Personalisation

When you knock down an existing property you have the opportunity to choose from our extensive range of single and double storey homes to suit your block and then personalise your home with the help of our Studio Eden designers to create a home with fixtures and finishes that are perfect for your family lifestyle.

Efficiency

New homes are often more energy-efficient than older homes which can result in significant cost savings over time. Building new also gives you the opportunity to incorporate the latest energy-efficient technologies such as solar panels and smart home systems.

Investment

A Knock Down Rebuild can be a good investment especially if you plan to live in your home over a long period of time. A new home is likely to increase in value which is a smart financial choice. Additionally building a new home can be less expensive than buying an existing home in a desirable location especially if you factor in the cost of renovations and repairs.

Maintenance

Older homes often require significant maintenance and repairs which can be costly and time-consuming. By building a new home you can avoid many of these issues and enjoy a home that is easier to maintain.

Location

If you love the location of your existing property but the house itself is no longer suitable for your needs, a KDR can be a great option. You get to stay in the same suburb and enjoy all the benefits of the neighbourhood while also having a brandnew home that meets your needs.

Warranties

Eden Brae believe in building award winning homes from high quality materials that comply with various statutory warranties to ensure you are covered.

What you should know about KDR.

Knocking down an existing older home and replacing it with a new one is a sensible and an exciting decision. As part of the project, it helps to understand that building in an established council area can present a different set of requirements and challenges than those in new estates. Some of the requirements for consideration include the following:

Eden Brae’s team will organise a free site appraisal that will provide you with important site information for the block of land you are looking to develop before proceeding to the next step of obtaining a Fixed Priced Tender.

SECTION 10.7 CERTIFICATE

This certificate is required for ALL Knock Down Rebuild jobs. It discloses, among other things, information about a property such as:

• Ability to assess under the NSW Housing Code

• Bushfire, flood, heritage or any other affectation

• The permissible zoning

Increasingly more council areas now require a Hydraulic engineer design for treating stormwater. This will require hydraulic design for any of the following:

• On Site Detention system (OSD)

• On Site Absorption system (OSA)

• Charge system

In addition, land that drains below road, towards the rear, may require an easement refusal letter from downstream neighbours, prior to council granting approval for an appropriate stormwater design.

A separate demolition application is required to be submitted to council by the home owner, for the removal of any existing dwelling. It is imperative that owners do not demolish the existing home on the property until final approval for the new home has been received.

Overhead power lines, land with tight accessibility, battleaxe lots or main road locations etc, will require specific measures at an additional cost.

Availability, location and the condition of existing essential services such as gas, sewer and power need to be considered.

Low lying, coastal or other areas identified by council may be flood affected requiring flood studies, raising the floor levels to your home and the use of site specific building materials.

An AHD survey is more comprehensive than a standard boundary survey referencing the height above mean sea level.

A town planner will assist in the management of council development control plan and site specific advice. Approval timeframes will vary from those in new estates. An additional management fee may apply to KDR jobs.

As part of our growth strategy and quality control, the areas in which Eden Brae build in are limited. Eden Brae currently:

• Do not build in certain councils OR

• Apply an area surcharge to build in selected councils areas

The Knock Down Rebuild Process

We understand that not all KDR projects are the same and do not compare to a standard home build on a vacant block of land. When you decide to undergo a KDR project with Eden Brae, you can trust that our dedicated team will be with you every step of the way from the initial site assessment, the home build and post move in warranty inspection.

TO TENDER

Your first meeting is with one of our experienced Sales Consultants to discuss your project. You can view the large selection of home designs from our Advantage, Lifestyle or Prestige Series. Eden Brae will organise a free site inspection to determine if your site is suitable for building a new home.

Once you have made the decision to proceed, you will need to pay a fee to move forward. Eden Brae arranges a soil test, contour survey and siting plan. Considerations will be the location of services, the slope of the land, location of trees, flood affections, access for trades and deliveries. Demolition services will need be sourced separately. Detailed documentation of your property will be needed which includes the deposited plan/site of your block, a sewer diagram and a 10.7 certificate (zoning certificate from your local council).

Together with your Sales Consultant you will finalise the site details, options and discuss all other requirements before proceeding to the next step of providing a tender.

Once your land has been inspected, paid your preliminary fee and you have been given the go ahead to proceed, it’s time to organise a meeting to review your tender proposal.

Our friendly Tender Presenter will discuss the whole tender proposal with you. This includes information relating to your Site Costs, Council and Statutory requirements, any variations you may have requested to your standard home design floor plan and any promotional packages you have agreed to purchase. This is the time to finalise any additional requirements/changes you may need. No further structural changes will be accepted after this appointment. Upon agreement, you will be required to pay your tender acceptance fee to prepare the working drawings and building contract.

This is the exciting part of the proceedings. The contract and drawings are prepared and together with your Tender Presenter, you will review the contract and sign it off. At this point, you will need to pay the 5% deposit of the contract price (less previously paid fees).

SALES

Whilst Eden Brae’s Customer Service team look after all the lodgements such as Basix approvals, Council plans, Water Board approval, building approvals and other statutory requirements you need to head to Studio Eden to commence your colour selections.

Using the MyEdenBrae customer portal, you can stay up to date with the progress of your lodgement process.

Prior to your Studio Eden appointments, you will need to visit PGH to select your bricks. Post your visit, our Studio Eden, design team will assist with selecting your colours, electrical and kitchen upgrades. This colour selection process will take 2 days to complete.

Now that your approvals have been received, you will need to liaise with your financial institution to finalise your loan. When ready to proceed, our team will finalise your file for construction by arranging final construction plans and engineering drawings. Materials will be ordered for the job and the construction process with commence.

Now is the time to commence your build journey. Your Site Supervisor will be your main point of contact together with your Customer Service Administrator.

Works will commence with excavations, piering, pouring of the slab, erection of frame, brickwork and tiling until final completion.

Stay updated with the construction process by using the MyEdenBrae customer portal available to you.

Prior to hand over, Eden Brae will organise for your new home to be inspected by a third party to obtain final certification. You will have the opportunity to do a final walk through of your home with your Site Supervisor before you are given your keys to your brand new home.

Post Settlement, you have a 3month maintenance period and a 6 year statutory warranty.

Congratulations, it’s now time to enjoy living in your new dream home.
