10 TIPS FOR FIRST-TIME HOMEBUYERS By Patrick McCarran ~ Real Estate Broker The market is hot but slowing a little for the summer. Interest rates are still close to historical lows. The major economist and real estate prognosticators are all projecting a strong market and no imminent crash. This makes it all a great time to jump in if you have been on the fence or unsure. There are some tips that will help you form an action plan to move forward and capture a piece of the American Dream. 1. Get your finances in order. You can use online estimators but remember they are just estimates. The same goes with free consumer credit scores, a lender will have a different score that is specific to the risk of a home loan. Meet with a lender to get an accurate pictures of your qualification or a plan to get your ready. 2. Set a plan to be sure you have enough money to cover your down payment and your closing costs. Talk to your lender and agent about your options, there are multiple programs to help or a seller credit. 3. Do your homework before you start looking. Decide specifically what features you want in a home and decide which are most important to you. Drive

throughout the areas and neighborhoods you are interested in. 4. Be selective, but don’t be unrealistic. There is no perfect home and many items can be adjusted to fit your style or needs. There are solutions to every problem, some easy fixes other may not be. 5. Don’t ask to many people for opinions. It will drive you crazy. Select one or two people to turn to if you feel you need a second opinion. Remember that is’s ready for others to be an “armchair quarterback”. 6. Decide when you could move. When is your lease up? How tight is the rental market in your area! Remember the home finding process can take months to find a home, get an accepted offer and close. 7. Think long-term. Are you looking for a starter home with the idea of moving up in a few years or do you hope to stay in this home longer? This decision will dictate what type of home you’ll buy as well as type of mortgage terms that suit your and your goals best. 8. Don’t let yourself be “house poor”. If you max yourself out to buy the biggest home you can

afford, you’ll have no money left for maintenance or decoration or to save money for other financial goals. 9. Don’t’ be naïve. Insist on any inspections you feel necessary. I recommend at minium a home inspection and a termite inspection. Get a home warranty that will help cover repairs in the first year. The seller may pay for this or if need be you should buy it for yourself. 10. Get help. Find a agent of your own or a buyer’s agent. Unlike a listing agent, whose first duty is often to the seller, a buyer’s agent is working only for you, and gets paid out of the seller’s side of the commission fee. BONUS TIP: DO NOT get discourage, you may not get the first offer accepted or the firth one for that matter, but it will happen when the time is right. The only way to lose is to not play! LOOKING TO THE FUTURE This time of year is the one that I dread the most but sometimes is enjoyed the most by all of you that takes the 2 minutes to read, partially because I am unable to forecast the future and more so because I am usually more wrong than right. Yes, it is that time that I try to predict what will happen next year in real estate. Read on and see how wrong I might be, this year I am broadening my prediction to a more macro level. Prices of home next year will be impacted by many aspects, but here the ones that I believe will impact them the most. Demand will remain high. More and more people have been searching for their American Dream for quite a while with limited success. To a certain level, supply of home will increase in 2024 but it is nor necessarily that supply will match what the home buying public wants. Toward properties built, developers are fighting with several impacts that will make properties come. Governments at every level make demands on builders with demands on size, taxes, fees of every type, and changes mid-project without considering what the homebuyers are interested in. Size limitations are one of the most restrictive aspects of the homes to be built, while the demand for the mini mansions that have been built for over the last decade or longer continues. The cost of home financing is right now a very large stumbling block for both home buyers and sellers. Home buyers are being squeezed out of the market due to the high cost of a home mortgage. Adding on a potential for even higher costs is making the purchase even more difficult. Adding on the impact of the homeowners that would like to sell but do not wish to encumber themselves with one of these high-cost mortgages and give up their low rate current ones. To be sure, this is not a major impact as a large number of homeowners today have paid off their homes and may be able to buy any home they wish for cash. Given what we anticipate today, rates will more than likely

remain at a higher level. The days of the 3% mortgage are probably over, sorry to say. The biggest impact that we may face is the potential recession next year. As long as people are able to keep their employment and manage their finances, we may avoid one. Today, over 1 trillion dollars are owed on personal credit cards that will need to be repaid. It will be a challenge. If you think that an 8% rate is high for a home, the current credit card rates are over 20%. Inflation in daily life also needs to be solved and hopefully that too will be handled. The Federal Reserve has a very difficult job to do. If they lower interest rates, it is likely that their goal (and everyone’s wish) to reduce inflation will continue to not be achieved. If interest rates remain elevated a recession is risked as businesses may fail, jobs will be lost (including home building), and a recession might become a very real thing. This is a result of the easy money that was injected into the economy for far too long a period of time. So…..what does 2024 have in store for us? Over the 1st quarter of the year, the number of homes available will probably remain fairly level, along with the prices of the homes and the cost of the mortgages. Things may loosen up slowly as we move into spring. People with the means to move will both sell their home and purchase their forever home. As homes come on to the market, more will be purchased by those who see an opportunity to be able to leverage. Hopefully, by the end of the year, homes will be more affordable, interest rates will be lower (a little) and people will finally be able to get their homes in the area they desire.
