY ARCHITECTURE Units are designed within a base module, occupying 1 or 2 bays of the structural frame. With a North to South oriented plan, public and private space are organized according to solar exposure. All homes are built as flat, one-story apartment style units. Not only are there benefits in terms of universal accessibility/inclusive design, but there are dollars saved on staircases and structural openings. Centered in each unit are the primary chases for plumbing, with a bathroom to separate living and sleeping spaces.

These units appeal to a diverse range of demographics with sleek & efficient interior design sensibilities - the design privileges accessibly to provide future occupants with the opportunity for long-term ownership and the ability to agein-place.

The food co-op/cafe does more than create five living wage jobs and supply 850 people in the community with a source of fresh produce and quality pre-made foods. Food co-ops have a much larger economic multiplier (1.6) than conventional grocery stores (1.3). For every $1,000 spent by a consumer at local food co-op, they are generating $1,604 in local economic activity.

PLACEMAKING MARKET POTENTIAL The triple bottom line is a framework used to ensure a balanced approach between people, profit, and planet.

What this framework fails to capture is a sense of place.

Beyond marketability or historic preservation, there are conditions that impact how much we care about a place.

Sometimes, design is what defogs the windows to bring forward a vision of community.

While the decision to divide and twist the building may appear radical, the original city grid was planned according to the cardinal directions. Facing South-East also offers direct views to the Philadelphia Skyline.

Design functionality can make the biggest difference to an individual, though it typically arrives at cost of beauty or style. We suggest that compromises are not necessary when values and needs are heard before pencil meets paper. Every community deserves access to safe outdoor spaces for children and neighbor, surrounded by gardens and wildlife.

MIXED-R ATE / MIXED-USE MARKET POTENTIAL Interviews were conducted with the residents of Sharswood, and their input created many of the design goals of the Hillding. One of the primary complaints of residents concerned the aging housing stock, built over 100 years ago, that is expensive to maintain and cannot be easily modified for aging-in-place. Other considerations were the lack of quality affordable housing that was rent-to-own, a lack of grocery stores and green spaces, and concerns with the negative aspects of gentrification.

AMENITIES AND SUPPORT MARKET POTENTIAL Social infrastructure is the physical conditions that determine the development of social capital. Robust social infrastructure: • Fosters contact • Mutual support • Collaboration amongst friends and neighbors1 According to epidemiologists, there is a strong connection between social connections, health, and life longevity. Historically Sharswood has been owned through inherited multigenerational capital, but the economic decline of the neighborhood is eroding it. Gentrification has come to Sharswood, which “changes the incentives that residents have to engage in any of the variety of activities that can improve a community.”2 The amenities shared between Hillding and Sharswood connects new residents with original residents, providing them an opportunity to engage in sustained, recurring actions that encourage the development of community.

MICROZONES THROUGH LANDSCAPE COMFORT AND ENVIRONMENTAL QUALITY In addition to creating beautiful and welcoming landscaped courtyards, the planting beds allow trees to grow up in select locations, passively shading the building. Urban areas such as North Philadelphia suffer from extreme temperature spikes due to the heat island effect created from an overabundance of unshaded concrete. Trees paired with layered ground vegetation are most efficient at mitigating this effect through shading and evapotranspiration, and can lower air temperatures up to 20 degrees during Philadelphia’s extremely hot summer months.

In the winter, sunlight will provide passive solar heating on the south side as it will be able to pass through the deciduous trees. On the North side, large evergreen conifers block the predominant bitter winter winds from the NE. The Landscapes SW to NE orientation along with strategic opening in the facade will allow the predominant SW summer breeze to cool the site.

BIOPHILIA & EDUCATION COMFORT AND ENVIRONMENTAL QUALITY From the crevices within the gabions to the top branches of the tallest trees, there will be a plethora of habitat for wildlife. Community members will be immersed in life, and provided a sense of wonderment as they observe the wildlife moving around them, affording a similar experience to a woodlands visit to nearby Fairmount park. As one ascends to the top of the ‘Hill’ , they are greeted with the ultimate view of their city from one the multiple outdoor community spaces that are designed to provide prospect and refuge for everyone to enjoy and feel secure. At night, residents will experience Improved comfort and restorative sleep in cooler temperatures by reducing the reduced heat island effect.

The lush and colorful vegetation will reduce stress and awaken the senses through aesthetics, scent, sound, and touch. The earth berms planted with multiple layers of vegetation will offer acoustical buffering for controlling unwanted interior and exterior noise, and along with material selection, details, and construction practices will provide comprehensive source control (e.g., chemicals, dust, pollen, biologicals, radon, and moisture) and provide cleaner air for everyone.

LANDSCAPE ALL THE WAY, BABY INNOVATION Ultimately the innovations present within this reevaluation of the blockscale development are shaped around effectively enhancing the life of the intended occupants. The landscape fully engulfs and circles the building, creating a beautiful condition while integrating a continuous ADA slope up all the way to a fourth floor community roof deck. POSSIBILITY INNOVATION New development will always occur, following patterns where the property can be purchased inexpensively and sold for a high return. Often this approach gathers investors who want to extract an estimated value from the land with the minimum investment. A short-sighted goal is a missed opportunity.

The opportunity that exists on this site speaks towards louder patterns of development. Where many of the existing buildings have already been cleared, a few pieces of history still sit that we find ways to adapt and repurpose.

- Transforming gutted rowhomes into unique fire protected stair towers.

- Salvaging brick rubble for use in gabion basket retaining walls.

When the land is shared, and loved, it inspires community around it. Existing residents are as much apart of the development as the newcomers. The celebration of context and existing neighbors offers new chances to integrate the old with the new.

ENERGY MODEL - EUI ENERGY PERFORMANCE Getting a building on a block scale to consume less energy than it produces is no simple feat. The first step is minimize the amount of building area that will require power to operate; for example taking lowtraffic circulation and placing it on the exterior of the envelope.

Next, with a super insulated air tight envelope with PassivHaus detailing, the building can limit the wasted energy lost through air leakage. With a tight envelope comes to need to ventilate, so selecting top notch system to heat, cool, and recirculate air within the building offers additional chances to save on potential wasted energy spending.

Arriving at a daylit, thermally comfortable residence, we include electrical socket switches to eliminate phantom plugloads without the typical inconviniences. With a reduced need; the Sun can power the remainder.

THERMAL ZONES & ENERGY MODELING ENERGY PERFORMANCE

All of our seperate thermal zones were modeled in Rhino. From there we referenced the geometry in Open Studio paired with Honeybee allowing us to create energy balance diagrams. The benefit of an energy balance diagram is to understand what is happening inside your zones. Once you see what is happening within the zone you are then able to make revisions to various systems in order to increase our overall performance.

When comparing the three you are able to see various changes in performance which may seem minor. However this is not the case because each bar is a single month so when you add up everything throughout the whole year we are talking about energy savings of thousands of KW/H.

ANNUAL WATER BALANCE ENERGY PERFORMANCE Water modeling was conducted with our industry partners at Integral Group. Together with our consultants, we worked through the comparative trade-offs of # of units, therefore water usage, and the roof area required to support that number. Through an iterative process, the design can support all occupants on-site completely separate from municipal water during average and wet months; meanwhile reducing water usage during dry seasons.
