We strongly believe that our building process should be an easy-to-follow, transparent and enjoyable journey so you know exactly what to expect every step of the way.
Whether you are building a House & Land package, a Knock Down Rebuild (KDR), building on Vacant Land or a Connect Homes package, have confidence that you can have peace of mind with Eden Brae Homes.
PRE-SITE * BUILDING ON YOUR LAND
TO TENDER
• Customer pays a non-refundable $750 preliminary fee (vacant block) to secure the current pricing and promotion ($1,450 for Knock Down Rebuild).
• Eden Brae Homes arranges for a soil test, survey and contours plan.
• A Fixed Price Tender and siting plan is prepared for presentation at Eden Brae’s head office (business hours Monday –Friday).
TENDER PRESENTATION AND ACCEPTANCE
• Customer accepts Tender and pays a further non-refundable $2,500 Tender acceptance fee to prepare working drawings.
CUSTOMER REQUIREMENTS
• Clear copy of subdivision plan or draft linen plan if land is unregistered.
• List of standard variations and display options. (Structural variations may delay Tender preparation time).
• Indicative/preferred siting of house on land.
• Ensure land is accessible to conduct soil test, survey and contours.
CUSTOMER REQUIREMENTS
• Tender appointment must be attended at the designated time/date and accepted within 7 days to maintain fixed tender pricing.
NOTE
• Customers have sought financial advice and are aware of their borrowing capacity.
• Sale of an existing property is not required in order to proceed with contract signing, payment of 5% deposit and construction.
• Preliminary fee remains non refundable if the job is declined following receipt of the survey, due to excessive fall or difficult site conditions. Survey reports will be provided.
• If land is not accessible or is unregistered, site costs can be determined using developer contours.
NOTE
• No further structural changes to be made after Tender acceptance.
• Upon Tender acceptance, sample HIA building agreement will be provided for review.
• Construction must commence within 12 months from the initial preliminary fee in order to maintain current pricing.
• Working drawings and contract are prepared.
• Customer signs contract with Eden Brae Homes and pays a non-refundable 5% deposit of the contract price (less previously paid fees).
CUSTOMER REQUIREMENTS
• Contract appointment must be attended at the designated time/date and accepted within 21 days of Tender acceptance to maintain fixed tender pricing.
• Letter of finance offer.
• Proof of land ownership (if available).
• Progress on land registration (if unregistered).
• Letter of consent to lodge plans from the current land owner (if not yet settled).

• Contract terms and conditions cannot be varied.
• Some estates and councils may require completion of external colours, landscaping plan and hydraulic designs prior to lodgement of DA/CDC.
• BASIX approval.
• Developer approval (if applicable).
• Eden Brae Homes to lodge plans with council/certifier.
• Water board approval completed.
• Building approval received.
• Other statutory requirements.

STUDIO EDEN
• Colour selections, electrical and kitchen upgrades are to be finalised at Studio Eden during business hours – following contract signing.
NOTE
• BASIX approval is subject to house type and orientation.
• Approval times will vary depending on the estate, developer and the relevant council.
• All applications are strictly subject to developer and council/certifier approval. Additional requirements will be the responsibility of the customer and may affect site start date.
• Final construction and engineering drawings completed.
• Order materials.
• Commence construction.

• Authority to Commence Construction received from customers’ finance provider.
• I n the absence of bank finance, cash customers need to meet conditions of building agreement.

WHAT YOU SHOULD KNOW ABOUT KNOCK DOWN REBUILD (KDR)
Knocking down an existing older home and replacing it with a new one is a sensible and an exciting decision. As part of the project, it helps to understand that building in an established council area can present a different set of requirements and challenges than those in new estates. Some of the requirements for consideration include the following:
Eden Brae’s team will organise a free site appraisal that will provide you with important site information for the block of land you are looking to develop before proceeding to the next step of obtaining a Fixed Priced Tender.
Overhead power lines, land with tight accessibility, battleaxe lots or main road locations etc, will require specific measures at an additional cost.
This certificate is required for ALL Knock Down Rebuild jobs. It discloses, among other things, information about a property such as:
• Ability to assess under the NSW Housing Code
• Bushfire, flood, heritage or any other affectation
• The permissible zoning
Increasingly more council areas now require a Hydraulic engineer design for treating stormwater. This will require a hydraulic design for any of the following:
• On Site Detention system (OSD)
• On Site Absorption system (OSA)
• Charged system
In addition, land that drains below road, towards the rear, may require an easement refusal letter from downstream neighbours, prior to council granting approval for an appropriate stormwater design.
Availability, location and the condition of existing essential services such as gas, sewer and power need to be considered.
An AHD survey is more comprehensive than a standard boundary survey referencing the height above mean sea level.
Low lying, coastal or other areas identified by council may be flood affected requiring flood studies, raising the floor levels to your home and the use of site specific building materials.
A town planner will assist in the management of council development control plan and site specific advice. Approval timeframes will vary from those in new estates. An additional management fee may apply to KDR jobs.
A separate demolition application is required to be submitted to council by the home owner, for the removal of any existing dwelling. It is imperative that owners do not demolish the existing home on the property until final approval for the new home has been received.
As part of our growth strategy and quality control, the areas in which Eden Brae build in are limited. Eden Brae currently:
• Do not build in certain councils OR
• Apply an area surcharge to build in selected councils areas
