Thirty years after reclaiming the Porto Antico wharf area, the capital of Liguria is rehabilitating another part of its territory. The old barriers that have been limiting access to the zone since the 1960s will come down.

made to host indoor sports events, but it also hosted some memorable concerts, such as the Beatles. The latter building is the Genoa Trade Fair Pavilion B, a competition won by Ateliers Jean Nouvel and inaugurated in 2009, similar to a blue wave frozen in motion at the water's edge. In between, the Scafi ("the hulls") are being erected, two apartment buildings named after their resemblance to transparent ships. Their rounded form, without sharp corners, is light and ready to absorb the colors of the sky, sea and park being laid out a stone's throw away.

The park, located right behind the line marking the front of the Scafi, is a 16-thousand-square-meter garden where tall trees will grow immersed in Mediterranean scrub. Inhabitants of the residential complex will be able to leave the house and jump into their boat or car. In accordance with the most contemporary concepts, the development features communal spaces for working, socializing and children's play.
la linea segnata dal fronte degli edifici, infatti, sta per nascere un giardino di circa 16 mila metri quadrati, dove gli alberi ad alto fusto cresceranno immersi nella macchia mediterranea. Chi dimora agli Scafi potrà uscire di casa e muoversi con la barca oppure con l’automobile. Seguendo i più moderni concetti dell’abitare, avrà a disposizione spazi comuni per lavorare, incontrarsi, giocare con i bambini.

Stores will be hosted in the external ring of Palasport, which has been lightened by the studied removal of parts. This creates a big circular balcony for pleasant shopping with views of the marina, the Foce neighborhood, Corso Italia and the Portofino promontory in the distance. The Waterfront di Levante will be the most natural way to go from the districts of eastern Genoa to the old city center – from Foce to Porto Antico. It is a privileged spot, because it lies very close to downtown and the train station. Connected directly to the autostrada and airport without any traffic lights, it is the perfect place to feel centrally located without ever missing the horizon.
Oltre ai negozi che sorgeranno nell’anello esterno al Palasport, alleggerito da una serie di studiati abbattimenti, in modo da creare un grande balconata circolare per un gradevole shopping con vista sul porto, la Foce, corso Italia e il monte di Portofino in lontananza. Il Waterfront di Levante diventerà la congiunzione più naturale per spostarsi dai quartieri del levante genovese al centro storico, passando dalla Foce al Porto Antico. Un luogo privilegiato perché molto vicino al centro della città, alla stazione ferroviaria, e che sarà collegato direttamente alla rete autostradale e all’aeroporto senza neppure incrociare un semaforo. Un posto perfetto per sentirsi al centro senza mai perdere di vista l’orizzonte.

The partnership in charge of bringing this ambitious project to completion is composed of CDS Holding (a leading Italian real estate developer), and Orion European Real Estate Fund V (an investment vehicle sponsored and managed by Orion Capital Managers), a private equity real estate investment firm that manages 5 billion euros of assets worldwide, of which 1.5 are in Italy. In all, the Waterfront di Levante is predicted to be a 250-millioneuro investment. Attention for ecology means adopting innovative technology. The area's design follows the European Union's criteria for Nearly Zero-Energy Building. It is the first housing development in Liguria to receive LEED certification for respecting local biodiversity.
La partnership che sta portando a compimento questo ambizioso progetto è composta da CDS Holding, uno dei leader in Italia nello sviluppo Real Estate, e Orion European Real Estate Fund V, un veicolo di investimento promosso e gestito da Orion Capital Managers (fondo di private equity real estate che gestisce assets per 5 miliardi di euro a livello globale, di cui 1,5 in Italia). Il Waterfront di Levante prevede un investimento complessivo di circa 250 milioni di euro. La cura e l’attenzione per l’ambiente hanno condotto all’adozione di tecnologie innovative: l’area è stata progettata secondo il criterio NZEB (Nearly Zero Energy Building) e con la prima certificazione LEED di residenze in Liguria, per rispettare la biodiversità del luogo.
